Wendy Rayno with Bank of New Hampshire  was the breakfast sponsor.  Wendy has lived around Portsmouth for all her life and has been in the banking scene for 28 years.  A year and half ago, she opened the Portsmouth branch which has received a good reception for this 186 year old institution that was begun in 1831.  With 1.5 billion dollars in capital along with 150 million dollars in reserve and a 22 million dollar legal lending limit, Bank of New Hampshire is the largest and oldest New Hampshire based bank.  Their growth in loans has been running at an 8% clip and they have just opened a loan production office in Portland, Maine.  Come see Wendy for flexible terms and conditions along with fast turnarounds.

Tony Fallon with Tony Fallon Architecture helps with creativity, codes, construction, and costs for residential and commercial in New Hampshire, Maine, and Massachusetts.  Coincidentally Tony came across a developer addressing last month’s hot topic of the shortage of reasonably priced homes.  This developer’s market based solution is mated with an incubator co-work component and is targeted for a national roll out.  The developer seeks casual money investors.

Bob Marchewka with One Commercial has a buyer looking for 5,000 to 20,000 sf to house an engineering outfit that needs some garage type space for light assembling along with office space in the Portsmouth area.

Catie Medeiros with Kane seeks a small office in the 1,000 to 1,500 sf range with a 500K or so price tag.

Ric Brewster with Structure Tone is based in Salem, New Hampshire.  They are a branch of a New York based construction firm.

Tom House with THA Architects helps with commercial tenant fit ups.

Russ Doyle with Two International Group has commercial offerings here at Pease and downtown Portsmouth.

Matt Lefebvre with Elm Grove has a multi-family buyer with 1-2 million dollars in cash or 6 or 7 million leveraged seeking 20 to 75 units.

Jeff Brown with TD Bank shared that TD is a full service commercial bank.  They have a number of specialty tracks including student housing.

Scott Forte with Berkshire Hathaway Verani is a broker in New Hampshire, Maine, and Massachusetts.  Scott has a buyer looking for house lots in Southern, New Hampshire or Northern Massachusetts for plunking 20 to 40 homes in the 2,500 to 3,500 sf range.  Scott is also running for City Council in Portsmouth.

Jeff Boufford with Boyd and Boufford has great insurance carriers to share with you.  They can handle investment real estate, strip malls, class A office, warehouse, and others.

Bill Jean with Fulcrum in Amherst, New Hampshire can help with ground up or tenant improvement with their company started in 1989.  They are working on a new Labelle Winery tasting room on Congress Street in Portsmouth.

Don Marshall with Marshall Associates has a specialty grocer with meats and health food in the special spot of Peterborough for 950 thousand dollars.  The grocery grosses 2.8 million dollars per year and the earnings are 350 thousand dollars per year for the lucky operator in this sweet spot.

Ray Sirois with Servicemaster has two teams in Florida sleeping in trucks but still has staff for you here you hear?

Scott Wieler with Coastal Mi-Box is your local self-store/ship solution based in Hampton.  They have durable good looking portable storage with a real emphasis on customer satisfaction.

Aaron Bennett with Criterium Engineering can assist with commercial and residential inspections along with cost segregation in New Hampshire, Massachusetts, and Maine from their offices in the same states.

Hank Beresin with First Street sells and buys businesses and performs valuations of the same.  They have a search on for a party who seeks a construction company in the 2 to 6 million dollar range that services New Hampshire and Northern Massachusetts.

Caitlin Burke with CBRE has a buyer seeking a retail condo in the Newmarket/Exeter area with a 400K or so price tag entailing 1,000 to 3,000 sf.  They have seen all the listings so bring your off markets over.

Nicola Mancini with Waterstone has some new luxury apartments on Route One in Portsmouth near the coast.

Chelsea Rogers with Creative Office Pavilion has sister offices in Maine, Massachusetts, and New York.

Amy Sharp with TD Bank is banking on your banking.

Matt Bacon with NAI Norwood is enjoying the holiday without the buzzing Jay.  Matt has a hunt on for land in the Manchester/Concord area for 2 to 5 units of multi-family.

Scott Whitaker with Building Envelope Specialists shared that they serve the greater New England area and are broadening to national service with a recent contract signing for a project in Texas.

Mike Whitman with Bangor Savings Bank is based in Portsmouth and brings banking for your commercial real estate beautifully.

