15 August 2014 NHCIBOR New Hampshire Commercial Investment Board of Realtors Minutes of Seacoast Marketing SessionRobert Cruess with TF Moran was the breakfast sponsor and Belle Peppers II provided the breakfast.  TF Moran is a regional engineering firm that was started in 1968.  They can assist in a range of projects from small to large projects like the 600,000 sf UPS/Pratt & Whitney Distribution Center in Londonderry, New Hampshire.  With this latter project that is just getting under construction, TF Moran did survey and landscape architecture as well as civil, environmental, traffic, road, and structural engineering.  They were able to get all the permits in 65 days.  Robert and his wife are getting good reviews on the newsletter.  They are also getting used to the transition with their son and three others buying the business.  Robert is focusing on rain making and hopes to help you and yours.

Cash Buyers   

Tony Fallon with Tony Fallon Architecture noted that his hockey friend, Bill Green of Century 21 in South Berwick, still has the former Our Lady of Peace church and rectory in Berwick available.  This offering is adjacent to the waterfalls between Berwick and Somersworth.  Bill is also seeking investors to go in on a function facility for this site.  Bill has a food service background and may put together a group to operate the church as a function center. 

Bryan Joyce with Universal Capital joined us for the first time at Ken Lambert’s invitation.  Bryan is working with a private lending group in Danvers, Massachusetts and lives in York, Maine.  They can help with single family, land, rehabs, renovations and new construction.

Susan Scanlon with Commercial Properties from Portland is licensed in Maine and New Hampshire.  Susan has three investors on the hunt for 1031 exchanges up to 15 million bucks or so.  They prefer strip centers with long term leases and not big boxes.  Portfolios are OK as are stand alone smaller things like Auto Zone.  Two of these investors are under the gun time wise and they all prefer Maine and New Hampshire, but will look at Massachusetts. 

Carol Estes with Kennebunk Savings Bank is enjoying her new place of employ that was started in the 1800s and serves Southern Maine and New Hampshire.

Butch Ricci with DeStefano Associates serves up construction services via GC, CM and design/build in renovation, addition and new construction.  They are currently working from Maine to Pennsylvania across the wide gambit of commercial, retail, and high end residential. 

Patrick McDermott with Hinckley Allen has a Concord, New Hampshire based kennel full of legal begals happy to follow the slightest scent and serve up sensible solutions.  Patrick knows of a group looking for retail locations with a 1 acre minimum and a traffic light at the corner of Main and Main preferred in Southern New Hampshire and Northern Massachusetts. 

Russ Doyle with Two International Group thanked Marie Bodi for voicing his offering last month when he had to depart early.  Russ offers offerings all around Pease and in Downtown Portsmouth.  

Cam Woodford with Commercial Properties has a retail pad buyer who is also looking for gas and convenience stores.

Barbara Lizotte with Tobey & Merrill Insurance lines up commercial lines and all lines of insurance in good order for your order.  Tobey & Merrill have been at this since 1920. 

Ralph Pope with Coldwell Banker has a veterinarian still on the hunt for a location somewhere in the Durham or Seacoast area.

Heather Rowan with Office Resources does business development to help you find a seat, a desk, and a movable wall.  They work in New Hampshire, New England, and globally in all things except for residential. 

Vince Chestnut with Alpha Locksmith brings professional security to your door and can set you up to be the master of your own master key system with certain confidence. 

Joe Horvath with Optima Bank shared that Optima is the Seacoast’s locally owned bank and is based at Two Harbour Place in Portsmouth.  They have other offices at Pease and Stratham with Bedford coming.

Robert Cruess with TF Moran is working with Optima on their Bedford facility at the old Wayfarer site. 

Al Silva with Silva Graphics serves up signs, printing, sandwich signs and billboards.

David Choate with Colliers shared that the budget grocery warehouse ALDI is moving to Rochester, New Hampshire.  They have a limited variety and sell in a large volume.  

Ute Luxem with Profile Bank was very happy to hear this since she is from Germany and Aldi is a big deal in Germany and where everybody shops.  Profile Bank has money to lend and is looking for lendees to whom Profile can offer smooth sailing.

Mary Ellen Humphreys with Durham Economic Development is looking forward to building up Durham. 

Steven Ring at Compass Home Inspection joined us for the first time.  Steve can help with everything from homes to heavy commercial and comes from a commercial plumbing and fire detection background. 

Jenn Marsh with Rochester Economic Development is just starting up at Rochester Economic Development and loves helping startups start up. 

Karen Pollard with Rochester Economic Development came along to introduce Jenn.

David Choate with Colliers chimed in that Rochester has turned a corner and is seeing lots of activity at the former Cabletron offices.

David Hodgdon with PCG and ClicknFix has operation centers in Portsmouth and Dover.  With the opening of the Dover center, they are giving away tablets.  They have both personal and business services.

Nick Aube with Avery Insurance assured us of attentive coverage from their Portsmouth and Wolfeboro offices. 

