Minutes of Seacoast Marketing Session

Robert Cruess, Anne Cruess, and Corey Colwell with TF Moran/MSC Engineers were the breakfast sponsors.  Robert is the chairman of the board, Anne is their landscape architect, and Corey is in charge of Portsmouth operations.  Robert and Anne are the former owners and sold to the employees including their son a few years ago.  The staff count is 65 people and they can handle civil engineering, surveying, landscape architecture, wetlands mapping, traffic studies, and structural engineering.  They were picked as a “Best of Business” award winner by New Hampshire Business Review for three years running.  Some of their clients of note are Saint Anselm College and SNHU.

Tony Fallon with Tony Fallon Architecture helps gain places pretty and practical.

Chris Burke with Chris Burke Insurance joined us for the first time at Tony Fallon’s invitation.  Chris just moved from Florida across the road from Tony and can help with health, life, and retirement planning.  Chris also offers programs to other insurance agencies that bring preferred pricing.

Bob Marchewka with One Commercial has someone looking to purchase an office or retail/office that would allow the buyer to have 1500 sf or so.

Bob Viel with Remax Legacy helps in Maine and New Hampshire.

Bill Jean with Fulcrum Associates from Amherst, New Hampshire offers CM services in New Hampshire, Southern Maine, and Northern Massachusetts from tenant improvement to brand new construction.

Don Marshall with Marshall Associates helps with buying and selling businesses.

Mike Schidlovsky with Convenient MD Urgent Care is offering a new concept to save consumers and employers money.  They are one of Colliers’ most prolific clients with 8 sites in New Hampshire to which Portsmouth will soon be added.

Heath Wilson with Newburyport 5 Cents Savings Bank announced the dual free agency swap with Heath going from Optima to Newburyport 5 and Jerry Bazata going from Newburyport 5 to Optima.  A contra dance was the venue for the switch.

Barbara Lizotte with Tobey and Merrill Insurance offers drone insurance without droning on about it.

Tony Donovan with KW Commercial has buyers looking for multi-family properties.  Trick is they are going for a lot of dough.  One in Portland went for 50 million dollars for 300 apartments which translates to 167,000 dollars per unit.

Corey Colwell with TF Moran/MSC Engineering is working with a hotel developer.

Karen Pollard with Rochester Economic Development helps tenants, property owners, and real estate brokers.

Maxine Kenny with Colliers has someone looking for a Dover downtown restaurant spot to lease or purchase.

Matt Bacon with NAI Norwood has someone looking for a high volume, 125 seat or so restaurant and Class A office or retail space.  They are flexible on locations.

Andy Ward with Colliers has someone looking for 100,000 sf of untenanted building with warehouse distribution potential in New Hampshire.

Rick Mulvee with Tower Realty is looking for 2 million dollar and up opportunities with 5 million dollars being the sweet spot.  They like deals with hair on them that are big, old, empty, and forgotten.

Travis Ramsey with Creative Imaging Group played varsity hockey for the University of Maine and now helps you make great marketing and image plays.

Susan Miltner with Seacoast Business Machines services copiers and printers throughout New Hampshire.  With her son joining the business, they are pushing more into Manchester and Nashua and a touch into Massachusetts.

Christine Soutter with Somersworth Economic Development says if you have someone looking in the area, come on over and have the welcome mat rolled out.  Somersworth is looking great.

Tia Hagan with Regus offers a turnkey office solution from one person to a small group.  The first month is free.

Betty Bulloch and June Kulakowski with Applevale Realty joined us for the first time.  They just launched and are assisting with residential and commercial deals.  They have a 66 acre lot going for 4 million dollars.

Justin Avery with New Hampshire Economic Development passed out copies of the new 2016 economic review which has a lot about commercial real estate.

Beth Chea with Wells Fargo talked up SBA lending opportunities and that it was rolled into the omnibus bill.  So the 505 program is alive and well and offers clients with a lot of equity a way to pull out some cash for other projects.

Bruce Jones with Creative Office Pavilion has seven offices to serve you from and services groups as small as two people to very large groups like Lindt.

Kiersten Gerow with the Exchange Authority helps with franchise rights and 1031 exchanges.

Erik Crisman with Brookstone Builders can help with your construction needs, wants, and constraints.

Danielle Lape with King Real Estate can help with residential and commercial deals.

Butch Ricci with DeStefano Associates offers design/build and CM services from a plot of land to lights on.  They have worked on renovations, restaurants, commercial, and industrial.