Steve Mangekian with Alpha Inspections helps in Maine, Massachusetts, and New Hampshire.  Alpha works a lot with lenders assisting with due diligence.  Some recent projects are an animal hospital, post office, industrial, office, and child care.

Ute Luxem with Profile Bank likes lending on student housing and other specialties.  Profile is 110 years old.

Susan Mesiti with Real Estate Results owns some commercial office space and develops 55 and over communities.  They have a lot of assets around Windham.

Dan Barufaldi with DBIDA says there are lots of things going on in Dover.  Dover was selected as one of the top 25 cities in the USA for career opportunities.

Barbara Lizotte with Tobey and Merrill says that several of their clients have been very happy with Mi-Box.

Dave Garvey with KW Commercial has a hunt for 25,000 to 35,000 sf of industrial for food processing along the Massachusetts/New Hampshire border.

Jason Settineri with Build-It works in Massachusetts and New Hampshire building buildings and doing tenant fit ups.

Chris Mark with Restore My Floor services all flooring types from tile to carpet to epoxy from installing to cleaning to maintaining.  If you walk on it, they work on it.

Christian Stallkamp with CBRE is looking for a hard to find one:  20,000 sf of high bay industrial in the Seabrook/Exeter/Epping area.

David Choate with Colliers has an insulation company looking for 3,000 to 4,000 sf of stand alone space or 1 to 2 acres for 200 to 300K in the Plaistow/Fremont area.

 

Announcements

 

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at the Keller Williams training room at 168 South River Road in Bedford from 9:00 to 10:15 am.

The energy forum is scheduled for October 13 with speakers from Eversource and Neighborhood Energy and NHPUC along with Governor Sununu.

This NHCIBOR Public Policy Committee is getting up to speed and welcomes you to join.

NHCIBOR is looking for sponsors for After Hours events.

Scott Forte is going to try starting a similar meeting in Massachusetts and is targeting 13 October at 8:00 am with site to be determined.

Tony Fallon with Tony Fallon Architecture has a potential client who has created some value with getting the zoning switched from residential to commercial for 18 acres across from JP Moran.  She hopes to cut off a couple of lots and build the first of three therapy pool buildings and build up a small chain.  This owner needs some earnest money that she would pay back within 12 months.

Bob Marchewka with One Commercial has 100 First Street in Dover that came out pricey and is now less pricey.  They are looking for a restaurant or maybe office on the 1st floor and there are 32 apartments above along the Cocheco River in the heart of Downtown Dover.  The first floor office/restaurant area can probably be divided down to 1,000 sf spots on request.

Mark Sullivan with Seacoast Asset Management steers you clearly to invest wisely.

Meeghan Sheckler with Kane Insurance can assist with restaurants, manufacturers, construction companies, coastal, and high risk groups.

Catie Medeiros with Kane has some exciting news with the groundbreaking of 235 Commerce Way.  Larger offices can be accommodated with occupancy slated for 2018.

Laura Farago with Colliers has one of her favorite listings back again that covers 1,100 sf on the second floor at One Washington St. in Dover with 2 offices, a conference room, break room, 2 parking spots going for 1,200 dollars gross.

Chris Pacucci with KW Commercial has 6,000 sf on 6 acres in Bow at 3A and 93 that may be able to have 5,000 sf added to it going for 600K.  Also, Chris has two lots in Merrimack at 729 and 747 Daniel Webster Highway.

Mark Phillips with Black Dog Realty has two self-storage unadvertised specials.  49,000 sf in Epping going for 5.25 million dollars that works out to a 6 3/4 cap.  Another self-storage sold recently for a 4 cap.  The other deal is approved for 68,000 sf on 7 flat acres in Tilton near Hannaford for 675K.

Jeff Brown with TD Bank beamed about his daughter dear’s part in the Seacoast Repertory Theatre’s current show, Jane Eyre.  It is a dark but redemptive piece.

Scott Forte with Berkshire Hathaway Verani is a broker in New Hampshire, Maine, and Massachusetts.  Scott helped The Maids find a new place at 64 Lafayette Road and so their old place at 66 Lafayette offers 1,700 sf with a full basement in a stand alone for 160K.  Also, in Wells, Maine there are 40 units and a residence in a motel setting for 2.99 million dollars.

Jeff Boufford with Boyd and Boufford offers real estate investors and portfolio managers assured insurance at reasonable rates and can help with underground storage.

