Mark Sullivan with Seacoast Asset Management  was the breakfast sponsor.  Mark shared that the USA Department of Labor recently passed a bill that will help all of those with investments.  This bill requires that everyone with a securities license take care of the interests of their clients first along the lines of a fiduciary which is the way in which Mark’s business has always operated.  Mark welcomes the additional protection for investors and opines that financial statements should all start to grow more quickly.  Mark is happy to help but also recommends that bankers refer clients to their in house trust departments as they are also fiduciaries and have a long history of optimizing things for clients first.  Mark was on the other side early in his career where sales goals of the advising company took priority and has enjoyed these many years running an independent fiduciary company focused on client gains.  A valuable service that Mark provides for clients is a keyring that can be plugged into a computer that contains one’s allergies, power of attorney document, emergency contacts, and health care directives for immediate availability during an incident.

Steve Mangekian with Alpha Inspections recently inspected a prison for the first time.  These 21,000 sf in Goffstown are going to be up for an unknown redevelopment use.

Coach Fred Attalla with Points East Weichert has an investor looking for a Class AAA single tenant building in the seacoast for plunking 3.5 million dollars this year.

Caitlin McGuinness with CBRE|Portsmouth has a restauranteur looking for up to 4,000 sf in both Portsmouth and Newburyport.  Locating in both is the goal and they may purchase.

Jameson Paine with KW Tidewater Cove Group will be on the KW Commercial Team.

Don Marshall with Marshall Associates is a general business broker throughout New Hampshire.  Don has a grocer looking for 2,500 to 5,000 sf anywhere in New Hampshire for a grocery anywhere in New Hampshire.

Bob Marchewka with One Commercial is looking for 5,000 to 20,000 sf of industrial in the Seacoast as close to Portsmouth as he can get.  Probably not in Dover, but Stratham, Hampton, Greenland, Rye, if not Portsmouth. are what might work.

David Choate with Colliers has a small creative office that is just starting and looking for some space for under 120K.  Something tired is OK as they would provide the cool cover.  Their ideal is to find something they can occupy half of for a 504 deal and a lease out of the balance.

 

Announcements

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at the Keller Williams training room at 168 South River Road in Bedford from 9:00 to 10:15 am.

Immediately past president, Bob Marchewka is this year’s NHCIBOR Realtor of the Year.  Bob has also joined a national committee and is on track to be the next Tom Riley.  Bill Jean is this year’s NHCIBOR Affiliate of the Year and all appreciate Bill’s voluminous contributions to various committees.  Bill is also happy to talk up the value of joining NHCIBOR.

2018 is now open for breakfast sponsorships.  Contact David Choate if you wish to sponsor in 2018 in January, July, November, or December.

Tad Dziemian with Neighborhood Energy helps you lower your energy payments with no cash paid.  So you know, Eversource is going to 12c per KwH on 1 July 2017 while Tad offers 8.5c for commercial and 7.9c for residential.

Gary Gletow with TD Bank is a commercial lender and is working with Diane Lewis on a rental car company that needs a place to store cars.

Andy Ward with Colliers has a bunch of retail listings in our locally very strong retail market.  Downtown Portsmouth there is a 30 dollars psf NNN spot and at Plaza 800 there is a 13 dollars psf NNN location.  Andy also knows of three upcoming 1,500 sf Downtown Portsmouth retail offerings that will catch 5,000 dollars per month gross.

Tom House with THA Architects is working a lot with Waterstone on Granite Ridge in Rochester.  They recently broke ground on a 35,000 sf building and there is 15,000 sf that is available.

Ralph Pope with Coldwell Banker reminded us of the Rochester gem of two Downtown brick buildings.  For 995K, you gain 16 apartments and 4 commercial spots.  For 745K, you pick up 8 residential units and 3 stores.  1.69 million says you buy both.

Jay Lee with NAI Norwood has a Hooksett retail site that could have a 2,500 sf with two drive ups or 8,000 sf for a restaurant.

Vince Chestnut with Alpha Locksmiths says sleep securely with his solutions at your assets.

Fred Attalla with Points East Weichert has the former candy store on US-1 for 695K.  The owner is retiring so a sale is preferred.  For those looking for restaurants, there are two acres and a building for 399K in Kingston.  Fred announced the sale of the Merry Hill Farm in Nottingham on US-4 to a family doing a B&B along with a garden to table restaurant.

