Credit Union is an 80 year old institution that was started at the Portsmouth Naval Shipyard and has grown from there with the headquarters now on Borthwick Avenue in Portsmouth.  This statewide residential property from a single family to 50 units.Sean Fitzgerald with Granite State Development brings the 504 and SBA world to the Seacoast along with Maine and Vermont too.Jonathan Shapleigh with Bank of New Hampshire showed us some seashells he collected in Rochester recently.Dave Garvey with KW Commercial has a 1031 buyer that closed at the end of 2013 and would like to dive back in with a 1 to 3 million dollar deal.  Retail, industrial, and office are preferred.  Dave has another buyer looking for 100 plus apartments anywhere in New Hampshire.Bob Viel with Remax Legacy had his hazmat suit on with respirator while letting us know of his hunt for distressed, dilapidated, disgusting, degenerate, despairing, decaying buildings.  The more distressed they are, the better.  Bob also has a 2.17 acre lot in Somersworth with water and sewer that has a footing in place for a 50×70 foot building.Susan Scanlon with Commercial Properties is a commercial broker in the Portland area and offers property management too.  Susan has some buyers looking for small strip retail locations up to 15 million dollars in the New Hampshire, Maine, and Massachusetts region but not Vermont.Erik Urbanek at Commercial Properties has a good book of work in Southern and Central Maine and seeks to expand into New Hampshire.Christine Soutter with City of Somersworth Economic Development bedazzled pre-improvement levels for 5 to 7 years.  Christine also shared that the infrastructure work beautifying downtown Somersworth is scheduled to be wrapped up in November of 2014.Christian Stallkamp with does design/build.  Preston let us know that there is a national developer doing a large deal in downtown Nashua that is going to be part of a Renaissance there.  This 210,000 sf proposal will be mixed use and have 228 units and entail 3 buildings. Art Bonin with A R Bonin Companies has the Seabrook Racetrack under contract although they are lining up backup offers.  Art also has a 1031 property in Plaistow.  There is 48,000 sf of industrial condos, a 12,000 sf Planet Fitness with 10 years left on their lease, a 12,000 sf auto parts distributor, and two 12,000 sf leases available. There are three tailboards and 30 foot clear height featured too along with enough exposure for one space to be used as a showroom.  Lease for $5.95 psf and buy for 3 million dollars. David Speltz with Keller Williams has something going for 8 dollars psf and lots of parking on Central Avenue in Dover.  It has been used for Storage but could be other things.  David also has 150 acres in Middleton that is zoned residential.  Good for a residential development.Robert Cruess with TF Moran announced that the decaying and unsightly Racquet Club of Concord is going to be totally redone and come out the other side as the Executive Club.  There will be a large medical portion of the development which is a new model across the country.  There is 90,000 sf altogether and 25,000 sf of it is medical.Tom House with THA Architects has seen some things on Epping Road in Exeter getting ready to take off.Andre Tremblay with Franklin Savings Bank has several buyers of apartments.  After last months meeting Andy Fleisher approached Andre and said he had a possible group of units for sale.  Andre emailed Andy’s listing to his buyers and they are closing next month.  Andre donned his membership hat and urged all to sign on up to avail themselves of good synergy.Mary Ellen Humphreys with Rochester Economic Developmentnoted that downtown Rochester also has the 79e deferment on escalation in assessments for 5 to 7 years after improvements.  There are a lot of interesting properties for sale in Rochester and Mary Ellen heads up the expedited review process through the boards and departments.  Mary Ellen will have your back to keep you coming back.  Rochester also has a jobs program and a façade program.Al Silva with Silva Graphics is working with a client that recently purchased the old armory in Dover at 99 Oak Street.  There is a custom bike store and a 50’s diner, so come on in and compliment these other tenants with your own setup.Vince Chestnut with Alpha Locksmith knows you won’t need him every day but is there when you do.Barbara Lizotte with Tobey & Merrill Insurance has a client looking to expand.Sean Peters with KW Commercial has the former Rochester Trust Bank building at 22 South Main with a lot across the street and 15 parking spaces going for 975 thousand dollars.Doug Martin with KW Commercial works out of their Bedford office.  Doug’s newest listing is 93a Plaistow Road in Plaistow.  This entails a 10,000 sf strip mall with a residential area above.  The residential units are full and there is 3,000 sf to be leased at 13 dollars psf NNN.  This all can be purchased for 1.2 million dollars and will serve up a 10 cap even if the 3,000 sf leases out at 12 dollars psf NNN.  There is a gas station on site which drives up the traffic.  Lots of takeouts are interested in the open space.  Also Doug has a 30,000 sf lot in Groveland, Massachusetts going for 550 thousand dollars that was a gas station and is on the river right where they redid the bridge to Haverhill.  