Wendy Rayno of Bank of New Hampshire was the Breakfast Sponsor this month. Bank of New Hampshire was founded 1831; they have over $1.5 billion in assets; and they are the oldest and largest bank in NH with a branch network of 24. They support economic growth and jobs along with giving back through community donations. They want to continue to do that and be a part of the community. Wendy mentioned that this is a great time to be a banker. They have a lot of active clients who are calling them to ask them their thoughts of various projects and their financing options to make these projects happen. Wendy also provided a trivia question and prize to the winner.

 

Catie Medeiros with The Kane Company has a Buyer looking for an office/retail property in downtown Portsmouth on Market or Congress Street. Buyer is looking to spend up to $700,000 and needs approximately 1,500 – 2,000 sf.

 

Graham Shaffer-Rais is a personal men’s stylist with J. Hillburn. He was invited to the meeting by Vincent. He provides a full-service concierge shop for custom made clothing. J. Hillburn has 12-garment categories including custom made golf attire, socks, suits and shirts. They have no retail stores which allows them to pass these savings down to their clients.

 

Mike Whitman with Bangor Savings has no cash buyers, but the bank just completed the purchase and rebranding of all the Granite Banks. They also recently worked with David Choate to help out a borrower close a deal. He mentioned that David was great to work with through the process.

 

Eric Beauregard with Bangor Savings announced that they have a new branch location on Bow Street that will be opening up soon. This is their 5th location in New Hampshire and 55th location in total. They are very excited.

 

Scott Kingsley with Primary Bank specializes in commercial lending in NH, ME and MA. They are moving to their new location in Bedford and they have a second office in Manchester.

 

Russ Doyle with Two International Drive has no cash buyers.

 

Andy Ward with Colliers has a Tenant looking for a property on which to park 16 ft trucks. Needs about 1.5 acres with easy access to I-95. Exit 3 or something near Portsmouth would be an ideal location. If you have something that could be a good fit, please reach out to him.

Jay Lee with BHHS Verani Realty is working with two developers. They are looking for properties valued at $1,000,000 and up. They recently closed on a $5,000,000 deal in Nashua. They signed the contract yesterday and are already asking what’s next. They are looking in the Seacoast area so if you have properties please follow up with Jay.

 

Art Bonin with AR Bonin Companies is representing a cash buyer who is looking for a strip center with positive cash flow priced around $1,000,000 – $2,500,000, located anywhere from Southern NH to Portsmouth. If you have something new or off market, please reach out to him.

 

Wayne Semprini with Olde Port Properties is working with a cash buyer who is looking for a $3-4M commercial property in the Seacoast area. He also has a couple of clients looking for 1031 exchange properties up to $1.5M.

 

Dylan Cruess with TFMoran has offices in Bedford and Portsmouth and a team of 70+ people including civil engineers, land surveyors, structural engineers and landscape architects.

 

Thomas Howard with John Turner Consulting provides consulting and engineering services. They can handle all types of special inspections and material inspections for any commercial property.

 

Tia Hagan has recently started at a new company called Techn Needs Staffing. They are in NH and MA and help companies recruit and hire good people for various positions including administrative and manufacturing.

 

Jeff Boufford with Boyd and Boufford Insurance is located in Bedford, NH. They help investors with liability coverage with a Lessor Risk Policy that is specifically designed for owners who rent out most of their space.

Erin Pike with St. Germain Collins specializes in environmental consulting services. They work with buyer and seller during the due diligence period to ensure a property makes it to closing.

 

Erik Crisman with Brookstone Builders is located in Manchester, NH. They are general contractors who service NH and Southern ME.

 

Laura Brown with BDC Capital is the premier lender under both SBA 504 loan programs. They offer these loans in NH and ME to owner occupied properties.

 

Victoria Gray with Camden National Bank just opened up an office in Portsmouth, NH. They have a program for treasury management and cash flow for business clients.  It helps manage and integrate the treasury process.

 

Jeff Brown with Cross Insurance handed out a case study to attendees that discussed how he can add value to clients.

 

May Ellen Humphrey with the Town of Durham is excited for UNH graduation tomorrow. She also has a businessman who needs gap funding of $300,000. She is asking for help from banks.

 

Marie Degulis with Secondwind Water specializes in water treatment for any industrial, residential or commercial property.

 

Scott Forte with BHHS Verani Realty has one Buyer who is looking for an auto detailing garage in the Seacoast. He also is working with a vet in Dover for roughly 700 ± sf. He needs something that is approved for the use.

