Minutes of Seacoast Marketing Session.

Tony Fallon with Tony Fallon Architecture helps with Residential and Commercial new, redo, and expansion in Maine, Massachusetts, and New Hampshire.  Tony can’t lose this weekend since he grew up in Pittsburgh and is both a Steelers and Patriots fan.  Tony was at the game sitting close to the miraculous reception by Franco Harris.  Both teams focus on team.

Andy Ward with Colliers is looking for an office condo in Downtown Portsmouth in the 1,200 to 1,500 sf range with 3 private offices and a small kitchenette.  The owner is not in a rush as this will be their 4th office.  All the listings have been seen so please send your off market options.

Jeff Boufford with Boyd & Boufford offers commercial insurance with facile assistance in commercial office, retail, and industrial.  Many of the companies they represent are aggressively pursuing commercial policies.

Bill Jean with Fulcrum from Amherst, New Hampshire offers tenant improvement and ground up construction in Northern Massachusetts, New Hampshire, and Maine.

Bob Viel with the Bean Group shared his hop to the Bean Group after ReMax Legacy was purchased by ReMax on the Move.

Russ Doyle with Two International Group has a wide range of commercial space available at Pease Tradeport and Downtown Portsmouth.

Tom House with THA Architects assists with commercial, retail, office, multi-family, and master planning.

Ellen Bates with Office Interiors offers space planning, interior finish picks, and contract furnishings.

Jay Lee with NAI Norwood is seeking to develop an acre or two for a drive through from Manchester to Downtown Portsmouth.

Jeff Lessard with NAI Norwood has someone looking for 30,000 to 40,000 sf of industrial for 2 million dollars and the uglier the better.  Yard space is needed but lots of height is not needed.

Joe Hovarth with Optima Bank offers a full range of business financing from their brand shiny new 143 Daniel Street office in Portsmouth.

Robert Cruess with TFM/MSC serves up engineering and surveying from their Bedford and Portsmouth offices.

Rick Mulvee with Tower Associates has an international cash buyer who is interested in New Hampshire deals from 5 to 20 million dollars and outside New Hampshire from 20 million dollars up.  They come to the States once a quarter and will be up next in early February.

Ute Luxem with Profile Bank offers commercial, business, and real estate lending in New Hampshire and Southern Maine.

Ray Sirois with Servicemaster cleans up after your disasters of water, fire, smoke, and crime.

Scott Forte with Berkshire Hathaway Verani  helps in Maine, New Hampshire, and Massachusetts.  Scott has a search in Lawrence for 10,000 to 1,000,000 sf.  In the Seacoast, Scott has a search for 50 acres for 25 or so 3,000 to 4,000 sf homes.

Naida Kaen with Mariner Realty assists in the Durham market but also knows the state well after serving in the New Hampshire House of Representatives for many years.  There Naida was on both the economic and technology committees.

Mary Ellen Humphreys with Durham Economic Development invited Hal Kreider, the Northwood, New Hampshire EDC chair.

Hal Kreider with Northwood Economic Development is the chair of their EDC and serves on the planning board, budget committee, and is the town moderator.  Northwood has a warrant article to create a TIF District to help open up 300 acres 150 feet off of Route 4 for development.

Greg Schena with Masiello Commercial has a company looking for 15,000 to 20,000 sf of industrial to buy or lease in Seabrook, Kensington and the general Seacoast area  Having some outside storage is needed.

Tony Donovan with KW Commercial attended the MEREDA annual conference that had a lot of forecasting for the coming year.  Tony has a hunt for a multi-family in the 7 unit or so range from 500 to 800 thousand dollars in Downtown Portsmouth.  Some upside is OK and they seek a positive cash flow along with a 6 to 7 cap.

Marie Bodi with CP Management is a 3rd party property manager based in Exeter with one of their satellite offices here at Pease.

 Michael J. Farinola, Certified General Appraiser Licensed in New Hampshire & Maine has one slot in February available.

