Tom House with THA Architects was the breakfast sponsor. THA Architects has been in business for over 10 years. They do commercial and residential architecture, design, planning and consulting. They have worked on projects for condominiums, multi-families, senior housing and mixed-use. Last year they completed 32 projects with many repeat clients. Andy Ward with Colliers has a buyer in Portsmouth looking for an office space that will fit school requirements of 6,000 – 8,000 sf. They prefer a stand alone building but, if not, they do not need to be on a first floor. They would consider any properties in Portsmouth, Merrimack, Danvers and Topsfield. He is most interested in knowing about off market properties for his client.

Ben Baroody with Baroody Real Estate has a buyer looking for 10,000 – 12,000 sf in the Manchester area for a food processing plant. Property needs a loading dock and client’s budget is under $2 million.

 Bob Marchewka with One Commercial Properties has two buyers in Portsmouth. One needs industrial space, roughly 10,000 – 20,000 sf and an office downtown. If you know of anything, even a bit odd, they want to take a look.

Hal Kreider with Northwood Economic Development Committee approved plans for Johnson’s Brewery and they will be breaking ground this spring.

Jason Settineri with Built-It Construction is located in Plaistow, NH. He has a potential buyer who is looking in the Merrimac Valley area for raw land or vacant building for 100K.

Chara Gannett with Building Envelope Specialists works closely with architects and engineers and are the people to call if you have a building that needs assessment.

Scott Whitaker with Building Envelope Specialists has a buyer that is looking for a warehouse in Portland, ME.

John Kageleiry with Verium Asset Management provides management financial planning for independent contractors.

Tony Donovan with KW Commercial has a cash buyer looking for a commercial investment property in Biddeford, ME to the Seacoast. No budget or sf requirements, just needs to be the right property.

Ute Luxem with Profile Bank has the money to lend for all of these commercial projects. She has a client with a property for sale. She passed around the flyer for a property located on High Street in Somersworth.

 Rick Dolce with CDL | Foss & O’Neill are civil engineers who conduct environmental studies and site designs for local and federal permitting.

Jamie Brewer with Kennebunk Savings provides commercial lending to clients. They are financing big hotel projects and are able to do cash refinancing for your cash buyers.

Brad Mall with Consultant Services has their main office in Kennebunk. They are monitoring the construction of a $500 million project right now in Maine. They want to meet more lenders and do more oversight work in NH.

Al Silva with Silva Graphics is located in Stratham. Recently they created an ADA compliant sign with a digital picture to add some sophistication to it.

Mary Ellen Humphrey with Durham Economic Development helps businesses move into Durham. If you are thinking about doing a project in Durham, she is a great resource to reach out to first.

Ralph Pope with Coldwell Banker Commercial is looking for a building with historical significance and character. Property must have multiple units and be located in the Seacoast.

Rick Mulvee with Tower Realty Group is looking for deals with hair on them. He wants the worst building in town with the best potential and environmentally challenged properties with a 5-7 year turn around. He has a budget of $20 million or higher. True cash buyer with $75 million in cash to spend.

Dan Barufaldi with DBIDA passed around a RFP for the waterfront project located on the curve of the river in downtown Dover. The 32-acre parcel could be broken up by multiple developers or just one. The City of Dover will be investing $6 million into the project for infrastructure.

 Andy Fleisher with NAI Norwood Group is working with various investors in the New England area.

Ethan Ash with KW Commercial has a buyer client who is looking to purchase land in Barrington. Another client is looking for 3,000 – 5,000 sf flex space in Exeter or Stratham for lease or purchase.

Dave Garvey with KW Commercial has two cash buyers. One is looking for a single tenanted  $2-4 million property in Portsmouth. The other cash buyer is looking for a $1-1.4 million property with multiple tenants and would consider any type of property located downtown, on Islington or Middle Street.

Jeff Brown with Cross Insurance has an announcement that he has resigned from TD Bank and decided to make a professional move in to insurance.

John Hickey with Structure Tone is the VP and works out of the Boston office. This was his first time coming to the NHCIBOR meeting.

Thomas Roy with Structure Tone is also attending his first NHCIBOR meeting.

Chris Hildreth with RDK Engineering is headquartered in Andover, MA. They do a lot of work in Boston and NH area. Tom House invited him to attend the meeting.

David Choate with Colliers has a retailer called Play It Again Sports that is looking to purchase 4,000 – 6,000 sf space. They have used sporting equipment that they sell. They want to be in Portsmouth in a combination retail/back warehouse space. They would also consider leasing.

 

Announcements

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at the Keller Williams training room at 168 South River Road in Bedford from 9:00 to 10:15 am.