This has a stop light and got an environmental cleanup.Tom Duffy with Prudential Verani noted that they have a name change coming from Berkshire Hathaway and Warren Buffett.  Maybe Berkshire Buffet of Property would ring true.  Tom is taking suggestions.  Tom has a price reduction on a 15,000 sf building that is 94% leased at 114 Londonderry Turnpike.  This was going for 809 thousand dollars and now for you it is 750 thousand dollars.  There is just one small 500 sf unit available.  All of this and it is just a mile from the exit. John Konevich with Alliance Capital Funding has a variety of lending programs and can do 100% of good will to 1.5 million dollars with long terms and no prepayment penalties.Tony Donovan with KW Commercial services from Portsmouth to Portland and has a new listing in Southern Maine that is a confidential restaurant listing and catering operation.  They do a lot of weddings and are OK with a sale/leaseback.  This could be a 1031.  This is a large and unique property and the chef/owners are good stuff.Ralph Pope with Coldwell Banker also has a listing in the Seacoast’s Rochester downtown.  These two properties can be bought in a package or left separate.  One has 4 commercial and 16 residential and the other has 3 commercial and 13 residential.  The former can be obtained alone for $1,095,000 and buying both brings it to the beautiful bubbly price of 1.6 million dollars.Bill Cormier with Hourihane Cormier Realty showed us all his beach sandals he wears year round in the Seacoast’s Rochester and featured a 1.9 acre parcel that Profile Bank was going to build a branch on.  This is available for 250 thousand dollars and they are more interested in who might go there than the numbers.Ute Luxem with Profile Bank chimed in on this offering and noted that this is a wonderful area near Home Depot.Ken Lambert with Olympic Contracting has a developer looking for land for assisted living in Southern Maine and Southern New Hampshire.Doug Frizzell with UBSannounced that this is his 19th year as a financial planner and asked are your investments protected at a 16,000 Dow height?Heather Burr-Carey with ARS Restoration Specialists  helps with bio-hazard recovery and mold remediation.Steve Wurtz with People’s United Bank can do commercial lending to business operations, not just real estate.  Steve has lent to Sig Sauer for operations and also provided overall comprehensive lending to them.Danielle Lape with King Real Estate has 12,000 sf in Seabrook that can be subdivided.  There are two loading docks.  This is going for 6.75 dollars psf NNN or can be purchased for 375 thousand dollars.  Also available is 2600 to 6000 sf in Newington at Shattuck Way in Newington with lots of parking and 14 dollars psf modified gross.Mark Danie with People’s United Bank knows of a listing that includes an auto body facility with 5 other units in front.  REMAX has the listing.Carol Estes with Optima Bank let us know that CDC loans are not just for real estate.  They can be used for equipment financing also.Ray Dugdale with BDC Capital & CDC can help with more than SBA 504 loans.  From their other group they can provide financing for the down payments and bridge financing as well as mezzanine financing.  Another option is fully followed asset based lending.  They serve all of New England from their Wakefield, Massachusetts base.Andrew Shakely with Nutec Corp offers Architecture and Engineering.  They are happy to help with some quick preliminary drawings and renderings and are working on a 45,000 sf factory in Delaware which they did rough design of in a week and a half.Andrew Ward with Colliers has an office condo at 861 Lafayette Road in Hampton that is generating a lot of interest.  The two floors can be leased separately and things are all up to code with two means of egress.  The first floor was just renovated and it would suit a financial services office or a doctor.  It is next to Doctor Stevens and is available for 250 thousand dollars.Peter Whitman with KW Commercial has 6 multi-family units in the Seacoast with great numbers and is a legitimate 10 cap, a clean building, and in a great neighborhood.  All of this for 300 thousand dollars.Ben Langlois with President Constructionhelps with banks, corporate, and commercial.  They are a new company with knowledgeable staff and willing to do the right condo or residential.Jay Comstock with Real Property Management just manages and so brokers need not worry that the sales opportunities will come back to them when they refer to Jay.Sean Fitzgerald with Granite State Development serves up 504 SBA products that allows businesses to purchase real estate and capital equipment for 10% down and 40% of the loan fixed for 10 and 20 years.Jonathan Shapleigh with Bank of New Hampshire serves the Seacoast cash.Dave Garvey with KW Commercialhas 14 acres in Durham that has an approved TIFF to get water and sewer supplied to this future subdivision.  Dave also has 30,000 sf of strip on 6 acres in Newfields next to the Dunkin’ Donuts with a 19,000 per day car count.  A grocery store would be phenomenal and 1.5 million dollars buys it up.Bob Viel with Remax Legacy cast kudos to John Konevich and Ute Luxem for each helping with a very challenging transaction.  It was great working with both of them.  Bob has a 20 thousand dollar drop in price for an office off the Spaulding Turnpike that now lists at $269,900.  