Minutes of Seacoast Marketing Session.

 

Heather Rowan with Office Resources and Jonathan DeGregoris with Knoll were the breakfast sponsors.  Heather shared that at their offices they have a lot of sample office types including private offices, bullpens, workshops, benching, hoteling stations, and storage.  They are all fun laboratories and Heather enjoys offering tours at their Boston, Manchester, Shrewsbury, or Hartford locations.  They work around the country and around the world.  Some local clients are Calypso Communications, Bank of New Hampshire, and Global Technical Talent.

 

Cash Buyers

 

Tony Fallon with Tony Fallon Architecture helps with Residential and Commercial new, redo, and expansion in Maine, Massachusetts, and New Hampshire.

Dave Garvey with KW Commercial is looking to lease or purchase 15,000 to 20,000 sf with 17 or 18 foot height, two docks, one drive in, near Portsmouth.

Catie Medeiros with Kane has a holistic medical practice looking for 2500 sf that they can share with some other similar practitioners sporting 3 or 4 offices in a lease format in the Dover area.

Natasha Richardson with Citizens Bank can help with commercial lending in the conventional or SBA track.  They are a preferred SBA lender.

Jim Gove with Gove Environmental assists with wetland permitting for commercial projects like Granite Ridge in Rochester and the Tuscan Village redevelopment of Rockingham Park.  They also do residential.

Nate Cote with SW Cole offers geotechnical engineering in Maine, New Hampshire, and Vermont.  They do not discriminate and serve both cash and leveraged projects.

Hal Kreider with Northwood Economic Development talked up their 300 acres going for a TIF vote at town meeting.  The owners involved want to do something in any event.

Andy Ward with Colliers has a warehouse style used car dealer bringing this model to the East Coast.  They have a hunt for 12,000 sf of 14 foot clear space that needs to be findable but does not need high visibility.  The target is Nashua, Salem, and Merrimack for 1.5 million dollars or so.

Don Marshall with Marshall Associates has a buyer looking to purchase a civil engineering firm for a million bucks or so circa the Massachusetts and New Hampshire line.

Caitlin McGuinness with CBRE has a multi-family investor looking for a 400 to 500K purchase that does not need fixing.

Barbara Lizotte with Tobey & Merrill offers commercial lines and has worked with some green and solar projects.

Chris Ratte with SK Lawyers assists with buying or leasing on both sides of all fences.

Justin Mikolyski with Creative Office loves seeing the projects early and helping with layout.

Chelsea Rogers with Creative Office just joined the firm and used to design boutique hotels for a Boston firm.  Chelsea is happy to help with design and furnishings.

Vince Chestnut with Alpha Locksmiths can set you up with non-duplicatable keys to keep former employees from being a silent partner.

Corey Colwell with TFM/MSC serves up civil engineering, surveying, and landscape architecture.  They work with architects including Tony to bring your creations forth.

Al Silva with Silva Graphics helps with all types of signs inside and out in Maine, New Hampshire, and Massachusetts.  Lonza is a client.

Kaylee Gendron with Office Interiors assists with space planning, design, and contract furnishings from their Dover office.

Jeff Brown with TD Bank is not changing banks.

Greg West with Greg West Photography has photographed architecture and interiors nationwide and is now offering a 3D space scanning service.

Bill Jean with Fulcrum from Amherst, New Hampshire assists with tenant improvement and new.

Ralph Pope with Coldwell Banker from next door at Two International has buyers looking across a broad spectrum including multi-family, mixed use, something near water, and something that needs a lot of work.  They have money if the numbers are good.

Marie Bodi with CP Management offers 3rd party managed peace of mind.

Michael Bergeron with New Hampshire Department of Resources and Economic Development (NHDRED) helps keep and bring businesses to nifty New Hampshire.

Chad Michaud with SW Cole serves Maine, New Hampshire, Vermont with geotechnical engineering.  They are expanding and need 7,000 to 10,000 sf of office space with drive in bay and 12 to 14 foot height.  They would like existing but may build new.

 

Erin Pike with Saint Germain Collins clears the air with environmental due diligence.

Bob Kelley with Keller Williams is looking for income producing prospects.

