CIBOR Statewide Session – 7-23-14 Marketing Meeting MinutesBill Jean, Fulcrum Associates kicked off the meeting with an acknowledgement of Breakfast sponsor, Doreen Austin, Northeast Credit Union.  Marie Bodi also contributed to nourishments with a Dunkin coffee run to help keep us all running!Doreen Austin, Northeast Credit Union – Special advertisement:  Northeast Credit Union does not limit loan values, offers construction loans, will finance restaurants, etc.Bill Jean-Fulcrum Associates -Has cash buyer client for Retail sites in larger cities (Nashua, Manchester, Portsmouth). Mold problems in envelopes are especially problematic with porous materials.Don Marshall- Marshall Associates– Business Brokerage.  Offers no cost/no obligation consultations with business owners.  Too many wait until it’s too late to plan handoff properly. Properties of Interest:  16 Unit Affordable Housing in Amherst & New Boston Gravel Pit.Andre Tremblay – Franklin Savings Bank-Has money available.  Serves New England.  Local decision team. Has 4 clients seeking larger residential properties.  50 units and up. Full spectrum of financing options.Tad Dziemian – Neighborhood Energy-Branding transformation from White Columns Solutions to Neighborhood Energy is well underway. Recent 2H14 rates announced – PSNH 9.8 and Unitil 8.4 cents/KWH.  Recent PSNH announcement suggests major increase (up to 20%!) coming in 2015!  Good time to lock in.  Rate in low 7’s.  Tad explained that Fed program to reduce emissions will increase costs while Northern Pass would tend to reduce costs. Solar net metering is an interesting trend.Changing supplier does not change billing.  It’s easy!Robert Cruess, TF Moran, Inc-Gas Station/C(Convenience) Store sites needed.  Must be large enough to accommodate 5,000SF building and large (10 pumps?) fueling/parking. Plans to attend ICSC (Int’l Council of Shopping Centers) Conference in Boston next week.  All about trends in retail sites.  Will report! Distributed site plans for Sullivan Drive (off Kilton Road) Bedford development.  Robert is optimistic that it will fly.  Bill Jean voted for “courts” at Health Club. August 7 Manchester Chamber BBQ  Be there. Needs Structural Engineers.Rick Mulvee- Tower Realty-Has cash buyer looking for “deals with hair”.  Client is even willing to buy bank notes.  Range is $5-20 Million.  Avoids residential properties and Maine.  Likes commercial and remainder of New England. Seeking Portfolios – Offices/Retail – large package deals. Has a variety of listings in Downtown Manchester.Dan Barafaldi- Dover Economic Development-New Police Station and Major Downtown projects.  As a result, city has made special arrangements for parking during construction to help downtown merchants. Three major and modern buildings will be available shortly in Dover. Foster’s Building downtown headed for major tear down and rebuild with multi-level commercial/residential.  Dover student population is growing at 10% annually – interesting challenge for schools and opposite condition of most surrounding communities. Has mixed use Londonderry Property with 10 cap return!Diane Lewis- TD Bank-Portsmouth based, but serves the entire state.   Working with out of state groups and interesting trend to finance medical offices/retiring dentists, etc.  Blending real estate and business financing (“practice” loan).Muriel Robinette-Terracon Consultants Excellent expertise in asbestos management and variety of other environmental engineering concerns.  Does all engineering in house and thus saves clients time and money.Doreen Austin, Northeast Credit Union-50% of Portfolio is real estate.  Credit union provide aggressive rates since all profits are returned to members!Christine Burke- Burke Emergency Restoration-Fire, Water and Mold clean up specialists.  If you think you’ve got a problem, contact them for a free estimate.  They charge only $125/air sample.  Growing!  Needs 10,000SF with high bay.  Likes Manchester.  Wants to buy!!Courtney Moore, Jr.,-EndPoint, LLC-Phase I and II Environmental Site Assessments. July 1, 2015 is significant deadline for residential and commercial in ground tanks.   Failure to comply will result in increased fines.  One of critical issues is bare vs. coated copper fuel lines.  Courtney serves a Board member of Oil Heat Council. Make Courtney first call for Asbestos and Oil related issues.Jay Lee-BHHS Verani Realty-Has cash buyer for 15-30,000 SF building with 18-20’ clear in Manchester.Has 1.85 acre property for sale in Retail/Industrial zone of Greenland, NH.  $1.2MJohn Turner-Team Engineering-Property Condition Assessment and Structural Engineering Services.  Record year to date. Villa Update – Religious of Jesus and Mary are consulting Bill Norton to advise on highest and best use of building.  Expect decision by 9/1. Photovoltaic Solar continues to drive engineering business – Structural for Roof Mounted systems and Electrical.    Good opportunities are those interested in pursuing.Adam Johnston- St. Mary’s Bank-Commercial Loans.  Sweet spot for loan value is $2-5 million.  Has cash buyers for Manchester Multi-family properties.   Also has a client seeking Hotels and Gas Stations.