Erin Pike with Saint Germain Collins helps lenders, brokers, buyers, and sellers with desktop to phase 1 to phase 2 environmental reviews.

Vince Chestnut with Alpha Locksmiths brings professional security to your door.

Ralph Pope with Coldwell Banker is enjoying their new offices next door and has a search for a mixed use anywhere in the Seacoast sporting an 8 cap.

Gerry Mylroie with KW Commercial is looking for land or buildings for self storage in urban areas from the New Hampshire Seacoast to Concord to Manchester.

Nina Cutts with the Institution for Savings features fixed, long term rates.

Chris Ratte with SK Lawyers is happy to help buyers and sellers and lenders in New Hampshire and Maine.

Erik Crisman with Brookstone Builders helps with planning, pricing, and producing buildings.

Caitlin McGuinness with CBRE is looking for a one acre retail site along Route One in Hampton and North Hampton.

Ethan Ash with KW Commercial has an apartment buyer looking from Newburyport to Portsmouth to Dover who is thinking of spending 5 to 15 million dollars.

Jeff Brown with TD Bank is a commercial lender who is sensitive to your industry’s nuances and offers a range of features like fixed rates and exchanges to get deals together.

Virginia Kuziomko with Keller Williams has a multi-family buyer looking in Portsmouth or Dover in the 7 to 8 cap range.

Barbara Lizotte with Tobey and Merrill is happy to be back and is rooting for the best football team ever, the Patriots.

Don Marshall with Marshall Associates has a cash seller on 19 acres with 6,000 sf of office/warehouse in the Upper Valley that is an auto salvage yard and earns 150K per year with lots of naps and 250K per year with not so many naps.

Scott Kingsley with Primary Bank lends loot to commercial concerns in New Hampshire, Maine, and Massachusetts.

Wayne Whicher with KW Commercial is seeking a location from Pelham to Portsmouth to Manchester for 25,000 to 30,000 sf near a lot of retail/restaurants and lots of traffic for a Chucky Cheese type of place.

Al Silva with Silva Graphics in Stratham illustrated a sign that swaps in and out names easily that can identify rooms.

Brian Moore with Daystar really has enjoyed working with Sally from Mezzanine Catering who served up the fabulous food.

Jim Downes with Reliable Restoration in Epping and Portsmouth assists with fire, smoke, mold, water, hazmat, and environmental situations in buildings.

Dave Garvey with KW Commercial is looking for land to build 600,000 sf of space with the land going for 11 dollars psf or less in the Seacoast area.

David Choate with Colliers has a search for 2 to 3 acres for ground lease or purchase for a containerized moving service similar to Pods.  The hunt is on for 236 from Kittery to Eliot or 125 from Brentwood to Rochester.

 

Announcements

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at the Keller Williams training room at 168 South River Road in Bedford from 9:00 to 10:15 am.

The first quarterly education meeting will be on 24 March 2017 at SERESC on Commerce Way in Bedford from 8:30 to noon for 3 credits.  Don Marshall with Marshall Associates will speak about selling a business and what the tax and financing implications are.

2017 breakfast sponsorships are all spoken for.

Marie Bodi will hold a NHCIBOR member orientation on 27 March 2017 from 1:00 to 2:00 pm at the New Hampshire Association of Realtors on Main Street in Concord.  This is optional for affiliates and mandatory for new brokers.

 Tony Fallon with Tony Fallon Architecture can help with quick free look sees.

Andy Ward with Colliers offered up 10 Vaughan Mall that has 2,780 sf going for a $13.50 psf asking price and is garnering lots of activity.  This will accommodate 6 to 8 people and has both private offices, open office, conference, and is adjacent to municipal parking.

Jeff Boufford with Boyd & Boufford noticed that there is a lot of churning of self storage which happens to be a line of insurance that he is quite familiar with in all the varieties of single, multi-story, conditioned, and no heat.  Jeff can even serve up an insurance policy immediately after something goes south like just after a fire.

Bill Jean with Fulcrum Associates offers CM from their Amherst, New Hampshire headquarters.  They have grown enough to cause them to look for Bill’s clone to team with him on business development for their annual 55 million dollar business.  Calling all salespeople!