 

Joe Cunningham with Cunningham Associates is located on Maplewood Avenue in Portsmouth, NH. They can write insurance in NH and ME. They are about 50% commercial and have competitive pricing. They excel at making problems go away for closings.

 

Peter Billipp with ReMax Shoreline has moved to a new office and company at 100 Market Street. He does commercial sales and leasing.

 

Dan Barufaldi with Dover Economic Development has an announcement that Portsmouth Regional Hospital is opening up an emergency room in Dover off Exit 7. They are soon to break ground on that project. Silver Square is close to locking in all of the pad sites for the development.

 

Beverly Donovan with the Town of Derry is looking to fill some of their vacant space. She wanted to mention that Manchester Road in Derry is in the ERZ zone with special tax benefits. They also have the Revolving Loan Fund and a venture fund that they are in the process of creating with banks to offer financing. Let her know if you are interested in learning more.

 

Reuben Bassett with ReMax Bayside is new to real estate and this was his first meeting.

 

Anthony Avrutine with ReMax Bayside works in Laconia and has no cash buyers.

 

Mark Lecoy with Allobar Strategies specializes in tax abatements in NH, MA, ME and CT. Recent sales on properties have been over assessed so filing a tax abatement can lower the amount of real estate taxes that owners pay.

 

Nicole Gorski with OfficeWorks New England provides full service contract furniture dealer. They can help with test fits and space planning when working with clients.

 

Wendy Rayno with Bank of NH is a commercial lender and provided a trivia question to the group and handed out a prize to the winner.

 

David Choate with Colliers has a small video production firm looking to buy about 2,000 sf. They would purchase free standing, condo or any cool creative space. Budget is between $500,000 – $700,000 and they would like to stay in Portsmouth to retain employees.

 

Announcements:

  • Statewide meeting is on Wednesday, May 23rd at 166 South River Road in Bedford, NH.
  • The TFMoran sponsored BBQ is the 14th. It’s the day before out next meeting and that is when they will be announcing the Realtor of the Year and Affiliate of the Year.
  • Tad Dziemian of Neighborhood Energy is the next sponsor for next month. There are 3 sponsorship spots left for 2019. If you are interested in sponsoring for July, August or October, 2019, talk to David Choate.
  • The next quarterly CIBOR meeting is a Developer’s Panel June 22nd from 8-12pm. The event will take place at the Marriot Courtyard in Portsmouth and will feature Eric Chinburg, Kim Rogers and others.   • If you need to take the core course, it’s on June 29th at the Verani office in Londonderry.

Russ Doyle with Two International Drive has a space coming up at 100 International Drive. It’s 23,000 sf which they plan to demise into 3 Tenant spaces from 2,000 sf – 13,000 sf. It’s new and not yet on the market, but will be in a few months; who needs space?

 

Andy Ward with Colliers wants to highlight a listing at 98 Lafayette in Hampton Falls. Current tenants include Hampton Falls Child Care Center and RG Auto Sales. The typical buyer profile for this property are investors or some hands-on folks from Northern MA. They have had a lot of interest from equipment and auto dealers, general contractors and subcontractors. Property has 50 parking spaces, less than an acre of land, and is priced at $450,000.

 

Kyle Kadish with Advantage Wealth Solutions has 9 different profiles including single tenants, multiple tenants, industrial plug and play for any dollar amount and net proceeds.

 

Steve Mangekian with Alpha Building Inspections has five inspectors in the company and they cover RI, ME and NH.

 

Tad Dziemian with Neighborhood Energy is the owner and operator. They’re located in East Hampstead. They help owners with their energy costs. The source is through a third party instead of the utility company. This is a practice that has been use for many years. Clients have benefited in the millions of dollars.

 

Jay Lee with BHHS Verani Realty emphasized the value of the group. He called Erin Pike for help with some environmental studies and had lots of questions that she was able to answer. He has 3 unlisted properties for a bank site in Nashua (Amherst Street), Epping and Londonderry (Rockingham Rd).

 

Art Bonin with AR Bonin Companies has two listings. One is in Haverhill, MA at 151 River Road with a high-bay warehouse with dock and showroom, priced at $6,500/month. The other properties is in Pelham, NH with a total of 45 acres; they will subdivide to 5+ acres. Property is zoned industrial and multifamily.

 

Wayne Semprini with Olde Port Properties has a 2,500 sf condo on State Street in a former church that is really cool space that could be merged with another unit in the building. Priced at $725,000.

 

Dylan Cruess with TFMoran is sponsoring the NHCIBOR BBQ. They are also celebrating their 50th year in business. They have been hosting the BBQ the last 20 years and it has become a tradition for them.

