Peter Hoekstra with Peniel Environmental was the breakfast sponsor.  Peter is celebrating one year of being their business development director.  Peter spends his days talking, driving, and eating and is happy to do so with you.  Peniel is an environmental restoration company helping with hazardous materials that have been around for a while or cleaning up chaos from events of weather not so favorable.  Peter is making a newsletter that will go out weekly.  Let him know if you would like to be updated on their cleaning capabilities of your scary building scenes.

Jay Lee with BHHS Verani Realty wonders if Frank Lloyd Wright maybe was on to something with his personal life.  Jay has an investor looking for strip centers worth 10 million dollars anywhere in Southern New Hampshire.

Matt Lefebvre with Elm Grove has a hunt for multi-families from distressed to turn key in the 1/2M to 5M dollar range in Southern New Hampshire.  Also, Matt is searching for 10,000 sf to 15,000 sf in Merrimack, New Hampshire for a towing company and service shop.

Chris Pascucci with Masiello Commercial let us know about his shift to a new shop.  Chris is looking for multi-families in Southern New Hampshire that are extant or plans to build some in the mid to upper level range.

Ray Dugdale with Colliers announced his diving back in after a brief retirement from commercial banking.  He is helping with Colliers’ financial services division.

Peter Hoekstra with Peniel Environmental has helped Fulcrum and Colliers with asbestos and other demolition projects.  They also do work at the Portsmouth Naval Shipyard.

David Choate with Colliers has a search for 20,000 to 30,000 sf of industrial in the Rochester, Somersworth, and Dover area.  There is a lot of activity at Enterprise Park in Dover and some companies are thinking of building.

 

Announcements 

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at Matheson Education at 166 South River Road in Bedford from 9:00 to 10:15 am.

On 4 May there is a professional development class about rules for SBA lending.  Some of the new laws sound onerous, but it is good that the fixed rate can now go to 25 years.

A similar meeting meets at Sea Glass Restaurant at Salisbury Beach on 10 May starting at 5:30.

Dave Garvey shared that the unlicensed legislation went down in flames thanks to lots of participation from members.

The proposed Housing Appeals Board that would hear appeals of local Planning and Zoning Board denials of Workforce Housing in a more expedited manner is still a proposal and concept only.

Bank of New Hampshire, Profile Bank, other banks, and AARP offer free shredding days.

Ute Luxem hopes SB 525 is voted down.

Tony Fallon with Tony Fallon Architecture shared that you probably only have architects refer to asbestos as adverse insulation to keep their liability carriers happy.  It is standard that adverse materials are managed via a prime contract between an owner and the adverse material removal company like Peniel.  The reason that ADA calls for lever sets versus door knobs is to allow a person with other than fully functioning hands to open a door.  Sometimes this can help those with arthritis.

Bob Marchewka with One Commercial recruited sponsors for quarterly meetings and personal development courses that are short money at 150 bucks.  Bob has Dover office space at Chestnut Street and Pointe Place.

Bill Jean with Fulcrum is happy to be helping create the new anchor in Dover at the former Robbins Block.  Bill lauded Dover’s board review process as phenomenal, and like no other in their positive proactivity.  Bill shared that the lack of labor is really beginning to affect construction costs.

Erin Pike with Saint Germain Collins brings peace to murky material chaos.

John Ferreira with Chapman Construction is helping at the Crisis Care Center makeover from 11 to 20 May.

Andy Ward with Colliers has 6 acres in Epping that is zoned commercial at a lighted intersection near the state police, NAPA, and Comcast for 975K.

Peter Billipp with REMAX Shoreline has decades of experience in commercial and industrial in Maine and New Hampshire.  A new listing is 14,900 sf of industrial lease with 3 docks that is freestanding.

Ellen Bates with Office Interiors has been helping with lobbies around Two International Group’s holdings and is happy to help show how your dog of a building can be a beauty.

Romeo Danais has a cross dock truck terminal that Sam’s Club is pulling out of in Hooksett, New Hampshire at a great location.  These 26,000 sf has site parking for 80 to 100 trucks and a 1,500 sf office.

Matt Lefebvre with Elm Grove has 2,100 sf for lease at 26 Pleasant in Concord for offices and a retail unit at 15 Pleasant going for 20 bucks psf modified gross.  Matt has lots of other small office offerings in Manchester.

Chris Pascucci with Masiello Commercial has 35,000 sf of industrial at 2456 Brown Avenue in Manchester with a couple of docks and 110 parking spots for lease only that could be demised.

Ben Baroody with Baroody Associates has several restaurants for sale in Manchester and other sites that offer parking with expansion plans covering 6,100 sf that you can pick up both the business and real estate or just the business.  Ben also has a warehouse industrial offering in Manchester near the 101/93 intersection with one loading dock.

Kyle Kadish with Advantage Wealth offers quick 1031 moves.

Robert Cruess with TFM/MSC has sites in Goffstown and Bristol that are good for urgent care that municipalities are looking for.  They are doing structural design nationally now.

Marie Bodi with CP Management thinks AARP is great despite the comic relief of Jay Lee and it is great for networking for your next wife or job over 55.

Robin Comstock with Somersworth Economic Development has bounteous abundant opportunities in the city on the Salmon Falls River.

Bev Donovan with Derry Economic Development shared the delights of Derry with plentiful opportunities, lots of incentives, and a helpful planning board.

Dan Barufaldi with DBIDA shared that companies are hesitating moving to where there is limited skilled workforce and so Dover has endeavored to concurrently make Dover a more attractive place to reside.  This is helping on recruiting companies.

Wendy Rayno with Bank of New Hampshire says that they offer free shredding too and the dates coming up are 28 April in Dover and 5 May in Concord from 9:00 to noon both days.

Renee Plummer with Two International Group recruited us to recruit vets to avail themselves of the Veterans Count money pot.  They can now assist in Maine and a bit into Vermont as well as their base of New Hampshire.  The Veterans Count staff angels will help greatly.  This editor can witness to how hard it is for vets to receive this assistance having tried in three cases to recruit vets to call.  Honor and pride are strong.

Dave Garvey with KW Commercial still has the great deal in York with 30 units, an incredible cash flow which has increased 6K per month recently, and is a steal of steals at 5.59M.  Dave also is grateful for this group which helped get a 1031 deal closed in January with Wayne Semprini and has generated 13M in deals.

Ray Dugdale with Colliers organizes your loan application into a perfectly positive pretty picture so you gain a plum of a loan from competition of interested lenders.

David Choate with Colliers has 3,614 sf at 750 Exeter Road in Hampton with Brazilian cherry floors, two levels, an aquarium, and sale but no lease at $499,900.

Andy Ward with Colliers is teaming with David Choate to lease 150 Spaulding Turnpike in Portsmouth that was the Seacoast Ticket business between the Nissan and Mazda dealerships.  2,262 sf with 10 parking spots for $30 psf NNN.  The whole property, including the two lots behind, could be purchased also.

Matt Lefebvre with Elm Grove looks forward to achieving the right to drink alcohol and use the Peniel bottle opener received today and knows someday AARP will be there for him.

David Choate with Colliers has the 2,700 sf former Waterstone Spa space at the rear of Plaza 800 for $14 psf NNN that always goes quickly.