Bob Viel with the Bean Group serves Maine and New Hampshire.  Bob has a brand new listing of a restaurant business and real estate that is in a great location.  This well established asset brings home 100K annually and grosses 542K.  All financials are available and there is a great list of equipment.  Also, on Dover Point, Bob has 12 acres along the Piscataqua River that looks like it would allow for a 12 lot subdivision.  There may be deep water access too.

Russ Doyle with Two International Group has a new 6,000 sf listing on the second floor in this One International Drive building.  This beautiful office space with conference and break rom is great.  Also, adjacent this 3rd floor conference room there are 1,200 sf available.  18 dollars psf NNN with nets of 8 for 2017 which includes HVAC and nightly janitorial services.

Ellen Bates with Office Interiors has a few projects ongoing with people around the table serving up space plans.  They are happy to walk through and see what can be seen.

Kaylee Gendron with Office Interiors shared that they assisted with the new Optima Bank on Daniel Street.

Jay Lee with NAI Norwood has 40 acres at 1821 Hooksett Road in Hooksett with water, sewer, and natural gas.   Also, just off South Willow Street in Manchester, near 300,000 sf of new retail, Jay has 18,000 sf with 16 foot high ceilings.

Jeff Lessard with NAI Norwood has 12,000 sf approved for build to suit on 101 for $13.50 psf or talk to him about a ground lease.

Joe Friedman with Brooks Properties has whole buildings from 4,000 sf to 80,000 sf that range from something that could be a signature headquarters to other offerings from Salem, New Hampshire to Lawrence, Massachusetts to Methuen, Massachusetts.

Joe Hovarth with Optima Bank thanked Ellen Bates for a job well done at their new Daniel Street office and noted that Optima is 9 years old.

Robert Cruess with TFM/MSC helps evaluate value with peeks at possibilities.

Ray Sirois with Servicemaster covers Massachusetts and Southern New Hampshire cleanly.

Scott Forte with Berkshire Hathaway Verani covers Massachusetts, New Hampshire, and Maine and is looking at options throughout that region for an off-market 7 cap.  Also, Scott has someone who flies jets and is selling a Falcon 900 Citation Ultra R66.  Fast lane time.

Mary Ellen Humphreys with Durham Economic Development has 8,000 sf of office for a non-profit and two buildings on Main Street with 1,800 sf each.

Hal Kreider with Northwood Economic Development spoke about their new TIF District and possible parcel sizes.

Greg Schena with Masiello has a 4,000 sf or so industrial offering with a little bit of office in Hampton.

Tony Donovan with KW Commercial talked up the annual MEREDA conference again and how Gerry O’Connell is contemplating creating a New Hampshire version.  700 people packed the recent event with lots of deals done and no requirements to stay off the phones.  Portland has 150,000 sf of new office space going up and the retail vacancy Downtown is zero.  While Portsmouth has gained 2 hotels, Portland gained 7.  Tony has a 6 residential unit prime listing in Downtown Portsmouth that is confidential.

Marie Bodi with CP Management is a full service property manager with headquarters in Exeter, Pease, Manchester, and Rhode Island.  They are seeking new investor clients to off load headaches who have retail and office space.

Michael J. Farinola, Certified General Appraiser Licensed in New Hampshire & Maine flies through the challenging quirky tasks like a funeral home on a golf course.

Erin Pike with Saint Germain Collins helps buyers, sellers, and lenders with environmental reviews and tries to keep it to the lower levels if possible.

Vince Chestnut with Alpha Locksmiths can bring order from the key chaos of multi-units.

Art Bonin with AR Bonin has 10,000 sf of warehouse high bay in Haverhill on the river for 5 dollars psf.  Also, Art has 6 acres that could be split on 125 in Plaistow.  One of the smaller lots would be 2.5 acres and might work with a 12,000 sf showroom with drive through.