Ethan Ash with KW Commercial is looking for restaurant or retail in Downtown Dover.  They would rather own and mixed use or condo is OK.

Mindi Messmer with Terra Nova offers environmental due diligence diligently.  Mindi is also a New Hampshire House Representative serving Rye and New Castle.  David Choate asked Dan Barufaldi if Right to Work would help and Dan said it would and it always is brought up by companies considering relocating here as a topic.  It would help counter the high energy cost drag.

Jay Lee with NAI Norwood says his wife is his silent partner.  Jay is seeking gas station sites along 125 from Plaistow up.  This operator is seeking to add three more units.

Jeff Lessard with NAI Norwood is looking for 1 to 2 acres for a gas station in Windham or Portsmouth.

Scott Kingsley with Primary Bank lends across New Hampshire for both commercial and residential including SBA.  They received the Bank of the Year award from Concord Regional Development.

Ute Luxem with Profile Bank lends dough delightfully in Strafford County and Maine primarily.

Dan Barufaldi with DBIDA let us know that they are well along on the rezoning process that will bring more land into commercial zones to help stabilize the tax rate.  They also have a minor league baseball team, the Mavericks, moving through the approvals for a complex that will host a stadium along with restaurants and hotel.

Bob Viel with Bean Group has a cash buyer looking for 4,000 to 6,000 sf for a restaurant and sports bar.  Southern New Hampshire from Seabrook to Portsmouth to Dover to Durham are being combed.

Nina Cutts with Institution for Savings offers competitive pricing, long term rates, and fixed rates.

Wendy Rayno with Bank of New Hampshire is based in Portsmouth and touts a 17 million dollar legal lending limit.  They have local decision making right in Laconia.

Brian Spielvogel with KW Commercial serves Maine and New Hampshire.

Jonathan DeGregoris with Knoll shared their extensive research that has led to looking at ergonomics beyond furniture including change management.  See the research tab at their website for white papers.

Heather Rowan with Office Resources serves a broad spectrum of uses including K-12, health care, assisted living, banks, and office.  Heather was an interior designer and is happy to help with all scales of sales.

David Choate with Colliers has a search for a medical consortium in 3 locations.  They would like 10,000 to 20,000 sf in Raymond (not at Exit 4), 20,000 to 30,000 sf in Plaistow, and 15,000 to 30,000 sf in Portsmouth from the former Yoken’s area to Rye.

 

Announcements

 

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at the Keller Williams training room at 168 South River Road in Bedford from 9:00 to 10:15 am.

The first quarterly education meeting will be on 21 March 2017 at SERESC on Commerce Way in Bedford from 8:30 to noon for 3 credits.  Don Marshall with Marshall Associates will speak about selling a business and what the tax and financing implications are.

Marie Bodi will hold a NHCIBOR member orientation on 27 March 2017 from 1:00 to 2:00 pm at the New Hampshire Association of Realtors on Main Street in Concord.  This is optional for affiliates and mandatory for new brokers.

On 1 March 2017 at the Paul Center at UNH there is a job fair to help keep grads in New Hampshire.  NHCIBOR has a connection with this through the UNH College Connection.

Heather Rowan is stepping down from the chair of the social committee but will stay on the committee.  The connections made through NHCIBOR have been great and any interested after hours sponsors should sign on up!

 

Listings

 

Tony Fallon with Tony Fallon Architecture invited one and all to attend the Party on the Snow at Gunstock on Saturday 18 March 2017 to raise funds for Lakes Region Disabled Sports.  The day is set up for groups of 4 to have a fun day with skiing, meals, music, and chances at prizes including a Sugarloaf trip for those who raise the most dough.  LRDS helps Vets and others with challenges to enjoy sliding on snow and has been a big plus for many.

Dave Garvey with KW Commercial has a campground in Lee with a real cash flow of 125K after all the expenses.  It encompasses 72 acres and has lake frontage with opportunities for expansion along with 3 disk golf courses where some tournaments are held.  Yours for 1.25 million dollars.

Catie Medeiros with Kane has a new listing at Pease of 2,500 sf at the SNHU building going for $16.50 psf NNN.  This really nice Class A space has two big rooms and one smaller conference room.