Jeff Brown with TD Bank wanted everyone to know that, due to their size, they can bring some unique offerings.  There are programs for restaurants, medical, and dental as well as ones that allow for practice value to be counted towards down payments.

Gerry Mylroie with KW Commercial is looking for self-storage land with or without buildings.  Manchester, New Hampshire is the preferred location.  Gerry thanked Corey and Robert for some site sketches.

Anthony Triglione with Nordlund Associates joined us for the first time since shifting from Kane.  They are a commercial and industrial real estate brokerage firm.  They have a manufacturer moving from the North Shore to New Hampshire looking to buy 25,000 to 40,000 sf of existing space within 10 miles of the border near routes 101 and 95.

Vince Chestnut with Alpha Locksmith offers lockable bulletin boards and mailboxes.

Dan Barufaldi with DBIDA let us know that Dover is the fastest growing city in New Hampshire and that they work very hard to be easy to work with.

Al Silva with Silva Graphics designs signs in Maine, Massachusetts, and New Hampshire.

Mary Ellen Humphrey with Town of Durham Economic Development announced a new attitude in Durham.  Durham is working to be business friendly and there are great things happening there.  The Town center project at the ATO site will be 200,000 sf of non-student space and a true test.  The new building inspector is Audrey Cline.

Lexi Manus with Bean Group has been doing residential and wants to pick up some commercial.  She is looking for 1000 sf of office space.

Dave Garvey with KW Commercial has buyers looking for 100 to 200 units of multi-family in Southern New Hampshire and another party looking for a combination of industrial and self- storage in the 50,000 sf range.

Nick Aube with Avery Insurance serves up commercial insurance and is happy to have a breakfast that wasn’t kale and quinoa.

Marie Bodi with CP Management is a third party property manager.

Russell Lee with Creative Office Pavilion spoke of their interior modular wall systems that are flexible and reusable

David Choate with Colliers was adorned with Christmas lights courtesy of Susan Miltner and has a couple of office clients looking in Portsmouth in the 2500 to 5000 sf range.

 

Announcements

The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from 9:00 to 10:15 and is back in the offices of GMNBR on South River Road in Bedford.

Don Marshall spoke of an upcoming NHCIBOR forum in February that will look at best practices used by cities and towns in the review and approval process.

There will be a core course in February.

Bill Jean put out a call for articles for the NHCIBOR website to link to.

Bob Marchewka is the incoming president of NHCIBOR and was greeted with a solid round of hail to the chief.

Marie and David spoke about NHCIBOR and NEREN reaching back for dues from licensed, but non-practicing, company licensees as a result of pressure from NAR.

Tony Donovan recommended attendance at the MEREDA annual conference on 21 January 2016 at a previous meeting.

 

Listings

Tony Fallon with Tony Fallon Architecture shared that Carriage Hill Assisted Care in Madbury that he designed opened to rave revues.  This heavily insulated building reduced their air conditioning tonnage from the initial design of 35 to 15.

Chris Burke with Chris Burke Insurance learned to tinker with restoring cars from his step father,  Donald Koleman who owns Competition Motors in Portsmouth where classic cars come back to life.

Bob Marchewka with One Commercial has a 10 bed student housing place in Durham for 695 thousand dollars.

Bob Viel with Remax Legacy has a 10 unit multi-family at 149 High Street in Somersworth going for a 10.6 cap.  He had an agreement in 4 days but that might not come to closing and so it is on the block again.

Matthew Boulerice with King Real Estate has 3500 sf at the Vaughan Mall in downtown Portsmouth.

Bill Jean with Fulcrum Associates thanked everyone for one of their most successful years ever.

Russ Doyle with Two International Group has the shiny and brand new 25 New Hampshire Avenue that gained LEED gold standard and has geothermal HVAC and can be purchased as condos.  Portsmouth Hospital/HCA has taken up a good amount of space so this is a great opportunity for medical that does not conflict with the HCA units.

Don Marshall with Marshall Associates does not use sign guys like Al Silva as he slips in and out confidentially.

Heath Wilson with Newburyport 5 Cents Savings Bank worked with the financing of Carriage Hill Assisted Living in Madbury that Tony Fallon designed.  It is a great project and great owners.

Barbara Lizotte with Tobey and Merrill tossed kudos for Heath Wilson for his wonderful participation in Rotary.

Tony Donovan with KW Commercial announced they have secured downtown office space in Portland via a teaming up with Sullivan.  They have 13 realtors and lots of listings.

 Corey Colwell with TF Moran/MSC Engineering assists with visioning highest and best use of properties.  He has helped hundreds of properties get developed in the 30 or so years.