Ralph Pope with Coldwell Banker has two buildings in Rochester, New Hampshire with 32 units of which 22 are residential going for 1.79 million dollars.  Let’s make Rochester great again!

Nina Cutts with Institution for Savings offers long term fixed rates.  Nina has a customer in South Boston seeking financing on a medical marijuana dispensary.

Chris Ratte with SK Lawyers noted that New Hampshire changed the transfer regulations so that allows for some transactions not needing to pay transfer taxes any more at transfer time.

Caitlin McGuinness with CBRE has a small office condo for sale at the Lafayette Road Professional Park.  There are two private baths and 4 offices across 1,500 sf for 212 thousand dollars.

Rick Ostroff with Linear Retail Properties is an owner and operator of retail and shopping centers.  They just bought two more properties in Nashua on Daniel Webster Highway at Spit Brook Road.  One entails 50,000 sf which is 50% occupied that they picked up for 4 million dollars.  They have 100 million dollars to spend in 2017 and would like your help plunking it.

Ethan Ash with KW Commercial has a new retail offering in Downtown Durham on the tiny side.  These recently renovated 297 sf are in excellent shape and yours for 20 dollars psf.  Come market to the university market.

Wayne Whicher with KW Commercial has a new building in Newmarket going up covering 13,500 sf on 108 across from the Cheney building near Rite Aid.

Jeff Brown with TD Bank sold us on his self storage facile moves.  They can finance new, used, or redo.

Virginia Kuziomko with Keller Williams is happy to help with commercial and residential real estate.

Barbara Lizotte with Tobey and Merrill has gotten good reviews from commercial clients.

Don Marshall with Marshall Associates reached out to Hal Kreider for antique business buyers.

Scott Kingsley with Primary Bank in Bedford has been lending commercially for 25 years in Maine, Massachusetts, and New Hampshire.

Wayne Whicher with KW Commercial has a gas station and convenience store in North Berwick, Maine 1/4 mile from Route 4.

Al Silva with Silva Graphics assists from conceptual to permitting to installation.

Jim Downes with Reliable Restoration shared that 95% of their business are cleaning up on insurance claims.  They serve both residential and commercial within 100 miles of Portsmouth.

Dave Garvey with KW Commercial has a 4 bay repair garage in Newmarket that is well built for lease or sale.

Laura Farago with Colliers has 2,000 sf of office at Great Bay Commons in Newington for $16.25 psf NNN that is wonderfully managed by CP Management.

David Choate with Colliers has a gas station and variety store on 236 in Eliot that comes with real estate and apartment for 599 thousand dollars.  160,000 gallons of gas are sold per annum.

 

Haves and Wants

 Tony Fallon with Tony Fallon Architecture can help make things look nice, comply with codes, and provide budgets.  On a recent commercial project Tony early on predicted the 1.4 million dollar budget that the construction company provided.  Tony also tries to be quick like.

Andy Ward with Colliers brought some news about the 22 South Main Street former bank.  This two lot offering can now be sold independently with the parking lot going separately from the 18,000 sf 3 story building that is yours for 350 thousand dollars.  Let’s make Rochester great again!

Jeff Boufford with Boyd & Boufford is sponsoring the statewide NHCIBOR meeting and is the new chair of the NHCIBOR membership committee.  Jeff is a pretty new member and says sign on up to take advantage of the great benefits of this phenomenal networking group.

Tom House with THA Associates can assist with free early looks at properties and recently showed some options on 600 acres.

Ellen Bates with Office Interiors is greatly encouraged by the mood and tone of things in the business community.  This looks to be a very good year.

Jay Lee with NAI Norwood has a restaurant in South Manchester that has genuine, CPA cleared, numbers for its 40 year old business that can be yours for 400 thousand dollars, not dimes.

Jeff Lessard with NAI Norwood has a new listing in Amherst entailing 1,500 sf of office condo for 179 thousand dollars.

Joe Friedman with Brooks Associates featured Brookstone Park in the heart of Rockingham County halfway between the Seacoast and I-93 on Route 111.  Their function center hosts weddings, parties, and corporate outings in a sweet function center surrounded by both a miniature golf course and a 9 hole course on site in sight.

