Minutes of Seacoast Marketing Sess

Jerry Bazata and John Burke with Newburyport 5 Cents Savings were the breakfast sponsors.  Jerry and John are part of the Vice Squad for Newburyport 5, both Vice Presidents of Commercial Lending.  John Burke went on waivers and used his free agency status to shift from Optima Bank 5 weeks ago and noted that Kevin Wilson is coming from Optima to Newburyport 5 too.  Newburyport 5 has 700 million dollars in assets or 70 billion cents in assets.  They have been well received in Portsmouth since their 2013 launch and it was one year ago that they did their first breakfast sponsorship for this Seacoast Marketing Session of NHCIBOR which has been a boon.

Cash Buyers

Tony Fallon with Tony Fallon Architecture can assist with commercial and residential architecture in Maine, Massachusetts, and New Hampshire.  Being a good New Hampshire boy, Tony doesn’t charge a typing tax for these minutes but does have a couple opportunities with Waterville Valley Adaptive fundraisers.  The Saturday after Thanksgiving Tony is dunking in drink not so warm.

Bob Marchewka with One Commercial has a party looking to convert some office building to housing on the Route One Bypass.

Peter Taylor with Anchor Property Management manages properties properly and politely and is the toast of the Seacoast.

Bill Cormier with Hourihane Cormier announced his new year’s resolution, to become a regular attendee of this meeting, a couple of months early.  Bill has a hunt on for 5 to 7 thousand sf of industrial space in Rochester.

Travis Ramsey with Creative Imaging helps with branding, logos, print, web, and keeping your social media so social.

Maxine Kenny with Colliers is looking for 8 to 12 thousand sf of warehouse in Portsmouth, Newington, Greenland, or Hampton.

Andy Ward with Colliers is looking for something within 8 miles of Seabrook that has 16 foot height and doors for two 30 foot trucks to come on in for indoor servicing.

Tia Hagan with Regus is managing 170 Commerce Way where they offer turnkey move in space for single operators to larger groups with terms of monthly to 24 months.  David Choate opined that it is a great way for companies to try the Portsmouth market prior to getting into a larger longer term lease.

Bill Jean with Fulcrum Associates from Amherst, New Hampshire provides CM services in New Hampshire, Southern Maine, and Northern Massachusetts from tenant improvement to new construction.

Mike McLaughlin with Fulcrum Associates joined us for the first time.  He noted they are doing a couple of multi-family projects in Hampton, New Hampshire and Salisbury, Massachusetts.  One is a 35 million dollar deal.  They also do health care and office and have some projects in Portsmouth.

Mark Danie with People’s United Bank serves commercial cash in the Seacoast.

Nick Aube with Avery Insurance works out of their downtown offices providing commercial insurance coverage.

Don Spann with Remax Commercial Riverside has a search for a 1031 in the 650 thousand dollar range from Portland down the coast to Kittery.  It can be most any use type.

Nicole Janice with Century 21 North Shore announced the creation of their commercial division.  They have two attorneys and a couple more commercial agents.  Nicole has a party looking for land for a 6 plus single family home subdivision in Northern Massachusetts.

Robert Cruess with TF Moran and MSC Engineering let us know that they are booming and hiring structural, survey, and civil engineers.  They are helping with a lot of single family home subdivisions which is something that hasn’t been around for a long time.

Andre Tremblay with Franklin Savings Bank works out of the Bedford office and has a buyer for Northern Massachusetts fully approved subdivisions.

Al Silva with Silva Graphics has a business client in Dover looking for warehouse space.

Michael J. Farinola, Certified General Appraiser Licensed in New Hampshire & Maine apprised us on his appraising pleasantly.

Ship Bright with Coldwell Banker really assists with realty in Maine and New Hampshire.

Ralph Pope with Coldwell Banker has a buyer of land for single family developments in Rochester, Dover, Farmington, and Middleton and possibly Portsmouth if the deal is OK.  Ralph also  is looking for mixed use projects in the 8 cap range in Portsmouth and 10 cap range ranging more northerly through Rochester.

Tadd Dziemian with Neighborhood Energy is an energetic “beneficial to you” broker of energy consisting of natural gas and electricity.

Vince Chestnut with Alpha Locksmith has master key systems for inns and all.