Robert Cruess with TF Moran/MSC Engineering mentioned they are frequently mentioned in the New England Real Estate Journal and that as green design is becoming more of a code requirement, the push for LEED points is waining.  Robert attends the ICSC events.

Ute Luxem with Profile Bank noted the upward drift of interest rates of a quarter of a percent which should not affect too much.  If you have something coming, it is still good to move it along.

Karen Pollard with Rochester Economic Development noted they have 6 ERZs (‘Economic Revitalization Zones”) that serve up breaks in the business profits and business enterprise taxes for 5 years.

Maxine Kenny with Colliers has 2900 sf of office space for lease on the Route One Bypass.  Maxine also has 12,000 sf of warehouse and showroom at the same location with two loading dock doors.

Matt Bacon with NAI Norwood is selling a gas station in Windham, New Hampshire that is a lower volume venue with price pertinent.  He also has a confidential listing of an Epsom restaurant and a pad site in Epping with 25,000 vehicles per day passing by.

Andy Ward with Colliers has a new listing at 436 Route 125 in Epping that is 1 mile south of 101 and Walmart.  This is a heavily travelled road and has an enormous grandfathered sign of 5×11.  This current PT office is shifting to Pease and entails 3766 sf over two stories that was renovated in 2008.  2 acres are developed and 3 acres could be developed at this 5 acre property going for 465 thousand dollars.

Rick Mulvee with Tower Associates has a 35,000 sf lease listing coming in downtown Manchester that has a number of non-profits in it now and used to be a cotton bale warehouse.

Travis Ramsey with Creative Imaging Group searches for ways to keep you at the top of the search engines.

Susan Miltner with Seacoast Business Machines cleaned up with a reminder of wiping your copier hard drive before trading it in for sound security.

Christine Soutter with Somersworth Economic Development touted Bob Viel’s listing of a 10 unit in the 79e zone as a great example of abundant opportunities.  Come drop in some sprucing up dollars here and don’t have the assessment go up for 5 years.  Such a deal!

Laura Farago with Colliers mentioned an older listing at 38 Hanson Street in Rochester that was the Federated Auto Parts.  This .26 acres near the police department could be redeveloped in to 5200 sf of retail with apartments above it and is in a 79e zone.  It might also be good for a brew pub and the asking prices is 339 thousand dollars.

Tia Hagan with Regus serves up everything you could need in an office from the space to printing to phones with flexible month to month terms that run up to a two year length.

Betty Bulloch at Applevale Realty has 60 acres of commercial vacant land on Pine Road in Brentwood with 1200 feet of frontage.

June Kulakowski with Applevale Realty has a 20 lot subdivision that is ready for the first coat of hot top.  90% of the material is on site and the developer is interested in partnering with an investor or builder.

Justin Avery with New Hampshire Economic Development let us know that there are some updates coming to their nheconomy.com website that will improve the workings and be robust with commercial real estate.

Beth Chea with Wells Fargo noted the low SBA rate of 4.88 %.

Bruce Jones with Creative Office Pavilion helps with office solutions and how to market spaces.

Mindi Messmer with Barton & Loguidice DPC assists with environmental assessments for site transactions with a flexible package of options.

Kiersten Gerow with the Exchange Authority waved the checker flag and said she would be happy to run the numbers for you and yours.

Erik Crisman with Brookstone Builders has enjoyed working with TF Moran/MSC and would be happy to help with construction budgets and construction constructively.

Danielle Lape with King Real Estate has1984 sf at 909 Islington going for $12 psf NNN with 3.5 for the nets and 6500 sf  at 125 Brewery for $16 psf NNN and 3.5 nets.

Matthew Boulerice with King Real Estate has 3500 sf downtown Portsmouth at 10 Vaughan Mall.

Butch Ricci with DeStefano Associates spoke of a new Waterstone development that will have 94 apartments, a Starbucks, and an aerobic exercise operation.

Jeff Brown with TD Bank can help with some government guaranteed loans that don’t fit the standard envelope.  They are doing some creative things with USDA as well as SBA.

Gerry Mylroie with KW Commercial has 1,000 to 6,000 sf of retail abutting Weathervane in Kittery across from Kittery Trading Post.  In Wells, Gerry has an antique sales venue that comes with a house.

Anthony Triglione with Nordlund Associates has 40,000 sf of first class manufacturing space in Seabrook complete with bridge cranes and 10,000 sf of office.  There is some curb appeal and this would work as a world headquarters image feature.  There is tons of power with a 3000 amp service at this lease opportunity that might be considered for sale.