 

Thomas Howard with John Turner Consulting is working on the parking garage in Portsmouth. They had to do material testing on the steel to evaluate it and inspect it to code. This is just one of the many services they offer.

 

Tia Hagan with Techn Needs Staffing is a family owned company. They have been in business for 40 years and they work out of Hudson and Portsmouth. They have a hot job for a software engineer with an electrical engineering background. They also need warehouse help for a brewery.

 

Jeff Boufford with Boyd and Boufford Insurance mentioned an article about contaminated land in Merrimack. DES said it was contaminated, but the issue could be addressed with a site solution policy.  He can help clients buying land protection for the future.

 

Matt Lefebvre from Elm Grove Realty has a multifamily in Manchester called the Allyson Apartments with 21 apartment units. It’s a Victorian-style building with 20 offsite parking spaces. The building is located at 307 Merrimack Street and 411 Maple Street, and is priced at $1,995,000. Another portfolio for sale includes 59 units across 10 buildings with 57 apartments, one restaurant, and one management office. Building is professionally managed with strong cash flow, priced at $50,000 per unit and a 12.5% cap rate.

 

Vincent Chestnut with Alpha Locksmith wants people to know that the human hand is a duplicator, and someone could easily press your key into their hand to leave an imprint that could be copied. Be careful what you do with your key.

Nick Shea with Shea Commercial is a family owned business located in Salem, NH. He is listing the former Burger King in Hampton, NH. The property is for sale or lease. He also has a 1.5+ acre corner lot of undeveloped land in Windham, located next to the Post Office, for sale or ground lease. Property is zoned Village Center District which allows retail, personal service shops, banks, business/professional offices, multifamily or mixed-use. Gas stations are not permitted. Priced at $850,000.00 or $85,000 for a ground lease.

 

Erik Crisman with Brookstone Builders is looking to sell properties and promote NH as a good place to move to and live. He mentioned that NH is #1 in beer consumption per capita.

 

Laura Brown with BDC Capital provides SBA 504 borrowing options on owner-occupied commercial properties with only 10% down required.

 

Victoria Gray with Camden National Bank can finance C&I business loans and owner-occupied properties.

 

Jeff Brown with Cross Insurance read a case study to the group. He had a friend with millions of dollars in financing and that, when talking to this friend about his insurance, he at first said he was “all set”. He encourages you to push through that because this particular person was not all set. His insurance was not covered in 4 different cases. Most people are not “all set” when they state they are.

 

Mary Ellen Humphrey with Town of Durham wants people to know about the incentives available for economic development in NH. Last year, the Governor created a new tax law and Durham is one of the communities nominated to take advantage of this new Federal Opportunity Zone. It includes the area where the research park is proposed to be built by the University. If you have a business plan to build or to do something in the town, the Town of Durham can help you make it happen.

 

Marie Degulis with Secondwind Water works with all types of water systems on all types of properties. There is increased regulatory pressure to make sure businesses and building owners are compliant with their waste water systems and that the water goes through the right process to remove contaminants before hitting public infrastructure. This is especially important with industrial, warehouse or truck sites.

 

Scott Forte with BHHS Verani Realty has a client who is in the process of constructing a large office building in Exeter. He can’t disclose the location yet, but units are priced around $500 – $1,000 per month and would be ideal for a physical therapist or along those lines.

 

Joe Cunningham with Cunningham Associates has been in the insurance business for 33 years, operating since 1985. Coverage is expensive when you don’t have it. If you are looking to redevelop or reconstruct a portion of a building due to code compliance with the city, it can be tough working with the city. They can be tough and cause expensive delays. Having ordinance of law coverage can he especially helpful for these types of concerns. He works with developers who come across this a lot with their condo development projects.

 

Peter Billipp with ReMax Shoreline has a new Dover listing. It is a free-standing building of 14,900 sf with loading docks. Property is located on Route 9 on Littleworth Road and has up to 16 ft ceiling height.

 

Dan Barufaldi with Dover Economic Development said Dover was also nominated by the Governor to receive deferred taxes of capital gains for certain areas of development in Dover. This area constitutes a good portion of downtown. He also mentioned the large waterfront development where they will soon be choosing a developer. The final choices are between Summit Land Development, Cathartes and Chinburg Proprieties. They are currently cutting down the bluff to add more river sighting and prepare for the new Cochecho River development.

 

Beverly Donovan with the Town of Derry has a new site within the opportunity zone on the Southwest of  Broadway. They recently completed demolition on the old factory located at 19 Elm Street. It has been torn down and the town-owned property is ready for development.