Joe Friedman with Brooks Properties in Salem is looking for 20,000 sf to 80,000 sf along I-93 from Manchester through Salem.

Jeff Brown with TD Bank cashed in on having lots of cash.

Kyung Kim with Howe, Riley, and Howe is one of 55 employees that are mostly in Manchester and growing in Portsmouth.

Beth Chea with Wells Fargo is waiver free and says all is well with Wells Fargo so there she will be.  Beth helps with a lot of owner occupied SBA loans.

Bill Stewart with First Street Business Brokers has a 200 acre Concord, New Hampshire wedding venue that could add an inn.  Leads for hotel developers are welcome.

Hank Beresin with First Street Business Brokers has someone looking for 3 to 4 retail spaces from Dover to the Seacoast.

Jim Nevin with Troiano Waste Services sang a song of smells saying if it smells call him soon.

Kiersten Gerow with Exchange Authority helps you defer capital gains taxes when selling a business property.

Erik Crisman with Brookstone Builders constructively offered construction offerings.

Don McFadden at Saint Germain Collins Environmental cleanly joined us for the first time.

Danielle Lape with King Realty is looking for residential development opportunities from Maine through New Hampshire and into Massachusetts.

Larry Zellers with Portsmouth Computer and Copy has attended this meeting for a year and thanked David Choate.

Pam Lynch with NAI Norwood has a client looking for up to a 5 million dollar deal within an hour of the Seacoast in the manufacturing or service sectors.  All inquiries will be kept confidential.

Don Marshall with Marshall Associates is a general business broker based in Exeter.  Don has two Property Management companies.  One spins off 75K a year and the other 125K.  They are for sale for 500K and 625K respectively.

Jim Turmelle with Profile Insurance Group can help with personal and commercial lines.

Andy Fleisher with NAI Norwood has some investors looking for value add opportunities in the Seacoast from 1 million dollars to 3 million dollars of almost any type of use group.

Jon Shapleigh with Bank of New Hampshire announced their upcoming branch at Portwalk in Portsmouth.

Mary Ellen Humphrey with Durham Economic Development wants you to let her show you how she can assist.  One example is the elder care facility that was approved in Durham was boosted by a 500K grant and an ERZ Zone creation for tax credits.  We can help says Mary Ellen.

Dan Barufaldi with DBIDA said Dover is the fastest growing city in the state and is one of the top 100 places for young people in the country.  The new, 345 space parking garage is almost open and soon the police station will be too.  Rand Whitney just broke ground as well.

Savannah Tapley with Tapley Insurance from York joined us for the first time.

Wendy Tapley with Tapley Insurance from York is Savannah’s mom and does outside sales.

Dave Akridge with Great American Hotel Group joined us for the first time.  They are a fee service operator for Marriott and Hilton based in Dover, New Hampshire.  They are looking for B sites of 2 acres for an economy extended stay hotel brand that is going to be developed over the next 5 years.  They have some NYC investors focusing on New England and are in for the long term.

Jerry Bazata with Newburyport 5 Cents Savings Bank shared two nice deals he helped with.  One was a 70 bed rest home and the other was an all electric go kart facility that is the first of its kind in New England.

David Choate with Colliers has a buyer looking for 4,000 to 5,000 sf of office space in Portsmouth and would prefer buying.

Announcements

The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from  9:00 to 10:15 and is back in the offices of GMNBR on South River Road in Bedford.

Don Marshall spoke of an upcoming NHCIBOR forum in February that will look at best practices used by cities and towns in the review and approval process.

On 13 November 2015 Colliers’ Neil Barrett is doing a core course at Verani in Londonderry.

Tony Donovan recommended attendance at the MEREDA annual conference on 21 January 2016 at a previous meeting.

Listings

Tony Fallon with Tony Fallon Architecture had a ribbon cutting at Carriage Hill Assisted Care in Madbury just after this meeting.  There was a lot of positive feedback at the open house following the ribbon cutting.

Bob Marchewka with One Commercial has a 12,000 sf former bank available for sale and maybe sale/leaseback.  There are no deed restrictions and the 12,000 sf building is 50% full.  The sale price is in the low 700’s.

Peter Taylor with Anchor Property Management is a commercial Seacoast property manager.