Hank Beresin with First Street Brokers has two new listings.  One is a pair of lots that total 4.5 acres close to 95 in Salisbury, Massachusetts for 1.375 million dollars.  There is 540 foot of frontage on one of the lots and there are a variety of possible uses including storage.  The other listing is the Plum Island Grill offering a fabulous, one of a kind view, and great food.  It will be served up to you for 2.2 million dollars.

Gerry Mylroie with KW Commercial has two pieces of land in Waterboro, Maine that each could sport 20 house lots each.  Waterboro is the next town west of oceanfront Biddeford.

Corey Colwell with MSC/TFM happily provides free concept plans for sites with zoning/planning analysis, building footprints, and parking layouts to help you see what will fit.

Bob Viel with Remax Legacy is working with Corey on 22 acres in Hampton Falls for a development on some truly beautiful land that is going for 600K.  Bob’s 12.5 acres on Dover Point for 11 lots on the water has a lowered price of 990K.  In Danville, New Hampshire, Bob can toss you 112 acres with 46 lots for 850K.

Dan Barufaldi with DBIDA announced that the Downtown Foster’s building has sold again.  The new owners are the Horizon Trust and the price was 1.5 million dollars.  There are three new buildings potentially going up in Enterprise Park.

Heather Rowan with Office Resources has a client with 1,300 sf available in Downtown Portsmouth on Ladd Street with 3 private rooms and heavy media connectivity along with a toilet with shower all on the 2nd floor.

Dave Garvey with KW Commercial has a new listing of a 300 acre wood resource lot in Nottingham for 375K.  Also, Dave has an industrial development on NH-125 in Barrington where there will be four 5,000 to 10,000 sf buildings.

Marie Bodi with CP Management noted all of those around the room with whom she has done business.  They have all been a delight and include Tad Dziemian, Chris Ratte, and Al Silva.

Kaylee Gendron with Office Interiors let us know about a project in Haverhill for a European ski company where the room dividers will be mad of skis.

Joe Campbell with North Branch serves the 3 million to 50 million dollar project range and can be bonded to 90 million dollars.

North Sturtevant with JSA Architects works on the 1 million to 75 million dollar projects.

Catie Medeiros with Kane has a couple of listings.  In Orchard Park, there is 1,700 sf and 4,500 sf coming on Commerce Way.

Caitlin McGuinness with CBRE has 1,800 sf of medical office condo at 750 Central Avenue Commons in Dover.  For 235K, you can move right in to nicely appointed 3 offices and 3 exam rooms.

Matt Preston with EnviroVantage let us know that their demo teams have high reach equipment and robotics.

Rick Mulvee with Tower Associates has a buyer looking for industrial and high end hotels from two million dollars and up throughout the United States of America.  Better if not on same lot.

Sybil Morin with Colliers has a 3,000 sf restaurant in Goffstown with 1,000 sf of upstairs office/storage at 9 High Street for 4,500 per month NNN.

Diane Lewis with TD Bank has a dentist looking to buy or build in Epping and a used car dealer looking in Plaistow.

Ethan Ash with KW Commercial has 1,100 sf at 9 Madbury Road in Durham that was a yogurt place so there is a lot of commercial kitchen equipment but no hood.  A nice patio for watching the world go by for this buy at 20 dollars psf.

Chris Prior with EnviroVantage offers mold continuing education classes.

Don Marshall with Marshall Associates says the future was once plastics but is now carpet cleaning.  Buy the carpet cleaning business he is brokering and make 150K yearly.

Bob Marchewka with One Commercial, our esteemed ROTY and NHCIBOR past president, has two small offerings at Strawbery Banke.  One is 500 sf and the other is 350 sf.  They can be combined.  Bob also has a small office on The Hill and a 1,550 sf office over RiRa’s for those with the gift of gab.

David Choate with Colliers has a new Downtown Portsmouth listing at 32 Daniel Street that was a gallery and formerly part of the FA Gray store space.  These 900 sf are going for $2200 per month plus electric and taxes.  There is a small basement area for storage as part of it and the price psf  is dramatically less than offerings a few steps away on Congress Street.

 

Haves and Wants

 

Mark Sullivan with Seacoast Asset Management is a former boy scout of the year and has a workaround for you when the 1031 hunt comes up dry at deadline.  Send clients his way and make yourself look good.

