Steve Mangekian and Petie Cummins with Alpha Building Inspections were the breakfast sponsors for this meeting. Steve has been an Inspector since 2004 and has performed thousands of inspections throughout his career. In December, Alpha Building Inspections will add their 5th inspector to their team and are continuing to grow. Petie Cummins, a recent graduate from UNH, began working for Alpha Building Inspections in September as their outside marketing rep.

Bob Marchewka with One Commercial Real Estate has an industrial client looking for 15k to 25k sf in the Dover/Somersworth area that is preferably on 10 acres of land.

Chris Mark from Restore My Floor says if you walk on it, we work on it. They provide cleaning, maintenance, and installation of carpet, vinyl, ceramic tile, grout, and wood floors. Lots of members thanked Chris for some of the work he has done for them in the past.

Nathan Couse with Make a Difference Landscaping owns a landscaping company that is located in the seacoast area. They specialize in landscape design and installation, landscape lighting, irrigation systems, property maintenance, and snow/ice removal.

Bryan Dubois with Dubois Associates is a leading provider of real estate valuations for the mortgage-lending marketplace. With many years of experience in the business, they have a proven track record of reducing lenders’ time, efforts and costs in managing the appraisal process.

Brian Sowers from Belfor Property Restoration offers professional 24/7 residential and commercial restoration services in the New England region.  Whether you have fire, water, flood, smoke, mold or any other property damage caused by manmade or natural disasters, they can mobilize and complete the restoration process getting your family or business back on your feet as quickly as possible

Ellen Bates with Office Interiors now has 6 designers on her staff. Their professional interior designers have over 100 years of combined experience in space planning, interior design, furniture selection, and project management.

Abby Morneualt with USB and UNH joined us for the third time. She is a senior at the Paul School and an intern at USB Wealth Management.

Andy Ward with Colliers International has a client looking for an industrial building that is anywhere from 10k to 30k sf in Southern NH. The more doors this building has the better.

Jay Lee with Berkshire Hathaway Verani Realty has 3 cash buyers with each up to a couple million.

Paul Alfano with Allobar Strategies provides unparalleled personalized real estate tax consulting services to a broad range of commercial and residential clients in New Hampshire. They specialize in all commercial property types, including industrial; retail; multi-family and special use properties.

Nicole Canavan with Berkshire Hathaway Verani Realty has a client looking for a warehouse building in Londonderry with 6k to 8k sf. Truck space is needed.

Robert Cruess with TFM Engineers provides full service development planning and engineering services for retail, industrial, energy, office, institutional, and residential properties. They have been providing New England with engineering excellence since 1968.

Keith Turgeon with Namtek can provide any buyers with Internet availability, fiber optics and Internet connectivity. Additionally, they do have tours available for major data centers.

Kyle Kadish with Advantage Wealth can help with 1031 exchanges and other vehicles that deliver similarly.

Steve Mangekian with Alpha Inspections has been an inspector since 2004. In December, the company will add their 5th inspector to the team and perform both residential and commercial inspections. Steve was the sponsor for this month’s meeting.

Hank Beresin with First Street Business Brokers has buyers in the medical field that continue to buy small companies up to 6-7 million dollars.

Kevin Raymond with Optima Bank currently has no cash buyers, but plenty of money to lend out.

Scott Kingsley with Primary Bank provides commercial, industrial, and residential loans.

Mark Brunelle with Gendron Commercial Brokers specializes in negotiating leases and purchasing property, which provides buyers, sellers, landlords, and tenants invaluable insight to understanding the real estate process.

Joe Cunningham with Cunningham Associates provides insurance. Give him a call to run the numbers on the deal you are doing. He’s been in the insurance industry for 16 years.

Bill Jean with Fulcrum Associates provides CM for tenant improvements and ground up development.

Jay Pearson with EquiVise, LLC. owns and operates 500 apartments in Portsmouth.

Jason Settineri with Build It delivers expertly planned interior renovations for both privately and publicly held companies.

Cassie Farley with NAI Norwood Group currently has 10 different cash buyers.

Jamison Bibaud with Masiello Commercial Associates has a buyer looking for 8k-12k sf in the Dover/Somersworth area.

Pam Bishop with Federal Savings Bank is a commercial lender.

Kate Bristol with NewVo Interiors has an event on 25 October 2018, Thursday, from 5:00 to 7:00 pm at their office at 60 Rogers Street in Manchester that offers some CEU for design. Mobile work stations, changing technology, and productive environments will be discussed while free refreshments will be distributed. Learn and be wined and dined. A door prize is another present.

Caitlyn Burke with CBRE has no cash buyers currently.

Tony Fallon with Tony Fallon Architecture informed the group that, if a commercial space is bigger than 1,000 sf, it is required to have a power operator door… good thing our friend Vince from Alpha Locksmith can fill your needs.

Jeff Boufford with Boyd & Boufford Insurance provides insurance to Southern NH. They specialize in commercial real estate.

Ross Gagne with Blake Equipment is a commercial sales engineer. They have HVAC and water treatment equipment to help solve any of your problems.