Bill Cormier with Hourihane Cormier says if you are thinking of Rochester you are thinking of Bill Cormier.  One listing Bill touted was the former VFW on 202 in East Rochester just before Lebanon, Maine that is going for 475K.

Travis Ramsey with Creative Imaging Group can help with business cards, direct mail, banners, and announced they are the largest house for helping financial houses in Maine.  They are looking to help your financial house keep order in New Hampshire.

Maxine Kenny with Colliers has a 0.8 acre commercial land lease lot at 108 and 85 in Newfields that would be ideal for a drive through coffee operation and is going for 25 thousand dollars annually.

Andy Ward with Colliers highlighted 472 High Street in Somersworth, the former Remax office.  The first floor is solidly rented and the 2nd and 3rd floors are available.  The first floor receipts will cover a goodly portion of the debt servicing for the 545K sale price of this 5,729 sf building.

Tia Hagan with Regus let us know that they are just about to open a site in Bedford and Middleton, Massachusetts with a couple more due in Boston in December.  Around the world they have 3,000 sites all of which Tia can assist with selling space and services in.  When the users outgrow Regus, they always get referred back to the initial referring broker.

Bill Jean with Fulcrum Associates likes to help early and often and vote in Chicago in the same manner.  Call him to help with pro formas and financials.

Heather Rowan with Office Resources can help with preliminary budgets, moving, relocating, and purchasing furniture.  They can do some free space planning.

Mark Danie with People’s United Bank does a lot of lending in the 100K to 1 million dollar range with lots of the lots being multi-families.

Nick Aube with Avery Insurance has a Burmese Mountain Dog puppy for sale that his girlfriend got yesterday.  Long night for Nick who is a very motivated seller!

Don Spann with Remax Commercial Riverside has Brunswick Landing with 35,000 sf, 15 drive in doors, a crane, paint booth, and lots of parking for 6 dollars psf NNN.  Could work as a composite factory or a large truck facility.

Nicole Canavan with Century 21 North Shore has a grandfathered car dealership on Route 11 in Farmington with 2 curb cuts and all utilities on site.

Robert Cruess with TF Moran and MSC Engineering shared their participation in a Bedford hotel that they did survey, civil, structural, and landscape architecture on.  They also just worked on the new quad at SNHU.

Andre Tremblay with Franklin Savings Bank can do 20 or 25 year fixed commercial loans anywhere in New England.  Andre shared again his 3 buyers for multi-families of any size over 40 units.

Al Silva with Silva Graphics can do all sorts of signs.

Michael J. Farinola, Certified General Appraiser Licensed in New Hampshire & Maine has slots for one or two appraisals in 2015.

Ship Bright with Coldwell Banker has a number of listings at 703 Ocean Boulevard Hampton Beach.  There is a 325 sf corner office condo on the top floor with a 180 degree view which includes the Isles of Shoals.  Ship also has two contel units adjacent each other and another corner unit on the third floor.

Ralph Pope with Coldwell Banker has 23 acres in Newfields that should work well for a development of single family homes.  Ralph also has buyers looking for 8 unit and up multi-family deals as well as single or multi-family situations downtown Portsmouth.  One other hunt is for 20 plus beds anywhere in the Seacoast.

Tadd Dziemian with Neighborhood Energy painted the picture of how he can make your pennies scream long after Halloween.  They are providing electric contracts around 8 cents per kwh while Eversource is at 10.4 and Unitil is 9.

Vince Chestnut with Alpha Locksmith made us aware of a new product he carries which is a lockable medicine cabinet.

Joe Friedman with Brooks Properties talked up Brookstone Park in the heart of Rockingham County set in a beautiful golf course with function facility that sports office spaces from 2400 to 10,000 sf going for 10 dollars psf NNN.  Joe also spoke of their office park at I-93 exit 2 in Salem with flex offerings from 4200 sf to 24,000 sf offered at 6.40 dollars psf NNN and office space from 1300 sf to 50,000 sf contiguous for 10 to 17 dollars psf NNN.

