16 May 2014 NHCIBOR New Hampshire Commercial Investment Board of Realtors Minutes of Seacoast Marketing SessionJonathan Shapleigh and Barry Leonard with Bank of New Hampshire were the breakfast sponsors and White Apron served up the tasty meal and the towering urn of coffee.  Jon announced that he felt quite accomplished for the day in that his wife was away at a seminar and he managed to get the two twins and five year old son dressed and to the baby sitter.  Bank of New Hampshire was chartered in 1831 and is one of the oldest banks in New Hampshire.  Jon is Vice President of Commercial Lending serving the Seacoast area from their Rochester office.  Barry is Senior Vice President, Group Manager, and will be the Chief Commercial Lending Officer as of 1 January 2015.  They have 12 commercial lenders and are doing business lending, refinancing, 504 SBA lending, and can go up to 16 million dollars on their own.  They make all of their decisions right in Laconia and can serve the needs of 90% of New Hampshire companies.  Bank of New Hampshire is extremely busy after the economic downturn has finally turned.  A fun round of Red Sox trivia questions lead to a number of winners of Red Sox stuff.

Cash Buyers Tony Fallon with Tony Fallon Architecture is happy to help with Architecture, inside and out. Bob Marchewka with One Commercialhas a buyer looking in Dover for a 5,000 to 10,000 sf  industrial condo for an electrical contractor.  Land is OK.  They will consider building.Peter Billipp with Kane has an investor client looking for self storage opportunities.  They are an all cash buyer who will pay Peter’s fees.  They can do any size with the bigger the better anywhere in New England.  They prefer existing but will consider land with approvals.Andy Ward with Colliers has an of commercial cash for commercial deals in Southern New Hampshire and Northern Massachusetts. Jim Schwartz with Jewett Construction does design/build, CM, and GC work from their Raymond location.  They are celebrating their 42nd year in business.Bryan Dubois with Dubois Associates Real Estate and Dubois Appraisals has a cash buyer looking for land to put up self storage units.  They are happy to buy existing buildings in this arena too. Joe Friedman with Brooks Properties is looking for flex office space from 20,000 to 60,000 sf along the Interstate 93 corridor.Victoria Cheslock with Homes and Land Magazine has a new commercial section which is doing great.  They have had a number of brokers, lenders, and landscapers that have begun advertising.  The landscapers have had some good feedback from customers.Robert Cruess with TF Moran is working on 600,000 sf of warehouse space in Londonderry.  The end user is confidential.Carleton Cooper with Eldorado Stone serves up stone for commercial properties including hospital and retail.Ellen Bates with Office Interiorshas been serving up office interiors for 28 years.  Give Ellen a call for interior design, space planning, and capitalize existing businesses and new businesses.  They bring money from banks and non-banks.  They offer debt products and some are stated income and some are full documents.Ben Langlois with President Construction provides construction services for banks, commercial properties, and interior renovations. Vince Chestnut with Alpha Locksmith helps you reduce the number of keys on your key Kittery deal together right now. David Choate with Colliers still has a hunt for a dental operation in North Hampton on Route 1.  They will buy or build from Rye to Hampton and need 3000 sf or so.  They want to own.

Announcements The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from 9:00 to 10:15 at 166 South River Road in Bedford. On 19 June 2014, the annual TF Moran BBQ is served.  There are usually 150 people, good food, and great ice cream.  The Realtor and Affiliate of the Year awards are announced at this event.On the same day, there will be a NHCIBOR orientation taught by Marie Bodi at the New Hampshire Housing Finance Authority office around the corner from TF Moran.On 11 June 2014, “Cocktails & Conversations”, which is a networking event hosted by NEREJ and sponsored by Eldorado Stone, is going to be held at the Portsmouth Sheraton from 6:00 – 9:00 pm.  There is a sponsorship table still available.ListingsTony Fallon with Tony Fallon Architecture has been working on a kitchen expansion at Garwoods in Wolfeboro that entailed lowering a floor and capturing some overhead void space in a crawl space.  Tony is also working for Jason Garland’s company North & South on a condo project in Concord, New Hampshire. Bob Marchewka with One Commercial has the former TD Bank in Laconia available and it could be another bank.  There is 6500 sf available on the first floor and the same on the second for a total of 13,000 sf.  The 12 dollar psf rate is flexible.  They would consider selling.Peter Billipp with property from tiny to towering. Joe Friedman with Brooks Properties hosts a host of listings at Brookstone Park in the heart of Rockingham County on the East/West 111 Corridor that is on the beautiful setting of a rolling golf course.  