 

Reuben Bassett with ReMax Bayside works in the Lakes Region and has a 4,000 sf property available on Daniel Webster Highway, available for $2,300/month gross. It has solar on the roof and he is working on a multifamily that is coming through the works.

 

Anthony Avrutine with ReMax Bayside has a property located at 711 Weirs Boulevard in Laconia. On Route 3, with great views of the bay and reduced price of $599,000 for 28.5+ acres. Site has city water.

 

Mark Lecoy with Allobar Strategies is a tax consultant out of Concord, working in NH and MA. He has obtained clients from NHCIBOR and saved them millions of dollars over the tax years.

David Choate with Colliers has a property located at 44 Timber Swamp Road in Hampton, right near the NHDOT Park and Ride and new Hampton Couthouse that is under construction Michael Dunbar used to make Windsor chairs out of the property, but he has retired and he sold the building. It’s free-standing 2,400 sf building.  The first floor is open concept and the second floor has a conference room and a private office. Perfect for a creative company and priced at $2,400/month ($12 PSF) NNN.  A  new front entrance and central air are planned improvements.  It’s only ½ mile from the highway.

 

ROUND THREE – Haves and Wants

 

Catie Medeiros with The Kane Company has approximately 3,000 sf office space within a Class A building on Commerce Way available for lease and a 1,305 sf retail/office condo in Downtown Portsmouth for sale or lease on Deer Street.

 

Graham Shaffer-Rais with J. Hillburn is a carbon neutral company that exercises all forms of new energy in their warehouses which makes the materials and fabrics the best in the world. It’s almost wedding season. If you or someone you know is going to  a wedding, he can help take care of them and make sure they look their best.

 

Mike Whitman with Bangor Savings is collecting peanut butter and jam for an annual drive they are participating in. They donate the jars of PB and jam to the local pantry to help feed families. If you would like to donate, you can drop by their bank office. Last year they contributed 55,000 jars to the local community groups.

 

Eric Beauregard with Bangor Savings reiterated the need for PB and jelly. Please help them beat their goal from last year. They also have chosen a couple local non-profits to which to donate $5,000. This is part of their Community Matters More Drive. Over 3,000  votes came in and the finalists to receive the money included Veterans Count and Haven.

Tad Dziemian with Neighborhood Energy knows that everyone has been solicited by someone regarding energy supply and lower rates. He is holding a claim form class action suit and knows people frequently have issues with North American Power and Freedom Logistics. Integrity takes years to build and this is what he brings to the table with his company. They have been managing energy costs for the last 14 years and without clients spending any capital. He is very proactive with clients and works with commercial, industrial and residential properties.

 

Jay Lee with BHHS Verani Realty has an office listing in Bedford of 3,860 sf, priced at $17.50 psf. He also has a street retail available for lease $19 – $20 psf.

 

Art Bonin with AR Bonin Companies has a listing in Brentwood at 313 Calef Hwy, Route 125, only a ½ mile from 101, with a flexible floor plan with up to 2,200 sf. He also has a showroom and warehouse, perfect for a small business, roughly 20,000 VPD. His listing in Portland, Maine is approved for 50 condo units downtown. He is working with a developer looking for apartments or condos around $40,000 per unit.

Dylan Cruess with TFMoran is participating in Walgreen’s Red Nose Day on May 29th. All of the engineers, about 70 people, walk around the office park and take photos to spread awareness about childhood poverty. They like to be involved in the community.

Overall, it was a very thorough inspection and they have experience inspecting about half of the state of NH.

Joe Cunningham with Cunningham Associates attended the meeting for his first time and he wants to promote his side job as part of the Portsmouth Rotary. If anyone has crutches, he is collecting them for those who have surgery and they are sent out to Africa. They also collect wheelchairs. If you are cleaning out a building and find these items, he is happy to pick them up or they can be dropped off at his Portsmouth office.

Reuben Bassett with ReMax Bayside works out of Laconia and works with restaurants which is what he used to do before starting in real estate. He also has investors looking for long-term opportunities.

 

Anthony Avrutine with ReMax Bayside has a property in Sandwich, NH. The building is in the village of the Lakes Region and has the Green Café, a convenience store and apartment with $1,400/month rent. Priced at $460,000 this is the best deal in the market.

Land formerly approved for 27 affordable housing units and 6,800 sf of retail/office space on Epping Road, the offering is now just the land for $550,000. A lot is happening in this area. This is a 3.22 acre lot across from Great Bay Kids Company.