Tad Dziemian with Neighborhood Energy says the price increase in the markets is dramatic with the lift to 12c per KwH since it has been at 8.9c since 2009.

Andy Ward with Colliers has Gateway Park in Windham which is a live/work/play development entering the build to lease phase.  A meat market was going in but now that spot is available and Andy would be happy to meet you about this.  The zoning here is a performance zone so very flexible with dozens of permitted uses.  They are looking for office tenants and the office buildings are in the 80,000 sf to 200,000 sf range.

Tom House with THA Architects helps with large and small commercial and retail.

Ralph Pope with Coldwell Banker has a buyer looking for things with good returns in Downtown Dover and another looking for cheap ocean fronts to renovate.

Jay Lee with NAI Norwood has an 18 and a 7  unit multi-family property and knows of a variety of others that could be available totaling 250 units.  There may have been some crowing about Korea.

Russ Doyle with Two International Group invites all to look at their beautiful available spaces.

Fred Attalla with Points East Weichert announced they had helped with Tuscan Grille and the relocation of Key Auto at Rockingham Park.

Mary Ellen Humphreys with Durham Economic Development maintains a broker’s license so please let her know of free CE opportunities.  Mary Ellen lives in Rochester and is enjoying the beautiful blossoming.

Hank Beresin with First Street Brokers has a long established day spa salon on the Seacoast for 900K that is a great location and serves up a 250K cash flow

Gerry Mylroie with KW Commercial thanked Mark Sullivan for breakfast, David Choate for chairing, Tony Fallon for taking minutes, and Corey Colwell for site planning.

Corey Colwell with MSC/TFM was the 1992 employee of the month.  Corey will be sliding into Robert Cruess’ seat at this meeting more often as time marches on.

Bob Viel with Remax Legacy is a broker in Maine and New Hampshire and is on the Education Committee for the Seacoast Board.  There are 27 classes free annually in Maine and New Hampshire.  Bob has Weeks Breakfast in Dover for 90K.  It brings in 100K per year and has lots of regular customers.

Dan Barufaldi with DBIDA announced that the Dover has lots more room so move on in.  This is largely due to some recent rezoning that has brought goodly amounts of land out of residential and into commercial zones.

Heather Rowan with Office Resources is working on their 2nd incubator project in the last two years

Dave Garvey with KW Commercial has two 14,000 sf footprints along with a 3,800 sf footprint and 3,100 sf footprint at the Hannaford Grocery Store on NH-108 in Dover

Marie Bodi with CP Management is on the board for the newly renamed “Gather” (family food pantry).  There is a 24 June 2017 “fill the seats” event at the Portsmouth Music Hall for them.

Catie Medeiros with Kane has 2,000 sf at 634 Central Avenue in Dover and 2,600 sf at Pease.

Caitlin MeGuinness with CBRE has 5,200 sf at Banfield that is high end inside despite the pretty pink outside.  Caitlin also has a 1,000 sf office above Ricci Lumber’s new building with plenty of free parking at a good, rare price.

Rick Mulvee with Tower Associates was in North Dakota recently and a party about to build 150,000 sf expected that their approvals would only take 4 days.  We are losing business because our highly regulated hoops and hurdles take more like 4 months.

Sybil Morin with Colliers has 2,400 sf of office with lots of parking in Nashua.

Diane Lewis with TD Bank says if you need money to buy the starter investment or the larger property, call her up.

Ethan Ash with KW Commercial is looking for simple space up to 5,000 sf for a cross fit gym which he frequents.

Chris Prior with EnviroVantage can clean ducts which is good for post construction or if there is an allergy flair.

Don Marshall with Marshall Associates has a Honey Dew Donuts in Seabrook going for $75,000 when it usually takes 400K to do a new one.  This is 80 yards from Seabrook Commons and was poorly managed which brings the bargain price for you to scoop.

Bob Marchewka with One Commercial has a cafe in Dover that could add dinner to the breakfast & lunch standard.  There are 100 seats, 2,300 sf, and high visibility

David Choate with Colliers has 7,500 sf left over at 27 Production Drive in Dover.  Until the end of June there is a special rate of 3.50 dollars psf with 1.75 for the nets.  Seacoast Media took 5,000 sf recently and this is a great building for storage or light manufacturing.  David enjoys seeing the young blood breaking into the brokerage ranks.