The listings are from 2,000 sf to 24,000 sf with some office flex but mostly straight office.  They all come with free golf memberships so you can stay grounded on the grounds so pretty. Victoria Cheslock with Homes and Land Magazinereminded us that beyond the paper version they have a robust web presence with solid links to 20 other websites including the Wall Street Journal.Robert Cruess with TF Moran hosted a PlanNH seminar with regards to NHDES Shoreland Bureau regulations that was well received.  Bob goes to the ICSC every year and is happy to cart out any sites you want some of the national chains to consider.  ICSC stands for the International Council of Shopping Centers.Carlton Cooper with Eldorado Stone is noticing a large up tick in biz particularly within retail and 55 plus communities.  Carlton has worked with Fulcrum on some projects and is happy to help construction companies, masons, and architects.Ellen Bates with Office Interiors has 6 interior designers on staff in their Dover World Headquarters and loves to do great big giant projects as well as smaller renovations like the Harbour Place lobby for Two International and CP Management. John Konevich with Alliance Capital Funding is an independent commercial lender who can do SBA 7a lending.  They can do business acquisitions with or without real estate and one gap that often arises in deals they can bridge with up to 1.5 million dollars in good will money.  He is seeing some of the most aggressive underwriting in a long time. Vince Chestnut with Alpha Locksmith can change your locks to interchangeable cores that you can change yourself which will change you postitively.Don Marshall with Marshall Associates is looking for business owners ready to sell and sail and chase a dream and chase grandkids. Ralph Pope with Coldwell Banker has a listing in downtown that they are looking more solidly as a package with 31 units, 7 of which are commercial storefront, and all going for 1.6 million dollars.  They are now offering up the option to assume the loan that has 7 years left on the fixed portion at 6% along with the owner doing some financing.  This is a 9.5% cap investment.Carol Estes with Kennebunk Savings noted that the bank donates 10% of its earnings to charitable organizations every year in Maine and New Hampshire.  They have New Hampshire offices in Hampton, Portsmouth, and Dover.Preston Hunter with Eckman Construction offers GC and CM services along with design/build from their Bedford offices.  They work on all types of projects and the bigger the better.  They are busier too.Deana Theriault with KW Commercial is peddling 22 South Main Street in Rochester that had a recent major price reduction to 850 thousand dollars.  This former bank has 16 parking spots across the street and could be mixed use with residential and restaurant.  There are a variety of tax incentives to help it go. Sean Peters with KW Commercial has 8,000 sf in Pittsfield on Route 28 with 35 parking spaces on 1.2 acres next to Globe Turnout Gear.  Half has been recently gutted to help with fitting up and this would be great for an owner/user.  Buy this beauty for 360 thousand dollars.Brian Hansen with Fire Protection Team provides sprinkler services for commercial and institutional.Susan Scanlon with Commercial Properties won the prize far and away for the listing most far and away.  Susan is working with the Ellsworth Mall in Ellsworth, Maine where there is a Hannaford and TJ Maxx but vacancy at 45%.  This great location with 2 million visitors annually going by on their way to Bar Harbor has great ownership to boot.  Boot up and sell books, bells, and boots for loot.Rob Spaulding with Berkshire Hathaway Verani has reconnected with some investors who are coming out of retirement and looking for super value add opportunities to some pretty solid operating retail spots from 1 to 7 million dollars in Southern New Hampshire.  Also Rob has a spectacular 2000 sf spot in Hampton Falls that would be great for a CPA or an Attorney.Heather Burr-Carey with ARS Restoration Specialists noted that, in addition to planning for and cleaning up from basic emergency situations, they can offer something for biohazard called BactiBarrier which has a two step cleaning out bacteria and then inhibiting bacterial industrial offering in Greenland with 2 units side by side that are 2400 sf and going for 170 thousand dollars or 1950 dollars per month plus utilities.Mark Danie with People’s United Bank is helping deals be dealt.Mary Ellen Humphrey is with Rochester Economic Developmentshared that Karen Pollard from their office is going to the ICSC too.  Mary Ellen also noted the tax incentives that Deana referred to in Rochester like the hub zone and 79e.  They often get inquiries first so get your listings on their website for moving your listings.Nina Cutts with Institution for Savings is a commercial lender who can offer up to 15 years of fixed rates for new commercial real estate.Barry Leonard with Bank of New Hampshire is looking for two experienced commercial lenders for Manchester and the Seacoast. Bob Viel with Remax Insightlet us know about 83 Charles Street in Rochester that is available for sale or lease at 1,500 per month or 152 thousand dollars which is below assessed value.  