Marie Bodi with CPManagement was the breakfast sponsor for this meeting. CPM is a third party property management company founded in 1986. Cash Buyers

Bob Marchewka with One Commercial Real Estate has a couple buyers looking for industrial type buildings. The first is looking for an industrial building that is 10-15k sf and would like to use the space for a gym. Also another buyer looking for an industrial building that is 10-20k sf in the seacoast area.

Chris Mark from Restore My Floor says if you walk on it, we work on it. They provide cleaning, maintenance, and installation of carpet, vinyl, ceramic tile, grout, and wood floors. Lots of members thanked Chris for some of the work he has done for them in the past.

Dave Garvey with KW Commercial has a cash buyer looking for a multifamily complex that is 100-300 units in southern NH.

Ethan Ash with KW Commercial currently has no cash buyers.

Russ Doyle from Two International Group is responsible for overseeing Two International’s leasing efforts, taking clients from initial contact all the way through move-in and remaining a point of contact through tenant’s occupancy.

Eve Hoefle from Two International Group oversees acquisition and asset management activities for the enterprise.  Acquisition responsibilities include sourcing transactions, performing due diligence, underwriting and securing financing and capital.  In her asset management role, Eve focuses on portfolio operations, including leasing and financial performance, and investor reporting. She currently has no cash buyers but would like to be one.

Tad Dziemian from Neighborhood Energy helps New England consumers save money on their energy and telecom bills.

Eric Kizak with SFC Engineering is a Licensed Professional Engineer with over 20 years of experience in structural design and assembling construction documents for the construction, repair, and renovation of a wide variety of building types.

Peter Hoekstra with Peniel Environmental has a new product that focuses on disinfection management in schools and gyms.

Tom Howard with John Turner Consulting is a multi-discipline consulting firm founded in 1997, providing geotechnical engineering and consulting, environmental consulting, special inspections, utility inspections, highway inspections, materials testing, and structural and infrared evaluations. They have grown to a staff of over 100 professionals providing services throughout New England and the state of New York.

Kate Bristol with NewVo Interiors provides unique office interior consulting. They focus on the concept of bringing the best value to their selected clients while achieving the look they require.

Nicole Canavan with Berkshire Hathaway is working with a development group looking to buy land in an industrial zone that is worth up to a couple million dollars. They are looking to put up storage units. Additionally, she has a tenant looking for space in Epping, NH. The tenant owns a bakery that outgrew its current space.

Joe Friedman with Brooks Property has a cash buyer looking for industrial buildings on the I-93 corridor.

Jason Settineri with Build It Construction delivers expertly planned interior renovations for both privately and publicly held companies.

Michael Whitman with Bangor Savings has a cash buyer looking for retail space in Manchester, NH.

Dan Barufaldi with Dover Economic Development works with the Dover Business and Industrial Development Authority to promote a strong, healthy and desirable business community in Dover.

Bob Veil with Bean Group currently has no cash buyers.

Andy Ward with Colliers International has 2 contractors with similar requirements who are cash buyers. They are looking for a 10k sf lot with a multitenant building on it, anywhere on Route 1 in Hampton, Rye, or Portsmouth.

Al Silva with Silva Graphics knows someone looking for a small business office in Stratham.

Wayne Semprini with Olde Port Properties currently has no cash buyers.

Ryan Theil with A1 Exterminators of Lynn, Massachusetts lives in Dover and is helping them move into New Hampshire given his 5 years industry experience. He thanked members of CIBOR for the business he has received over the past couple of months.

Ute Luxem with Profile Bank is the Vice President of Commercial Lending. She currently has no cash buyers, but has money to lend. She would like to note interest rates are going up.

Mark Sullivan with Seacoast Asset Management currently has no cash buyers.

He has over 30 years of experience in the commercial finance industry, honing a broad skill set which includes loan origination, financial analysis, loan structuring, and problem resolution for commercial, retail, and industrial properties.

 Chuck Nuskey with Servpro is the Sales and Marketing Manager. They specialize in water, fire, and mold restoration services.

Steve Mangekian with Alpha Inspections has been an inspector since 2004. In December, the company will add its 5th inspector to the team and performs both residential and commercial inspections.

Kevin Raymond with Optima Bank currently has no cash buyers, but is a cash client.

David Choate with Colliers currently has no cash buyers.

 

Announcements

– Statewide version of NHCIBOR takes place in Bedford on Wednesday 11/28 from 9:00-10:30 am.

– On November 30, at Keller Williams  Coastal Realty in Portsmouth, there will be a professional development series regarding a public policy update and commercial forms from 8:30 am-12:00pm.

– On December 6th, the NHCIBOR Holiday Party will be taking place at the Manchester Country Club from 5:00-10:00 pm.

– Next month’s sponsor will be Robert Cruess with TFMoran.

– The North Shore NHCIBOR/NECPE meeting will take place on December 13th at the 110 Grill in Haverhill, MA from 5:30-7:00 pm.

– Next Seacoast NHCIBOR meeting will be Friday, December 21st, from 8:30- 9:45 am.

  

Listings

Bob Marchewka with One Commercial Real Estate has 2 listings for office space in Dover. The first is 2,100 sf on Dover Point Road that is $15 per/sf. The second is 1,500 sf on Chestnut Street. Additionally, he has a listing for a former motorcycle shop in North Hampton, NH that is valued at $625,000.

Dave Garvey with KW Commercial has a couple listings to offer. The first is 55 acres in Barrington, NH that has a full-blown access road and is available for development. The second listing is 34 acres in Epping off Route 101.

Ethan Ash with KW Commercial has a listing on 128 Chester Road, Raymond NH, that is 3,000 sf and is currently a mechanic shop with an apartment attached. It is valued at $749,000. He also has a convenience store listing valued at $419,000.

Russ Doyle from Two International Group has a vacant condo on 25 New Hampshire Ave. (down the street from Seacoast NHCIBOR meeting room) that is $225 per/sf. Additionally, he has a 3,407 sf space available for lease that can be used as office space or by a medical group.

Tad Dziemian from Neighborhood Energy knows of a residential listing on a 20-acre lot in Hampstead, NH.

Bob Veil with Bean Group has a listing for 6,000 sf of office space in Dover. There is plenty of parking available and it is $4,000/month.

Wayne Semprini with Olde Port Properties has a listing on 15 Middle St in Portsmouth (currently Salvation Army Headquarters) listed at 2.1 million dollars. He believes this could be a very good commercial opportunity. Also, another listing for a 3 unit condo conversion opportunity.

Mark Sullivan with Seacoast Asset Management knows a wealth advisor looking for 1,500-2,000 sf of office space in Portsmouth.

David Choate with Colliers has a listing on 23 High St in downtown Portsmouth. The property is 2 levels and 1,231 sf, which is priced at $4,000/month plus utilities.

Andy Ward with Colliers International has a listing in Hampton, NH that is either for sale or lease. It is the former Masiello Building and is 5,000 sf that is valued at $650,000. He also has listings for office space in Portsmouth with plenty of parking. The suites are 5,100 and 5,700 sf and is $16.50 triple net.

Steve Mangekian with Alpha Inspections has a listing for a single family home walking distance to downtown Kittery, ME.