Rebecca Chitno with Avison Young is the marketing coordinator for the company. They specialize in project and property management.

Mary Ellen Humphrey with Durham Economic Development attended her last CIBOR meeting!!! She is moving soon and we would like to thank her for all of her contributions to CIBOR over the years and wish her the best of luck!!!

Dave Garvey with KW Commercial has a cash buyer looking for 200 acres in the seacoast area that is on a major road and has land in the back.

Jeff Hiatt with Performance Business Solutions serves up segregation of costs succinctly for the new tax code and wrangles regulations to your benefit.

Ryan Theil with A1 Exterminators of Lynn, Massachusetts lives in Dover and is helping them move into New Hampshire given his 5 years of industry experience.

Matt Lefebvre with Elm Grove Realty has a buyer looking for mobile home and RV parks up to a couple million dollars. Also, another buyer is looking for 25k-35k sf in Manchester and parking is necessary.

Mark Whelan with NorthMarq Capital is the vice president of the company.

Ethan Nash with KW Commercial has a buyer anywhere in the seacoast area looking for 10k-50k sf.

David Choate with Colliers currently has a cash buyer looking for a building in the greater Dover area in which to store his private car collection.  All ideas welcomed!

– Jeff Boufford can help any affiliate members out who are seeking membership and membership is up 8%, but- Affiliates have dropped 14%.

The next Statewide Marketing Meeting is next Wednesday, October 24, at 166 South River Rd. in Bedford.

 

Listings

Bob Marchewka with One Commercial Real Estate has a development site in Dover that is currently a carwash. It’s currently listed at 1.2 million dollars.

Bryan Dubois with Dubois Associates has a 1-room office listing for 200 dollars a month.

Andy Ward with Colliers International has an office in downtown Portsmouth that is 4,800 sf. The office has a really nice commercial kitchen in it, along with 2 conference rooms. Also, another listing in Rochester that is on 12 acres of land with 436 feet of frontage on Route 125. It’s currently valued at $500,000, but the owner is accepting bids (at any price) through 10/31 – call Andy for details.

Jay Lee with Berkshire Hathaway Verani Realty has three bank sites for all the bankers to plunk all their cash. In Nashua, there are 42,000 cars per day; in Londonderry, 26,000 cars per day; and in Salem, New Hampshire, 40,000 cars per day. The locations are end caps and pad sites with drive ups. Another listing is 2 Commerce Drive in Londonderry, NH, off Route 93. It is 4,100 sf and valued at $600,000, with 26 parking spaces available.

Nicole Canavan with Berkshire Hathaway Verani Realty has a listing coming soon that is an automotive repair shop in Fremont, NH. All the tools and equipment are included. It’s currently valued at $600,000.

Hank Beresin with First Street Business Brokers has a listing for a transportation company on 3 acres of land. It’s currently valued at $200,000.

Romeo Danais has a 109,000 sf big box store that is currently empty and looking for a single tenant.

Eve Hoefle with Two International has 2 listings for office space on Rye St. at Pease. One of the office spaces is 9,800 sf and the other is 5,000 sf.

Cassie Farley with NAI Norwood Group has a listing for office space and the space is 4,600 sf and valued at 1.2 million dollars. Additionally, she has 4 units available in Granite Town Plaza on 185 Elm St in Milford, NH. These units range from 750 sf to 12,000 sf.

Jamison Bibaud with Masiello Commercial Associates has a package deal for a retail/commercial listing in Tilton, NH. The first property is 2,200 sf, which is valued at $250,000. The second property is 4,200 sf and has 2 floors, which are both approximately 2,100 sf. This property is listed at $229,000. Both properties were built within the past 5 years and have town water, sewer, and natural gas. Both buildings can be sold separately, however, and it doesn’t need to be a package deal.

Caitlyn Burke with CBRE has a 2,000 sf office space located in Portsmouth.

Dave Garvey with KW Commercial has an 11 lot subdivision listing in York, ME, which could be a great investment. He also has a listing on 24 acres in Barrington that has 25 units approved. It’s currently listed at $499,000.

Matt Lefebvre with Elm Grove Realty has 3, 8, and 13 units listings in Manchester. He also has a 5,600 sf building in Hudson for lease, which is going at $8.50 per sf.

Ethan Nash with KW Commercial has a listing for a 12 unit building in Rochester, NH. The rents are a little undervalued and is listed at a 8.5-9 cap.

David Choate with Colliers has a listing on 23 High St in downtown Portsmouth. The property is 2 levels and 1,231 sf, which is priced at $4,000/month plus utilities.  He also has an industrial building in Dover on 17 Production Drive that is 30,000 sf and available for lease after 12/31 for $7.00 NNN.

Hank Beresin with First Street Business Brokers is looking for a unique printer that specializes in branding and packaging, anywhere from the 2-6 million dollar range.

Jason Settineri with Build It is looking for 4-5 wood carpenters to help out with a project.

Tony Fallon with Tony Fallon Architecture is looking for donors to help him in a cause against fighting addiction.
