Scott Kingsley, Joe Bator, and Dallas Lagerquist of Primary Bank were the breakfast sponsors.  Joe, their executive vice president, beamed about how great the economy is now and told of their success since launching just three years ago.  Their mission is to have the simple difference of starting with yes and seeking to stay with yes.  The founders are creative, entrepreneurial, and quick.  Their lending decisions are made in Bedford, New Hampshire, versus Charlotte or Toronto or Great Britain.

Mark Sullivan with Seacoast Asset Management features fiduciary fiscal finesse for your investments.  Mark also shared about our sharing noting that the 10th Annual Pease ‘n Carrots Holiday Food Drive to which CIBOR generously contributed led by Marie Bodi, was our most successful ever. It resulted in donations of over 8 tons of nonperishable foodstuffs, and the funds raised translated into the financial equivalent of an additional 68,156 meals.  See link below for more information.

Dave Garvey with KW Commercial is looking for 12,000 to 14,000 sf with 23’ clear height, loading docks, drive in docks, and some retail exposure along a major highway.  Land and building is OK.  Look sharp!  The need is now!

John Kageleiry with Verium Asset Management finely finds funds for investors as a fiduciary.

Art Guadano with AG Architects in Dover offers commercial and residential with a specialty in medical in Maine, Massachusetts, and New Hampshire.

Jay Lee with Berkshire Hathaway Verani tried to unite North and South Korea but was able only to stay married to his dear wife and come home to Verani.  Jay has a few groups looking for gas station sites.  The search ranges from 1/2 acre to 3 acres and price range from 2 – 5 million dollars in the area from Concord, New Hampshire to the Massachusetts border.

Jeff Brown with Cross Insurance can assist with construction policies and bonding.

Joe Friedman with Brooks Properties is a cash buyer of office and industrial in the 20,000 sf to 80,000 sf window along the I-93 corridor from Manchester to I-495.  If it’s got to go, call Joe.

Matt Lefebvre with Elm Grove Realty is looking for multi-families from 500K to 5M.  They can be rotten rough scary or turn key sweet.

Heather Johnson with RFS Retirement Funding Solutions is hoping to partner with 55 and over communities in New Hampshire and Maine along with realtors and developers of the same.

Rick Mulvee with Tower Associates has a buyer looking for deals with hair on them.  Bring Rick your rotten, moldy, mildewed, hazmat maxed buildings for rebirth.  These buyers are patient, all cash buyers that are fine with a 10 year exit strategy.  They do not like residential and the typical buy is from 5M to 20M.

Al Silva with Silva Graphics serves the tristate area from Stratham, New Hampshire.

Jeff Boufford with Boyd & Boufford offers commercial insurance for investors and landlords.  They are facile with writing policies for strip malls.

Kevin Raymond with Optima Bank shared they are celebrating 10 years of operation and have gotten 1 billion dollars operating in the economy.

Marie Degulis with Second Wind Water Systems let us know they are certified water quality specialists.

Tom Howard with John Turner Consulting offers geotechnical, construction inspections, environmental, and material testing.

Ray Sirois with Servicemaster has offices in Massachusetts and Rochester serving the tristate area.

Peter Hoekstra with Peniel Environmental whisks away your water, mold, and asbestos.

Andy Ward with Colliers has a listing for a long term client he shared.  At 40 Elmo Lane in Rochester, there is 21,000 sf going for 4.5 dollars NNN with NNN of $2.  It is a clear span building for storage or other low intensity use.

Dylan Cruess with TFM/MSC offers civil and structural engineering along with landscape architecture from two offices totaling 70 people.

Kyle Kadish with Advantage Wealth brings investment dollars to your real estate deals.

Eric Beauregard with Bangor Savings has 60 offices and dough that delights.

Gerry Mylroie with KW Commercial is looking for a self-service building or land for such entailing 5 to 6 acres in Southern New Hampshire or Southern Maine.

Marie Bodi with CP Management relieves your headaches by taking them on deftly.

Aaron Bennett with Criterium can help with flood elevation certificates in Maine and New Hampshire along with property evaluations.

Victoria Gray with Camden National Bank is a commercial lender.  They just opened a second loan office in Portsmouth.

Nina Cutts with The Institution for Savings has long term fixed rates on all green money.

Ethan Ash with KW Commercial serves Maine and New Hampshire.  Ethan is looking for 2,000 to 3,000 sf of retail on the Seacoast.  The party would prefer to own but may lease.  Money is flexible but they need water and industrial features for a brewing operation.

Ken Lambert with Red Thread, a Steelcase systems furniture dealer based in Portland, let us know he shifted there.  Come see their showroom with cutting edge concepts.

Bill Jean with Fulcrum Associates provides CM from Amherst, New Hampshire.  They have a few developers of multi-families looking for approved or almost approved deals to build.