Rick Mulvee with Tower Associates is looking to buy hotels in New England with 120 rooms and up.

Scott Forte with Berkshire Hathaway Verani is looking for a mill building for 50 to 100 residential units of condos.  Scott is also seeking 400 to 600 sf in Downtown Newburyport in a historic building.

Mary Ellen Humphreys with Durham Economic Development keeps an inventory of space and to call her because people call her.  Mary Ellen used to be a broker and she speaks broker English.

Hal Kreider with Northwood Economic Development talked up living in Northwood too.  It is the home of the 3rd best high school in the state, Coe Brown Northwood Academy, and has a great new restaurant, Umami, and many lakes.

Greg Schena with Masiello has an ongoing plaza updo at 920 Lafayette Road in Seabrook with spaces from 7,000 to 20,000 sf and some drive in doors.  It could be set up with a showroom and warehouse.

Tony Donovan with KW Commercial has 90 acres in Waterboro, Maine with 20 acres surveyed and engineered for 20 residential lots that have public water.  599K says it’s yours and off to the planning board you go!

Marie Bodi with CP Management thanked Barbara Lizotte with Tobey and Merrill for assisting with the closing of her father’s estate by providing a timely bond in a lovely manner.  Go Patriots!

Vince Chestnut with Alpha Locksmiths can change things up when employees turnover.

Art Bonin with AR Bonin is putting together a deal in the suburbs of Portland that will sport 300 conventional residential units and has water and sewer.  Art also has one on the water for 100 units of mixed use.

Ralph Pope with Coldwell Banker spoke kindly of Northwood and his friend’s business there, Piece Time Puzzles.

Gerry Mylroie with KW Commercial has an offering in Wells with a residence and an 8,000 sf barn that has housed an antique business for 759K.

Nina Cutts with Institution for Savings sits on the CEDC that can help with mezzanine financing to allow more liquidity for a new business.

Caitlin McGuinness with CBRE is working with Christian Stallkamp on a search for 3,000 to 4,000 sf of retail for a national chain in Downtown Portsmouth.  The search is specific as they want to be on the corner of Bow and Market or somewhere along Congress Street.

Rick Ostroff with Linear Retail Properties is looking to acquire properties 2 million dollars and up with no maximum.  They do a 30 day review and close 20 days after with all cash.  They just bought the Maple Tree Plaza in Manchester and are going to redo the facade.  They are going to concentrate on buying and would like to do deals with everybody.

Ethan Ash with KW Commercial is pulling for the Patriots so he doesn’t have to listen to his brother-in-law in Pittsburgh for the next year.  Ethan also has 18,000 sf on two floors in Exeter that has some warehouse space.

Jeff Brown with TD Bank pulled out his crystal ball and sees Ben Roethlisberger throwing three interceptions and a Patriots win.

Virginia Kuziomko with Keller Williams thanked Jeff Brown for the invite and alerted everyone to a danger with crooks intercepting wire transfers.  They redid all of their protocols for this after a recent incident.

Barbara Lizotte with Tobey and Merrill is happy to be back.

Don Marshall with Marshall Associates allowed that imitation is the greatest form of flattery and evidenced this by sharing that his trade association is setting up a meeting mimicking this one.  Don thanked David and David thanked Marie Bodi for helping him start this round table.

Dave Garvey with KW Commercial shared that at a showing the seller extolled the benefits of working with CP Management unprompted.

Laura Farago with Colliers has a small office on Nobles Island at 500 Market Street entailing 1,540 sf, managed by CP Management, and going for 23 dollars psf plus utilities.

 David Choate with Colliers said that 164 Epping Road in Exeter, where Exeter Decorating is covering 14,400 sf, may be coming back on the market for 1.85 million dollars.  The current buyer is having a hard time selling his 1031 NYC property so call David if you have someone who may be interested as a user or an investor.  The Seller would agree to a 2 year leaseback.