Susan Mesiti with Real Estate Results has commercial office space available in a business park in Auburn near the I-93 and 101 interchange.  This Wellington Business Park has offerings from 1,500 to 10,000 sf.  It is not listed yet and Susan owns it personally.  There is also some industrial land to be developed.  Susan also has some prime commercial offerings in Windham along the old 111 next to the new 4 lane section along with a 20,000 sf approved pad adjacent to CVS and the Park N Ride lot.  If you are looking here near Exit 3 off of I-93, Susan has you covered.

Dave Garvey with KW Commercial has 30 residences and one commercial unit in York for 5.599 million dollars sporting a 6.92 cap and covering 31,000 sf.

Jason Settineri with Build-It builds both commercial and residential.  He has been working in Nottingham and Salem a lot recently.

Chris Mark with Restore My Floor was able to clean 150,000 sf of student housing carpet which saved a ton of money slated for replacing the goods.

Christian Stallkamp with CBRE has two new offerings.  54 Daniel Street is going for 2.4 million dollars with an NOI of  $144,000 per year and a 3 year term on the current lease.  Also, at 1000 Market Street there are 6,000 sf and 2,100 sf of great downtown offices.

Wendy Rayno with Bank of New Hampshire offered up trivia.  The first super bowl year occurred in 1967 and Scotland is the country of origin for curling.

David Choate with Colliers has 164 Exeter Road in Epping back available after the deal dropped.  These 14,400 sf are yours for 1.85 million dollars.  This is an explosively busy area and David likes the vibrancy of the economic development director there, Darren Winham.

 

Haves and Wants

 

Tony Fallon with Tony Fallon Architecture is now on the board of White Horse Addiction Center.  Before this two year old organization’s day counseling program started, there were 6-7 overdoses a week in Ossipee.  Things have improved by 1200% with the rate plummeting to 2-3 per month.  They plan to have a campus with upwards of a dozen buildings to treat people at their different stages of progress.  Want to join the board too or help lend/give dough to this great helper that dove into the hardest hit county in the hardest hit state?

Bob Marchewka with One Commercial has one acre in Greenland at the Tide Mill Road Industrial Park that is in a good location.

Mark Sullivan with Seacoast Asset Management is where relationships matter.  Mark announced the good news of the 30th anniversary of his marriage.

Laura Farago with Colliers has two new “house type” office listings in Dover.  One is at 95 Broadway entailing 350,000 for sale.  The other is 7 Church Street in Dover going for 399K that would be easily double that in Portsmouth.  Drop in Dover now.

Chris Pacucci with KW Commercial has 1140 Hooksett Road to be built and occupancy in the Spring/Summer of 2018. 1500 up to 13000 sf of retail with an end cap seeking a national or franchise food service.  Also, Chris has 5,000 sf in the historic 46 S Main St next to the Capitol Center for the Arts. One floor of that building is for sale. Currently 2 units can be combined to one for a total of 5000 sf.  It is selling for $73/sf.

Mark Phillips with Black Dog Realty has some warehouse/light industrial/office/medical office land with 3 phase power under contract available on the easy on and easy off of the Spaulding Turnpike Shattuck Way in Newington.

Jeff Boufford with Boyd and Boufford recruited for NHCIBOR memberships.

Bill Jean with Fulcrum has a client seeking any multi-family deal with 100 units or better that are approved or soon to be approved.  They want to get up to 1,000 units and the target is New Hampshire, Southern Maine, and Northern Massachusetts.

Ethan Ash with KW Commercial has a friend going to Cuba to help with the storm recovery and they are seeking donations.

Mary Ellen Humphrey with Durham Economic Development is proud that UNH received the rating of the safest university in the USA.  Come benefit from their foot traffic of 14,000 students and 6,000 residents.

Beth Chea with Wells Fargo has aggressive rates with long term fixed terms.

Dan Barufaldi with DBIDA shared that the City Council approved a 79e classification for the former Robbins Auto Parts block.  This planned 5 story mixed use project will transform Downtown Dover.

Jason Settineri with Build-It talked up Building Envelope Specialists.  They have saved clients hundreds of thousands of dollars.

Chris Mark with Restore My Floor seeks more employees.  They can teach skills, but character is hard to come by.

Christian Stallkamp with CBRE has a turnkey restaurant at 3S Arts Space covering 3,000 sf with an outdoor patio.  The rate is 25 dollars psf NNN and they will talk turkey.

David Choate with Colliers has a new 578 sf listing on Middle Street in Portsmouth for 1,500 per month gross and on street parking.  The Eliott, ME gas station/convenience store is again available as a great opportunity.
