PDS Series: Comeback Communities: “Comeback to Give Back”
How people and companies are coming home, leading their community’s comeback, and presenting unique investment opportunities.
In New England, we all know of the many distressed communities that are still struggling with demographic and economic changes of the past decades. Abandoned mill buildings, vacant upper floor apartments and offices, and empty or low-value storefronts are common. And because of this decline in property values, with the aging of infrastructures, and the reliance in New England on property taxes, these communities often have a double whammy of increasing costs with a declining tax base, encouraging a flight of wealth and vitality.
Yet some communities are coming back, but differently. The shoe factories and tanneries are gone, but are being re-developed as live-work-play spaces. New community spaces – such as coffee house , breweries, bakeries, music venues, live-work housing and maker-spaces are beginning to re-energized several New England communities.
Why are some communities coming back, and others are not, or not yet?
On February 22nd, NHCIBOR will be having an Idea Exchange, with a focus on one reason, the presence of energized “Comebackers”; people, companies and civic leaders who have made the decision to invest their time, talent and resources to help with the community’s comeback, and still be a viable business.
The Idea Exchange will review specific examples, and will exchange ideas on what has worked, and what has not. We will also exchange ideas on how additional reinvestment can be encouraged through both local initiatives, as well as taking a look at the new federal Opportunity Zone tax shelter as a reinvestment opportunity. This will not be an presentation of any one method, but an exchange of ideas and experiences with you and others who have “comeback to give back”.
The session will facilitated by two NHCIBOR Affiliate members, Pat McDermott and Stuart Arnett, both of the ADG LLC in Concord. ADG hosted the first Comeback Community Idea Exchange this past summer in White River Junction, Vermont and has the second Idea Exchange planned for May of 2019. Come with your ideas, questions and solutions; together we can make this challenging redevelopment path easier, if not easy!