Susan Scanlon with Sperry Van Ness shared their folding into Sperry Van Ness which explains her absence with all the details of the transition.  They are covering all of the state of Maine and coastal New Hampshire.  Sperry Van Ness is the 6th largest brokerage house in the country.  Susan is now the sales manager and so will be speaking of her associates listings going forward.  On that note, they have a premiere listing in the old port with good tenants and retail on the first floor going for 5.2 million dollars.

Jeff Brown with TD Bank makes brokers look good by looking at the whole person.  Jeff can serve up wealth management for the personal side, treasury services, foreign exchange, and all essential services along with the core commercial business and real estate loans.

Kyung Kim with Howe, Riley, and Howe provides tax navigation for individuals, closely held companies, and non-profits.  Kyung let us know of a tax penalty forgiveness program that New Hampshire just rolled out with a window from 1 December 2015 through 15 February 2016.  Call Kyung for more details.

Bill Stewart with First Street Business Brokers says they are great partners that can help with business valuations and negotiations for businesses, individuals, and families.

Hank Beresin with First Street Brokers is marketing a glass fabricator in Southwest New Hampshire that is a 15 year solid operation generating 1.1 million dollars per year in a 6500 sf building.

Jim Nevin with Troiano Waste Services can help with all manner of waste removal from buildings including roll off containers.

Kiersten Gerow with Exchange Authority is a qualified exchange intermediary for 1031s.

Erik Crisman with Brookstone Builders spoke of their website and the good picture painted there.

Cam Woodford with Sperry Van Ness has 10 acres at the intersection of 11 and 26 in Bangor with a car count of 15,000 daily that is 3 miles from the casino.

Don McFadden at Saint Germain Collins Environmental says they do a lot of preliminary reviews for a few hundred dollars and of course are happy to do the phase one and two reports when a property is selected for purchase.

Peter Gluckler with Masiello has 27 acres in South Berwick that is zoned for congregate housing.

Danielle Lape with King Real Estate helps with real estate in Maine and New Hampshire.  She has really neat space at 125 Brewery in Portsmouth with exposed structure, 3 conference rooms, a bullpen area, kitchenette going for 15 NNN with the nets are at 3 and change.

Mindi Messmer with Barton & Loguidice can do the environmental piece to help with SBA loans.

Larry Zellers with Portsmouth Computer and Copy shared the fun fact that by weight toner is more valuable than blood so do not worry about finding toner in your IV line.

Pam Lynch with NAI Norwood is listing a restaurant on 1.3 acres in Ogunquit from the 80ss.  Robert Cruess has provided a concept site plan and Tony Fallon drew a couple of options for the building.  There are a lot grandfathered parking spots which is very valuable in Ogunquit.  The owner asked for an illustration with breaking the space up into 4 retail/restaurant units.  Tony found that zoning would allow to also develop the second floor into a 9 unit inn with an owner’s unit.  Of course carrying on again as a single restaurant with 200 indoor seats and 100 patio seats can be pursued.

Don Marshall with Marshall Associates repeated that repetitive attendance bears fruit and urged all to write more legibly on the sign in sheet.  Tony Fallon was nominated with the most clear writing and Tony offered up a hockey buddy’s facial recognition DOD contract services and elimination of the sign in sheet.

Jim Turmelle with Profile Insurance Group assists with personal and commercial lines in Maine, New Hampshire, and now Massachusetts.

Andy Fleisher with NAI Norwood has a retail listing in Plaistow of 5000 sf on 125 next to Walmart and 4500 and 6500 sf in Seabrook near Kohls and Lowes.  Apparently this whole plaza is for sale too.

Jon Shapleigh with Bank of New Hampshire reminded us that rates are still low with SBA 10% down 504 deals and 40% of the loan fixed for 20 years.

Mary Ellen Humphrey with Durham Economic Development let us know that they are interviewing candidates for the new building inspector.

Christine Soutter with Somersworth Economic Development updated us with their listings with tax incentives and noted that there are a lot of investors inquiring about opportunities in Somersworth.  They are particularly happy about the purchase of the GE unit by Aclara.

Savannah Tapley with Tapley Insurance can help with insurance in Maine while their company can also help in New Hampshire and Massachusetts.

Wendy Tapley with Tapley Associates Insurance in York provides lots of commercial insurance.

Dave Akridge with Great American Hotel Group says they are a full service management company for hotels.  They have an available hotel in Norfolk, Nebraska and are active with  referrals.