Russ Doyle with Two International Group has two spaces that are both former labs at 222 International Drive.  One has a clean room and one has a drive-n door.  One is 7,500 sf and the other is 4,000 sf.

Natasha Richardson with Citizens Bank trotted out their promotional 2.99% rate for owner occupied real estate.

Jim Gove with Gove Environmental is working on the Mavericks baseball project in Dover.  Jim noted that HB 486 is an effort to establish statewide wetlands buffers that is in a sub-committee.  Good to keep an eye on that one, says Jim.

Nate Cote with SW Cole helps with new and existing buildings to keep them from settling.

Hal Kreider with Northwood Economic Development is going to try to get the available sites they have onto the DRED website.

Andy Ward with Colliers spoke about Gateway Park in Windham.  They have solid activity with this and there are recent approvals for this 360,000 sf of build to lease in 3 buildings with units from 30,000 to 85,000 sf.  There is a broad batch of uses from R&D to corporate to office to residential to restaurant to retail.

Don Marshall with Marshall Associates has something coming up that is a really strong offering that has grown 88% in sales and 150% in earnings to 1 million dollars per year.  There are 20 acres and 6 industrial lots.  No asking price.

Caitlin McGuinness with CBRE has 5,000 sf of Class A office space for 10 dollars psf NNN at 121 Broadway in Dover that has a reasonable landlord and endless parking.  Wentworth-Douglass has some administrative offices in the same building.

Barbara Lizotte with Tobey & Merrill Insurance is writing policies in New Hampshire, Maine, Massachusetts, Vermont, and Texas.

Chris Ratte with SK Lawyers can set you up with a holding company or trustworthy realty trust.

Laura Farago with Colliers has 1,500 sf in Rochester at the Allen Industrial Park that has a drive-in door, is an end unit, and could offer retail for $7 psf in 16 foot high space.

Chelsea Rogers with Creative Office is based in Manchester and covers all of New Hampshire.

Vince Chestnut with Alpha Locksmith helps the keys turn in your turnkey projects.

Mary Ellen Humphreys with Durham Economic Development says all their retail is spoken for, but come on down for 8,000 sf of office offerings with parking.

Corey Colwell with TFM/MSC can help with new listings and properties.  They can see if the land will hold your hoped for building in terms of size and zoning/planning with quick concepts.

Al Silva with Silva Graphics of Stratham can handle a broad spectrum of sign types including site signs and full vehicle wraps.

Kaylee Gendron with Office Interiors is working on the Pease Airport Terminal freshening.

Jeff Brown with TD Bank offers specialty financing that can help a lot with medical practices that can be fairly complex.

Bill Jean with Fulcrum is doing a lot of multi-family including a 176 unit in Norton, Massachusetts that is looking for a new developer but has attached financing.  Construction drawings are still to start. 

Marie Bodi with CP Management did a shout out to Greg West for doing a great shoot of her home.

Michael Bergeron with NHDRED pitched their ability to pitch out of state companies to come to our great state.

Andy Fleisher with NAI Norwood has an older listing at Heritage Commons, 2800 Lafayette Road, that is now an open listing and brokers can land a full fee.  These retail units are 1,000 to 3,500 sf.

Erin Pike with Saint Germain Colliers can help with desk top to full phase one environmental reviews to help with SBA loan requirements.

Bob Kelley with Keller Williams has a multi-family in Somersworth with 6 buildings and 42 bedrooms garnering 60,000 dollars per month in rent, 195K in income, and 135 ROI.  It’s yours for 1.45 million dollars.

Ethan Ash with KW Commercial has a restaurant at Depot Square in Hampton for $299,900 that gains 200K in gross sales.  This is the old post office.

Mindi Messmer with Terra Nova Environmental can help with gas stations and work on small to large projects.  Mindi is following environmental bills in the House including HB 431 that is in line with the Governor and helps protect drinking water quality and fire department water supplies.

Greg West with Greg West Photography can help with digital walkthroughs of your building after you get them digitally scanned.

Jay Lee with NAI Norwood has 7,500 sf of stand alone Class A space going for 900K.  There is ample space at this condo and a 5 dollar psf condo fee.