The NHCIBOR Professional Development Series: Commercial Broker Lien Law and Bankruptcy is scheduled for November 10th from 8:30 to 11:00 am at the Keller Williams Training Room at 168 South River Road in Bedford. Featured instructors for this event are Matt Johnson and Bert Zalinsky. We still need a sponsor for this event if anyone is interested.

NHAR Installation is on November 16th at the Sheraton Portsmouth Harborside located in downtown Portsmouth. Join incoming President Gerry O’Connell and his Executive Committee for its installation ceremony and dinner, plus a fundraising event for CIBOR Cares and a performance by comedian Juston McKinney.

Scott Forte is coordinating the new CIBOR Massachusetts meeting this month. The meeting will take place on November 9th at The Grog starting at 5:30 pm.

NHCIBOR Sponsorship Committee is looking for sponsors for the Annual CIBOR Holiday Party along with items to raffle. The proceeds of the raffle will go to support CIBOR Cares. This is a great opportunity for Affiliates to get their name out to all the Brokers.

Christopher Mark with Restore My Floor recently worked on the former Coat of Arms space in Portsmouth. They helped the new restaurant owners remove layers of glued carpet to get back to the original flooring and saved them 40% on pricing.

 Joe Friedman with Brooks Properties passed around a sheet of listings in the I-93 corridor including office and industrial buildings; old and newly renovated properties.

 Russ Doyle with Two International Group has 1 space available at 222 International Drive at Pease. Owners would like to see the building 100% leased. He also has another listing at Pease with 7,400 sf flex space with lab/RD, overheard door, warehouse and no common area. Suite is completely self-contained.

 Andy Ward with Colliers has a new listing of vacant land in Rochester. The land is in the highway district with many permitted uses including multi-family and commercial. It’s at the intersection of Rochester Neck Rd. and Route 125 and it’s a  motivated seller – asking $500,000.

 Ben Baroody with Baroody Real Estate has a new listing he posted on CIBOR. He is selling the hottest restaurant in downtown Manchester. $350,000 with seating for over 100 people, outdoor patio, plans for an addition and 75 car parking lot.

 Bob Marchewka with One Commercial Properties has a listing that is currently under construction over at Dover Point Road (“Pointe Place”). He is leasing first floor commercial for $15 PSF shell space. Prime location for retail or office that would benefit from the residential that surrounds it.

 Robert Cruess with TFMoran worked with SNHU on their new dorm rooms. He also mentioned they are opening a new College of Engineering which will be a great advantage to NH.

 Andy Fleisher with NAI Norwood Group has a new listing located at 40 Middle Rd in Portsmouth. It is a former gas station. The tanks have been removed, 1.9 AC, best suited for general residential or 1-2 units. Possible to get a variance form the town for 4 units. Asking price is $520,000.

Ethan Ash with KW Commercial has an office listing on Islington Street in Portsmouth, 1,100 sf, recently renovated, 2 private offices, elevator, ADA compliant and asking $15.50 PSF.

Dave Garvey with KW Commercial has an apartment complex for sale with 30 units, 6.29% cap rate, building is fully occupied and only seven minutes from shipyard.

 David Choate with Colliers has a property listing at 1039 Islington at the Gateway Village in Portsmouth. There are three office units – one on the first floor and two on the lower level – for a total of 2,970 sf.  The owner sold his business and would like to sell as a package for $599K.

 

Haves and Wants

 

David Choate with Colliers is looking for an industrial space in Exeter or Seabrook with 20,000 sf and the higher the bay the better.  He’s working with another client called Wagz, a smart collar for dogs. They are looking for a 2,500 sf warehouse while they consider building a much larger facility.

 Catie Medeiros with The Kane Company has an investor looking for a commercial property in downtown Portsmouth to purchase. No budget, just needs to be attractive for the client, please let her know about any off market opportunities.

Joe Friedman with Brooks Properties has a couple buildings for sale in Salem. Properties are mixed use, occupied and unoccupied. He has one that is 100% occupied by a daycare on the Andover border with a 6% cap rate.

 Russ Doyle with Two International Group can start prospecting potential spaces for a far out timeline because of current leases and knowing which tenant might be moving or expanding their space. For example, if you have a client whose lease ends in June of 2018, they can start looking now for options that will fit that timeline.

 Andy Ward with Colliers has two office listings – both 2,700 sf in Milton at the end of the off ramp Exit 17. Lease rates are $13.50 PSF and units are also for purchase.

 Robert Cruess with TFMoran has written a book that is now available on Amazon called Time is all we have.