Bob Viel with Remax Insight has a 10 unit listing for $314,900 and 2000 sf at 903 Central Avenue in Dover going for 10 dollars psf NNN.

John Burke with Newburyport 5 Cents Savings loves to work with buyers and no origination fees and quick turnarounds.

Jerry Bazata with Newburyport 5 Cents Savings is helping Renee and Dan Plummer with their new fund to launch a substance abuse treatment center in New Hampshire for Vets.  The goal for this year is 500K and they are at 200K.

David Choate with Colliers noted that they can now offer units down to 2000 sf at 111 New Hampshire Avenue where the space is pretty cool and can come with furniture in this former Seacoast Media Group space on the second floor.  Up to 14,000 sf is available.

Haves and Wants

Tony Fallon with Tony Fallon Architecture noted that a fellow volunteer from Waterville Valley Adaptive is also a fellow architect and they are pursing projects together.

Maxine Kenny with Colliers has a net lease in Stratham that is a 6.8 cap on 2.7 acres.  David Choate gave us a heads up that nationally cap rates are going down.

Andy Ward with Colliers has an office lease over Starbucks in downtown Portsmouth offering 950 sf for 2200 dollars per month plus utilities.

Heather Rowan with Office Resources attested to the efficacy of this meeting sharing that 75% of her leads comes from this meeting.  She also finds the volunteer committees help you while helping others.

Don Spann with Remax Commercial Riverside spoke of the former Navy Exchange.

Nicole Canavan with Century 21 North Shore has a restaurant unit at a 3 unit plaza in Farmington that has kitchen equipment all going for 700 dollars per month.  There is a Subway anchor and the plaza owner is trying to get things all leased up prior to selling the plaza.

Andre Tremblay with Franklin Savings Bank talked up signing up for a NHCIBOR membership.

Al Silva with Silva Graphics has been at it for 28 years.

Michael J. Farinola, Certified General Appraiser Licensed in New Hampshire & Maine emphasized how great the need is for the substance treatment facility for vets is in New Hampshire for which Jerry Bazata is helping Renee and Dan Plummer fundraise.

Joe Friedman with Brooks Properties announced their “More the Merrier” Christmas party at Brookstone Park.  This great idea will grow on you.  It is a common Christmas party for you, your group, along with other individuals and other groups cheerfully celebrating from 6:30 pm to 11:00 pm on 11 December 2015 for 59 dollars all in including tax and tip.

Susan Scanlon with Sperry Van Ness shared that Sperry Van Ness offers 50 percent compensation for co-broke deals every time.  Susan also highlighted one of their listings that is very visible right along the Maine Turnpike North of Augusta at an exit ramp that is a log home manufacturer currently.  These 3 acres with 3 warehouses, a 3000 sf office, and a 2000 sf apartment is s great location for an owner user.  Some possible uses are earth moving, log home builder, or medical marijuana grow operation.

Jeff Brown with TD Bank talked up the beautiful Rochester Opera House and their beautiful performances beautifully.

Kyung Kim with Howe, Riley, and Howe is part of a 55 person accounting firm with 23 CPAs which by her accounting is one of the largest in New Hampshire if not the.

Cam Woodford with Sperry Van Ness shared that they have a retail offering in South Portland for 14 dollars psf NNN or 95,500 dollars near the Maine Mall Hilton.

Pam Lynch with NAI Norwood has a renovated barn with 1824 sf on the first floor and 1124 sf in a mezzanine for lease that is ideal for retail or service businesses and available February of 2016 at 1300 Route 1 in Cape Neddick, Maine.  It has good signage and plenty of parking just 3 miles North on U.S. Route 1 of Exit 7 interchange with I-95.

Danielle Lape with King Real Estate has 12,750 sf of medical/office space at 207 Gannett Drive in South Portland, Maine. Lease rate is $13.50/sf NNN and CAMs are estimated at $4.43/sf. Ideal for college/training facility with overflow parking lot or can be developed with another 3,000 sf office building.

David Choate with Colliers is looking for 2500+/- sf medical office space for a dentist in the Dover to Portsmouth area to buy (preferably), but occupancy wouldn’t be until mid-2017 because of a non-compete clause from his last employer.