Jeff Lessard with NAI Norwood has 12,000 sf of retail with 40,000 cars per day near Bed, Bath, & Beyond, Dunkin’ Donuts, and Taco Bell on 101-A in Amherst.  Water, sewer, and natural gas are all there.

Ute Luxem with Profile Bank has a retailer looking for a spot to plunk a food store quickly in Dover.

Bob Viel with Bean Group serves New Hampshire and Maine.  Bob has a lowered price on a well established restaurant that is a confidential listing and well documented earnings with 3 years of financials.  This spot is garnering 543 thousand dollars gross and a 103K take home for just a breakfast/lunch set up.  It could probably pull in a million a year with a dinner slot added.

Ryan Theil with Ehrlich offers pest and bird control.  They bring up a bird expert once a month and they helped trap some pesky pigeons at Pratt & Whitney.

Nina Cutts with Institution for Savings has long term fixed rates and can do special deals like a 16.4 year fixed rate.

Wendy Rayno with Bank of New Hampshire has competitive rates and terms.  Wendy enjoys helping startups to growing to mature businesses.

Brian Spielvogel with KW Commercial has Seacoast Drapery in Rochester for 95K.

Heather Rowan with Office Resources announced that they just added a Times Square showroom by acquisition.  Some other clients are Bottomline Technologies, Bank of America, Clark Shoes, Reebok, and Seacoast Dermatology.

David Choate with Colliers has 2,836 sf for $16.50 psf NNN and $4.55 nets adjacent to Tuscan Kitchen at 599 Lafayette Road.

Tony Fallon with Tony Fallon Architecture covered all sides of life in a busy January with a 10 day turnaround for a redo of another Next Level Church in Peterborough, a Martini Bar with organic food at Hampton Beach, another building along with campus design for White Horse Addiction Center, and he is just starting another grow operation for Sanctuary ATC.

Dave Garvey with KW Commercial has 14,000 sf of retail/office to be built at 225 Durham Road with a target market of health care near the Grapevine Drive Hannaford and 700 units of elderly housing in Dover.

Catie Medeiros with Kane has offices for medical at both Orchard Park and the Beane Farm from 1,000 to 5,000 sf.

Russ Doyle with Two International Group has lab space for your discovery.

Natasha Richardson with Citizens Bank highlighted their mixed use lending product.

Hal Kreider with Northwood Economic Development talked up Umami Restaurant that was on New Hampshire Chronicle.

Andy Ward with Colliers has 2,738 sf over the Music Hall Loft in Portsmouth with a responsive landlord and views of the Congress Street scene.  The rate is $13.50 psf modified gross and is immediately available.

Caitlin McGuinness with CBRE is looking for a national restaurant drive through user.  They would like 2,000 sf in Seabrook, Epping, and other locations.

Laura Farago with Colliers talked up the Gonic Mill that is unassuming on the outside but so nice on the inside complete with brick walls and wood beams.  Some of the spaces overlook the river and the dam.  Heather used to work there and said some of the spaces are gorgeous.

Mary Ellen Humphreys with Durham Economic Development offered to be a liaison with town officials.

Marie Bodi with CP Management managed to say she manages properties.

Andy Fleisher with NAI Norwood thanked CP for good work at Heritage Commons.  Andy has a client looking for 20,000 sf of industrial, retail, or office within 20 miles of Exeter.

Ethan Ash with KW Commercial has a Water Street offering in Exeter for 359K.  A downtown gem.

Jay Lee with NAI Norwood has 1782 Dover Road in Epping where there are 73K cars per day and an asking price of 260K.

Jeff Lessard with NAI Norwood has a 1,400 sf condo going for 179K.

Dan Barufaldi with DBIDA just launched a First Friday program with an Art Walk and all downtown retailers are offering discounts.  This will continue on every first Friday.

Bob Viel with Bean Group has a possible 11 lot subdivision with 12 plus acres and deep water access along with all the utilities of water, sewer, and natural gas.

David Choate with Colliers has hunt for a short term lease spot of 6 months duration in Durham, Newmarket, or Exeter.  The tenant will do the fitup for this marketing office.
