Statewide Marketing Session August 2014 Bedford, New Hampshire

The August 2014 Statewide Marketing Session was held August 27, 2014 to a packed house.

Jeff Boufford of Boyd & Boufford Insurance of Bedford and Amherst graciously hosted and sponsored this month’s session with a delicious spread from Panara’s. Thank you, Jeff, for generously supplying this great breakfast.

Boyd & Boufford Insurance handles all types of commercial real estate underwriting from strip malls to storage unit facilities. They have a niche market program in the storage arena for all types of facilities including the most state of the art buildings. They are versed in streamlining self storage underwriting. Additionally, they have the expertise to cover the insurance needs of condominium associations from liability for the board of directors but all insurance coverage for entire parks. They have also been involved with mill building conversions.

Lydia Foley of Re/Max in Nashua has a property available for sale at 101 South Broadway in Salem just across from the race track at a price of $795,000. She also is looking for a five to ten unit apartment/mixed use property for her cash buyer.

Dylan Cruess of TF Moran in Bedford heads up this well-known and respected civil engineering firm. Dylan was pleased to announce that they have hired eight to ten new employees bringing their company employment to the 40 mark. Congratulations. They specialize in all types of engineering applications from land survey, traffic studies, landscape planning, wetland mapping, etc. No job is too big or too small. Their most recent project north of 500,000 s.f. was permitted in less than two months. Their staff is dedicated to get the job done expeditiously. Additionally, Dylan is involved on a city of Manchester committee handling EPA standards in the petroleum realm. The city can access funds for both level 1 and 2 studies or through the economic development entity.

John Turner of Team Engineering specializes in structural and engineering surveys. They are versed in providing clients with a short version summary. John rebranded several years ago and highly recommends the services of Scott Jobe of Maine Line Graphics. John’s firm can supply clients with a full range of property assessments. He is still awaiting word on the Villa project.

Tenly Callahan of Cleveland, Waters and Bass works collectively with Granite State Title Services. They have fully staffed offices in Vermont, Maine and New Hampshire. They also handle estate planning or any other legal need.

Don Marshall of Marshall Associates are in the business brokerage arena presently marketing a coffee franchise in Manchester for a sales price of $200,000. He stressed the need of having accurate record keeping. Don announced that he is working on a potential action committee and should anyone be interested in being part of this group please contact Mark Dickey.

Josh Solloway of Soil Away specializes in disaster events such as flood or environmental hazards. They handle all types of inspections in that realm. Josh gave high grades to Jeff Boufford’s insurance agency as he has used the services of Boyd & Boufford for some time. Josh can add value working with investors to protect their properties and put a plan in place for a wide variety of tenant uses.

Ray Duddy of Property Research Corporation situated in Hampton handles transitional brokerage and works with clients with specialized analysis. He typically involves himself with representing buyers walking them through their due diligence as well as practicing law in the sea coast region.

Rick Mulvee of Tower Realty pitched his 1217 Elm Street property in a Manchester comprised of 16,000 sf of previous jeweler’s space priced at $835,000. This property is located at the gateway of the city’s 60 million dollar development project. Rick finds himself doing more portfolio property packages not only here in New Hampshire but other states as well. This group of properties are more easily traded. The group he deals with spends in the 20 to 75 million dollar range – the group will purchase notes or will restructure the notes. Rick’s other clients in this general vicinity can spend up to two million dollars and can make quick decisions. Additionally they are easy to deal with and will buy properties that have “hair on them”.

Andrea Tremblay of Franklin Savings Bank specializes in commercial real estate lending. He has several client buyers for apartment complexes in the 50 and up units. Presently he is working with three active buyers. Andrea was buoyed by the fact that their institution is responsible for a new apartment complex in Dover; a townhouse/apartment building in South Berwick and a retail/assisted living facility in Massachusetts. Franklin Savings Bank can deliver 20-25 year fully amortized mortgages at a rate of 4 percent. They make borrowing a simple transaction. Andrea also strongly recommended Cleveland, Waters and Bass. Courtney Moore, Jr. of End Point, LLC specializes in environmental consulting. He finds problems with properties and corrects them accordingly. He employs best management practices and is involved in assisting clients with oil tank compliance. Should access to clean up money be delayed and an associated time lag in funding, costs will continue to escalate. His company will assist in mitigating any losses for the impact of oil release. Courtney requested that he would appreciate referrals especially clients needing advice in compliance issues and will advise accordingly.

Gregg Gagalls of Carey & Giampa Agency is a new attendee hoping to join CIBOR. They are located in the sea coast vicinity.

Jay Lee of Verani Realty has a buyer interested in purchasing a high bay building of between 15 to 20,000 sf. His buyer will spend up to three million dollars. Jay pitched a property listing he has in Greenland. The building is three years old and is a combination of retail and office making it a good redevelopment site. Asking price is 1.2 million. Jay also has another excellent offering in Laconia well suited for tourism especially during bike week situated at Weirs Beach and can be purchased for $650,000.

Mike Turcotte of Turn Cycle Solutions specializes in energy efficiency finding out where corrections need to be applied. They also have the ability of doing all types of general contracting and fit ups both for the interior and exterior of properties. Turn Cycle Solutions also offers lighting and utility upgrades.

Christine Burke of Burke Emergency Restoration takes care of mold removal and rescues properties from biohazard issues and damage due to ice back up. Odor removal associated from fire, pets, tobacco, etc. can be remediated by thermal fogging. They can provide free estimates not only in New Hampshire but York County in Maine and Massachusetts. They just completed a large project for four Common Man Restaurants.

Lisa Parda of Realtyscape Brokerage, LLC is a full service real estate agency handling the areas of Nashua, Concord and on up to Keene. She is currently working on locating self storage facilities in and around Nashua and Salem for a client eager to spend from 1 million to 1.5 million. She also handles property management in the Derry Salem quadrant from single family homes to condominium projects,

Bonnie Guevin of Bonnie Guevin and Associates pitched her restaurant listing at 253 Wilson Street in Manchester with an asking price of $399,900. She also does leasing in both Keene and Rochester. Bonnie is also a trustee for RPAC.

Paul Marin of Marin Real Estate Services now operates in Newport, NH but still retains clients from Connecticut and Massachusetts. He specializes in retail with single net leased properties. He is presently working with a national 1,000 to 2,000 sf strip mall client. He is also marketing a great retail site in Claremont right in the center of town near the recently closed Rite Aid. He would appreciate any referrals in the auto related arena or restaurant types. Paul covers a wide range of states including New Hampshire, Vermont and Connecticut.

Scott Jobe of Maine Line Graphics is based in Hillsborough but will be moving to Antrim into a 47,000 old frame works building occupying one third of the space. The balance of the building is available for lease with both single and three phase power having two docks, drops for light or remote warehousing at competitive rates.

Louise Norwood of NAI Norwood Group, Inc. presented 400 Harvey Road in Manchester for either lease at very low rates or for sale at $275,000. This 4,800 sf building is located at Air Park near the airport and main interstates. Additionally, medical space is up for release at the Bainbridge Park situated at 18 Constitution Drive in Bedford. The space is comprised of 2,656 sf of medical office at a rate of $13.95 psf nnn.