They will also do a lease purchase.  Bob also shared 6 units in Farmington that are 100% rented and has $38,544 annual income.  Right now it includes heat in the rent so one might want to separate the utilities.Dave Garvey with KW Commercial still has 10 Pettee Brook in Durham with 5300 sf that is sub-dividable and comes with great visibility and 74 students living on upper floors their businesses. Maxine Kenny with Colliers has 2 industrial flex spaces at 45 Allen Street with 1400 sf and 500 sf of mezzanine.  There is 16 foot clear height and a rate of 7 dollars psf NNN with nets a $2.50. Peter Gluckler with Masiello Better Homes and Garden Real Estate has a bare lot with 1.4 acres in Wells, Maine that has 12,000 cars per day go by in the summer and is next to the Maine Diner.  Peter also has a development site in North Berwick near a new Dollar General and Hannaford on Route 4.  This one acre parcel has curb cuts onto two streets and you can keep or remove the existing building. David Choate with Colliers has a number of buildings comprising the former McIntosh College in Dover.  The lease expires in 2016 and the building on Silver Street is lined up for sale.  The next one they are working on is the building on Cataract Avenue that was the main building and is off on its own.  It might make a good church or assisted care facility.  They have to wait Plans are drawn and historic approvals are coming in for adding on to the front of the Playhouse so as to add toilets and shorten the lines at intermission.  Next is the campaign for capital.  Feel called?Bob Marchewka with One Commercial has a group looking to build on spec 24 to 30 foot clear span and 25,000 sf in Portsmouth.  They think there are enough companies looking out there for this so went well.  Peter has a listing in Barrington with 5500 sf of freestanding office and storage going for 8 dollars psf NNN.  Also, Peter has 6,000 sf of flex space at 350 Heritage Avenue for 6.95 dollars psf NNN.Andy Ward with Colliers highlighted Windy Knoll at 62 Portsmouth Avenue in Stratham.  This handsome condo plaza that faces Talbots has 1464 sf that, with the second floor, brings it to 3474 sf.  This is going for 6 dollar psf NNN with nets at $3.41.  The selling points are ample parking and high vehicle counst along with being commuter friendly at 1.1 miles from 101.Russ Doyle with with Brooks Properties has a 49,000 sf 3 story office building under construction.  The lease price is 23.50 dollars psf NNN with the nets being 5 dollars.Victoria Cheslock with Homes and Land Magazine noted that One Commercial, KW Commercial, and Georgetown Bank are all advertising with them.Robert Cruess with TF Moran has a bulletin board for brokers so drop your card there.  Robert is acres that are private.  They are asking for 5 million dollars and have turned down 3.5 million.  You can sort of see Diane Sawyer’s house   Tony Fallon would be happy to design the cottage.Don Marshall with Marshall Associates guarantees that if you buy a business from him you’ll get a job for free. Ralph Pope with Coldwell Banker has a mixed use office and high bay at 437 Portsmouth suitable for 5,000 to 20,000 sf of commercial garage on Route 4 in Barrington west of the Lee Circle and is looking for 50 units of distressed variety in the Boston area.  Problems with code and mold per day that pass and Andy has 1,100 sf to 4,800 sf available with prices ranging from 10 to 18 dollars psf NNN.  There is a new Asian Restaurant going in.  Currently there is a Papa Gino’s and Beach the prize far and away for the listing most far and away.  Susan is working with the Ellsworth Mall in Ellsworth, Maine where there is a Hannaford and TJ Maxx but vacancy at 45%.  This great location reconnected with some investors who are coming out of retirement and looking for super value add opportunities to some pretty solid operating retail spots from 1 to 7 million dollars in Southern New commercial lender who can offer up to 15 years of fixed rates for new commercial real estate.Barry Leonard with Bank of New Hampshire is looking for two experienced commercial lenders for Manchester and the Seacoast.Bob Viel with Remax Insight let us know about 83 Charles Street in Rochester that is available for sale or lease at 1,500 per month or 152 thousand dollars which is below assessed value.  They will also do a lease purchase.  Bob also shared 6 units in Farmington that are 100% rented and has $38,544 annual income.  Right now it includes heat in the rent so one might want to Diner.  Peter also has a development site in North Berwick near a new Dollar General and Hannaford on Route 4.  This one acre parcel has curb cuts onto two streets and you can keep or remove the existing building.David Choate with Colliers has a number of buildings comprising the former McIntosh College in Dover.  The lease expires in 2016 and the building on Silver Street is lined up for sale.  The next one they are working on is the building on Cataract Avenue that was the main building and is off on its own.  It might make a good church or assisted care facility.  They have to wait
