16 May 2014 NHCIBOR New Hampshire Commercial Investment Board of Realtors Minutes of Seacoast Marketing SessionJonathan Shapleigh and Barry Leonard with Bank of New Hampshire were the breakfast sponsors and White Apron served up the tasty meal and the towering urn of coffee.  Jon announced that he felt quite accomplished for the day in that his wife was away at a seminar and he managed to get the two twins and five year old son dressed and to the baby sitter.  Bank of New Hampshire was chartered in 1831 and is one of the oldest banks in New Hampshire.  Jon is Vice President of Commercial Lending serving the Seacoast area from their Rochester office.  Barry is Senior Vice President, Group Manager, and will be the Chief Commercial Lending Officer as of 1 January 2015.  They have 12 commercial lenders and are doing business lending, refinancing, 504 SBA lending, and can go up to 16 million dollars on their own.  They make all of their decisions right in Laconia and can serve the needs of 90% of New Hampshire companies.  Bank of New Hampshire is extremely busy after the economic downturn has finally turned.  A fun round of Red Sox trivia questions lead to a number of winners of Red Sox stuff.

Announcements The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from 9:00 to 10:15 at 166 South River Road in Bedford. On 19 June 2014, the annual TF Moran BBQ is served.  There are usually 150 people, good food, and great ice cream.  The Realtor and Affiliate of the Year awards are announced at this event.On the same day, there will be a NHCIBOR orientation taught by Marie Bodi at the New Hampshire Housing Finance Authority office around the corner from TF Moran.On 11 June 2014, “Cocktails & Conversations”, which is a networking event hosted by NEREJ and sponsored by Eldorado Stone, is going to be held at the Portsmouth Sheraton from 6:00 – 9:00 pm.  There is a sponsorship table still available.ListingsTony any sites you want some of the national chains to consider.  ICSC stands for the International Council of Shopping Centers.Carlton Cooper with Eldorado Stone is noticing a large up tick in biz particularly within retail and 55 plus communities.  Carlton has worked with Fulcrum on some projects and is happy to help construction companies, masons, and architects.Ellen Bates with Office Interiors has 6 interior designers on staff in their Dover World Headquarters and loves to do great big giant projects as well as smaller renovations like the Harbour Place lobby for Two International and CP Management. John Konevich with Alliance Capital Funding is an independent commercial lender who can do SBA 7a lending.  They can do business acquisitions with or without real estate and one gap that often arises in deals they can bridge with up to 1.5 million dollars in good will money.  He is seeing some of the most aggressive underwriting in a long time. Vince Chestnut with Alpha Locksmith can change your locks to interchangeable cores that you can change yourself which will change you postitively.Don Marshall with Marshall Associates is looking for business owners ready to sell and sail and chase a dream and chase grandkids. Ralph Pope with Coldwell Banker has a listing in downtown that they are looking more solidly as a package with 31 units, 7 of which are commercial storefront, and all going for 1.6 million dollars.  They are now offering up the option to assume the loan that has 7 years left on the fixed portion at 6% along with the owner doing some financing.  This is a 9.5% cap investment.Carol Estes with Kennebunk Savings noted that the bank donates 10% of its earnings to charitable organizations every year in Maine and New Hampshire.  They have New the prize far and away for the listing most far and away.  Susan is working with the Ellsworth Mall in Ellsworth, Maine where there is a Hannaford and TJ Maxx but vacancy at 45%.  This great location commercial lender who can offer up to 15 years of fixed rates for new commercial real estate.Barry Leonard with Bank of New Hampshire is looking for two experienced commercial lenders for Manchester and the Seacoast.Bob Viel with Remax Insight let us know about 83 Charles Street in Rochester that is available for sale or lease at 1,500 per month or 152 thousand dollars which is below assessed value.  They will also do a lease purchase.  Bob also shared 6 units in Farmington that are 100% rented and has $38,544 annual income.  Right now it includes heat in the rent so one might want to Diner.  Peter also has a development site in North Berwick near a new Dollar General and Hannaford on Route 4.  This one acre parcel has curb cuts onto two streets and you can keep or remove the existing building.David Choate with Colliers has a number of buildings comprising the former McIntosh College in Dover.  The lease expires in 2016 and the building on Silver Street is lined up for sale.  The next one they are working on is the building on Cataract Avenue that was the main building and is off on its own.  It might make a good church or assisted care facility.  They have to wait