Jim Gove with Gove Environmental shared information on HB 1104 which has passed the New Hampshire House and is on to the Senate.  The timelines for approvals are supposed to become quicker and, if the impact is 3,000 sf or less, the response is to be only days if prepared by a certified preparer.  The wild card remains the Army Corp of Engineers which randomly selects projects for review which adds 120 days minimum.  This is the first change of rules in 20 years.

Robin Comstock with Somersworth Economic Development says come on over to the goldmine that is Somersworth.  Downtown is about to get an overall facelift and the prices are as low as you can go, so get going to Somersworth.

Steve Mangekian with Alpha Inspections has 5 inspectors driving around the tristate area helping with bank draws on construction, relocations, and property preservation.

Peter Gluckler with Masiello is looking for apartments from York, Maine to Massachusetts up to 5M.  Also, Peter has a search for a small restaurant spot in Dover only in the 2,000 sf range.

Chara Gannett with Building Envelope Specialists helps keep the outside out.

Margaret Dodge with Service Credit Union has two branches in the Somersworth goldmine.  This local bank with a global reach makes local decisions.

Bill Johnson with PC Construction serves Maine, New Hampshire, Vermont, and Northern Massachusetts and can provide early guidance on how to and how much.

Chelsea Rogers with Creative Office Pavilion offers interior space planning and systems furniture.

Mark Lacoy with Allobar Strategies let us know that March 1st is the abatement deadline for New Hampshire.  If you have any market rent info for big box retail you can share, that would be lovely.

Mike Whitman with Bangor Savings helps all asset classes and loves construction lending.  Their in house limit is 30M.

Brad Moll with Consultant Services offers construction monitoring in the tristate area.

Hank Beresin with First Street has someone looking to buy a Property Management company within 40 minutes of Portsmouth.

Jason Settineri with Build It provides commercial and residential construction and is working on interior gardening.

Max Rogers with GL Rogers has 5,300 sf of space that was Access Sports at 1 Hampton Road in Exeter that Caitlin Burke and Kent White are listing.  The space can be split in half and it has a lot of lab space and 220v dedicated circuits.

Tony Donovan with KW Commercial in Portsmouth and Portland covers both states.

Romeo Danais, Investor is looking for industrial from Portsmouth to Manchester to Salem.

Mary Ellen Humphreys with Durham Economic Development lauded the progress and percolation in Durham.

Mike O’Reilly with Bangor Savings says the purchase of Granite Bank is on track and close to close.  They are assured with assets of 4 billion dollars.

Dallas Lagerquist with Primary Bank has great deposit rates and will bring the bank to you with online everything offered.

Erin Pike with Saint Germain Colliers helps with due diligence of environmental nature.

Barbara Lizotte with Tobey and Merrill confirmed commercial insurance is offered for all.

Ute Luxem with Profile Bank is a commercial lender and lauds the historic lows that are ticking and inching up.  So this is a good time to get off the fence says Ute.

Andrew Robbins with Colliers in Manchester has passed the broker’s licensing test for Massachusetts and New Hampshire.  Let this golden Saint Anselm goalie catch one for you.

Scott Kingsley with Primary Bank loves the spirit of this meeting.  They work night and day to get deals done  just like you.

Joe Bator with Primary Bank has great rates offering a good harbor for dough deposits.  On the 5th of March Boston Bruin Tim Schaller will be signing pucks at 207 Route 101 Bedford, New Hampshire from 4:00 to 6:00

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at Matheson Education at 166 South River Road in Bedford from 9:00 to 10:15 am (NOTE CHANGE OF LOCATION).

Tony Fallon with Tony Fallon Architecture is on the board of White Horse Addiction, Inc. which has helped collapse the overdose rate in the hardest hit county in the nation from 4-5 overdoses per week to 1-2 per month.  We have been donated 30 acres to create a campus with residential resources which will be a regional asset.

Mark Sullivan with Seacoast Asset Management featured fiduciary benefits noting the only two titles in the securities industry are “Registered Representative”, a seller’s broker whose first obligation is to his/her employer, and “Registered Investment Advisor”, a buyer’s broker who works directly for the client and who is legally required to pledge his loyalty to him/her and NOBODY ELSE.

Jay Lee with Berkshire Hathaway Verani has two buyers.  One has 3.5M cash and will go to 6 to 7M.  The other is a car dealership looking for 5 to 10 acres and can go to 10M.

Tony Donovan with KW Commercial has two lots to go at the Bethel, Maine site near Sunday River ski resort.  A hotel and grocery store would be great.  There is a Dunkin’ Donuts going in along with 40 units of condos and a brew pub.  Tony welcomes additional investors on the condos.  The two lots to go are a 3 acre parcel and an 8 acre parcel.

Romeo Danais, Investor is looking for other investors on an 80 acre site in Raymond that could be condos or workforce homes.

Rick Rostoff with Linear Retail Properties owns and operates and buys retail assets for a pension fund.  They own 86 shopping centers, 20 of which are in New Hampshire.  They look at things that are 2M and up and are an all cash buyer with 30 days of due diligence and 20 days to close.