Vince Chestnut with Alpha Locksmith is the master of master keys and so lightens your load.

Dan Barufaldi with DBIDA noted they have 100 million dollars worth of Dover development going on and that the new downtown Dover parking garage is open and operating.

Al Silva with Silva Graphics can do window graphics visible from both sides.

Mary Ellen Humphrey with Durham Economic Development allowed that with the elder care development at the business park, Durham created an ERZ and arranged for 500 thousand dollars of CDBG money.  Mary Ellen let us know that Goss has been purchased and will probably be moving out.  That will all go to an ERZ probably.

Dave Garvey with KW Commercial has one listing of 4.5 acres for 490 thousand dollars on Route 108 in Somersworth that he would love to move.  There is good frontage and an internal park and drive route.  Dave also let us know that the AG’s office is looking at not only having the developer go through them, but now the builder of a development go through the AG’s office for group sales.

Marie Bodi with CP Management is a property manager for Southern Maine, Northern Massachusetts, and New Hampshire.

Russell Lee with Creative Office Pavilion can take quick looks at space layout gratis.

David Choate with Colliers has a new medical office at 19 Hampton Road in Exeter.  This 2295 sf space is in a turnkey state for a medical office and going for 20 dollars psf plus utilities.

 

Haves and Wants

 Tony Fallon with Tony Fallon Architecture does some free peeks at options to help the sell.

Bob Viel with Remax Legacy has a 4 acre commercial industrial lot with two buildings and a grandfathered sign as well as a value add opportunity that is in Farmington near the Rochester line.

Bob Marshall with Marshall Associates has two gas stations under 200 thousand dollars.

Tony Donovan with KW Commercial has an opportunity across from the new movie theater in Bethel, Maine near Sunday River.  There is a major grocery store and two other lots, one of which is designated for a hotel.  This is at the train station where someday maybe passengers will land again.

Anne Cruess with TF Moran/MSC Engineering suggested using landscape architects for master plan work.

Maxine Kenny with Colliers has 8000 sf of new construction retail/restaurant with 32 apartments upstairs which could be halved for a 4000 sf space in Dover.

Matt Bacon with NAI Norwood has a couple of groups looking for industrial near Manchester in the 6,000 to 12,000 sf range as well as a hunt for some properties along Route 4.

Andy Ward with Colliers highlighted his 3500 sf office/warehouse listing at 235 West Road in Portsmouth.  750 sf of the space offers a 20 foot ceiling and it is available at the beginning of March for the low low price of 7.5 dollars psf NNN with 1.94 nets.

Christine Soutter with Somersworth Economic Development offered that they are a resource for brokers and all.  They have the traffic counts updated and please send along your listings and reach out for a hand.

Laura Farago with Colliers has 720 sf at Greenleaf Woods for 66 thousand dollars that has large south facing windows and a kitchenette.

Tia Hagan with Regus thanked David Choate for sending her their first customer when they were just a construction site.

Betty Bulloch and June Kulakowski at Applevale Realty have been in real estate for years and this is the first time they have been business owners.  They are looking forward to getting into the commercial side.

Danielle Lape with King Real Estate has 3000 sf at West Road with 500 of the square feet being in a mezzanine.

Matthew Boulerice with King Real Estate offers commercial real estate management in Maine, New Hampshire, and Massachusetts.

Butch Ricci with DeStefano Associates spoke of Granite Ridge in Rochester where they are building 400,000 sf for tenants such as Famous Footwear and Market Basket.  Butch asked us to join him in praying for snow so his kids don’t drive him crazy.

Gerry Mylroie with KW Commercial is looking for retail tenants on Route One in Kittery and Wells.  Gerry also has a 5 unit apartment in Sanford with good cash flow for 199 thousand dollars.

Anthony Triglione with Nordlund Associates thanked Marie for inviting him back.  Anthony has 9 industrial spaces coming on line in Newburyport from 50,000 sf to 90,000 sf.

Al Silva with Silva Graphics has someone looking for 2000 sf for an exercise studio in the Exeter area.

Dave Garvey with KW Commercial has 2200 sf and 2400 sf offices in Durham.

David Choate with Colliers worked with Peter Billipp on the sale of the building where MF Blouin is going to at 27 Production Drive in Dover.  They will have up to 20,000 sf available for a sub-lease which can be either short or long term.  David is also working with Maxine Kenny on 1200 sf that can be office or retail at 77 Hanover Street in Portsmouth that will be available as early as the end of January.  It is currently the NBT Bank space.