Bob also has an 875 sf end unit for lease in Farmington for 1295 per month.Susan Scanlon with Commercial Properties has some cool space in Augusta that underwent a neat renovation.  There is 7500 sf of class A space on Water Street.  It could be a grocery and café and a deck on the river.Erik Urbanek at Commercial Properties has 24,000 sf on two stories on Forest Avenue in Portland.  This was a counseling center and is available for lease at 12 dollars psf NNN and might go for 10 if improvements were made by the tenant.  There are 20,000 vehicles per day passing and it is a half mile to 100,000 sf of retail.Christine Soutter with City of Somersworth Economic Development touted 26,000 sf of nice manufacturing space at Malley Farm where all utilities are available and it is affordable for a manufacturer.  Also the city owns a number of parking lots that they would love to hear developer’s proposals for developing these assets.Christian Stallkamp with CBRE has a church near Weirs Beach in Laconia that is zoned residential and is a stones throw from the beach.  It might work as boat storage.  Also in Dover the Saint Charles parcel is having some of the restrictions to the sale loosened and it may become a family style restaurant.Doreen Austin with Northeast Credit Union says that lots of people don’t think about a credit union but please do so as they are way under their lending cap.  Doreen is not new at this and knows how to bring things together.James Schwartzkopf at North Branch Construction services municipal, manufacturing, commercial, industrial, multi-family, and dirty restorations.Marie Bodi with CP Management manages property such as the well-known Harbour Place, Two International Group Holdings, as well as the Thirsty Moose which are all in Portsmouth or at available and the whole plaza is getting spruced up.  Rates are 12 to 14 dollars psf for these retail opportunities.  Ken Berry with Berry Engineering can assist with construction administration also for NHCIBOR cares that has recently contributed to the Community Tool Box that helped get a railing on a deck for a 70 year old.Preston Hunter with Eckman Construction is looking to hire a marketing coordinator to work out of their Bedford office and that is familiar with Architecture, Engineering, and Construction.Art Bonin with A R Bonin Companies has Two Liberty Lane in Kingston where the current owner wants to get into something larger.  The price has dropped from 400 thousand to 350 thousand dollars and this is a legitimate 13 cap.  Art also has an off market exclusive large limo operation in Southern New Hampshire.  It is labor intensive but does a gross business of 3 million dollars per year.  They are asking 2 million and will hold paper on 1 million.Tom House with THA Architects is working through HDC in Exeter with a project.Andre Tremblay with Franklin Savings Bank mentioned his apartment buyers again.  Up to 500 units for these three entities.  On the last deal all three made an offer.  Andre also has a buyer for mobile home parks in New Hampshire, Maine, and Massachusetts.  They are looking for 100 units typically but will look down to 10 units.Mary Ellen Humphreys with Rochester Economic Development  announced that there is going to be another business startup competition in Rochester.Al Silva with Silva Graphics enjoyed working with Nutec Corp on the Sig Sauer project.Sean Peters with KW Commercial talked of his 22 South Main in Rochester offering again.Doug Martin with KW Commercial has self storage approved to be built on Route 28 in Derry for 2.5 million dollars.  There is 20,000 sf under construction of the 70,000 sf designed.Tom Duffy with Prudential Verani had 42,000 sf of industrial condos to lease last June and there is only 6500 sf left to go.  It was a very good Fall!John Konevich with Alliance Capital Funding welcomes bank turndowns and places them with a non-bank so the bank can maintain banking relations.Tony Donovan with KW Commercial has 6000 sf on 2 acres in York for purchase or lease where NAPA is now.  525 thousand dollars to buy.Ralph Pope with Coldwell Banker is looking for a pub spot in Dover and has available in Epping a high traffic restaurant opportunity across from the Holy Grail for 2500 dollars per month or a buy at 219 thousand dollars.Bill Cormier with Hourihane Cormier Realty has 800 sf on Upper Square in Dover as a sublease to Holy Rosary Credit Union.  This space fronts on Third Street and there is 3 ½ years to go.  They are asking 1500 dollars gross and are more interested in who will go from 200 thousand dollars to 90 million dollars.  They worked with North Branch whom they found up to snuff.Peter Whitman with KW Commercial mentioned again his 6 unit for 300 thousand dollars that is a legitimate 10 cap.Bob Viel with Remax Legacy has a listing back that is a pizza place in Farmington that is going for $169,900 and is a 10.5% return on investment.Susan Scanlon with Commercial Properties is working with 2 or 3 brokers from New Hampshire who are looking in Portland.  If you have clients looking there send them to Commercial Properties and they will return them to you happy as clams.Erik Urbanek at Commercial Properties has a lot of very good products in the Portland area and lots of enjoyable clients.  Happy to talk to brokers and developers.Christine Soutter with City