Jon Shapleigh with Bank of New Hampshire works in their Rochester office covering the Seacoast.  They are strong and stable with a great year end just wrapping up in June.  The 5342 categories of awards that SBA gives out every year began to be noted.

Brian Tufts with Bank of New Hampshire banked on letting Jon speak for the Bank. 

James Pereira with Martini Northern Construction serves up construction services from their Portsmouth offices in New Hampshire, Maine, and Massachusetts.

Jeff Brown with TD Bank is often in the Seacoast and is gaining customers all over the state with some recent activity in Wolfeboro and Concord. 

Andy Ward with Colliers has a different veterinarian looking for space in the Exeter or Stratham area to the tune of 3,000 to 5,000 sf with room for expansion.  Probably will be an off market deal and only wants one of those two towns.  They know zoning will be tough. 

Bob Viel with Remax Insight has obtained enough of the distressed properties for now.

Nina Cutts with Institution for Savings has money at favorable rates.

Dave Garvey with KW Commercial has two buyers of gravel resources.  One is looking for something within an hour and a quarter from Boston in the 20 to 300 acre range and 5 to 10 million yards of gravel.  The other buyer is looking in the Lakes Region in the 1 to 3 million yard range and the acreage doesn’t matter.

Sean Peters with KW Commercial is looking for a 1031 multi-family in Southern Maine or Seacoast New Hampshire up to 1 million dollars.

Tristan Shanley with Provident Bank just joined this mutual institution and is the daughter of Joe Shanley.  Tristan moved back to the area last year and will be focusing on commercial loans.

Ken Lambert with Exterior Designs can help with metal framing inside and out, drywall, exterior finishes of all kinds, and is working at 249 Corporate Drive on a project. 

Marie Bodi with CP Management serves Southern Maine and Northern Massachusetts along with other areas in New England including Rhode Island and Vermont.

David Choate with Colliers is working with Great Bay Services on the hunt for a new facility and the selling of their existing facility.  They will need 10,000 to 20,000 sf at the new facility which they hope to buy and not lease.  The target areas are Dover, Newmarket, Durham, and Portsmouth.

David Hodgdon with PCG and ClicknFix has 1600 sf available at 30 Mirona Road and this glowingly good space comes with the world’s greatest most tech savvy landlord.  He freely is offering the first month’s rent free.

Bryan Joyce with Universal Capital assists with financing alternative deals as well as traditional finance.  You can buy with them and then refinance to a bank among the many methods they have.  They are cash buyers and lend to rehabs, renos, apartments, some commercial land, and a few subdivisions.

Susan Scanlon with Commercial Properties in Portland has a new commercial condo for retail on Fore Street in Portland that has amazing exposure.  These 1200 sf can be seen coming all the way down Fore Street and would be great for a small retail or financial services operator. 

Carol Estes with Kennebunk Savings Bank noted that the SBA rates for equipment and real estate are as low as they can go Joe.

Butch Ricci with DeStefano Associates has a couple of clients looking for tenants.  First is a restaurant in Dover that will have a floating pier.  The other is in Rochester on Route 11 that will break ground in the Spring of 2015.

Patrick McDermott with Hinckley Allen shared that they have done some reorganization that is good for New Hampshire and Patrick. 

Russ Doyle with Two International Group has 18,000 sf available at 25 New Hampshire Avenue that is LEED Platinum and has a private parking garage.  They have a very successful track record with geothermal HVAC at Great Bay Kids and expect this to also be a low, low annual energy cost.  Great Bay Kids is running at half the cost of a standard system.

Cam Woodford with Commercial Properties has a former night club in Portland that is available for 5,000 dollars per month and there is also 150,000 dollars of FF&E to be sold.

Barbara Lizotte with Tobey & Merrill Insurance has commercial lines of insurance. 

Ralph Pope with Coldwell Banker has a new listing in Hampton that is a mixed use retail and office that is adjacent to a 3,000 sf steel framed warehouse.  This was a siding business and has two apartments upstairs too.  One apartment is rented and one will be rented soon.  Lease this for 2,300 dollars per month or buy for $549,900.

Heather Rowan with Office Resources recently did some work for the Dublin School that was a quick turnaround with the order being placed in a week.  They are also doing work for Velcro in Manchester and Boston as well as assisting ProCon with their new space for their architects.  They also do a lot with Malloy Interiors.  David Choate noted that the Velcro account might lessen if they eliminate Velcro from gloves so as to speed up Major League Baseball games.

Joe Horvath with Optima Bank offers a full range of commercial real estate lending venues.  They can work with renovations, new construction, non-profits, owner occupied, and investments.  

Robert Cruess with TF Moran was at the ICSC in Boston and noted a slight increase in interest for retail.  It has been flat for so long this is seeming like more of a big jump up.  David Choate mentioned his new Colliers associate Laura Farago met with Waterstone who is seeing unbelievably good interest for their projects.  Waterstone is now out in Pennsylvania and New Jersey.

Ute Luxem with Profile Bank has a 10 lot subdivision in the Alton area that is not on the water.

Mary Ellen Humphreys with Durham Economic Development is gearing up for building up the good of Durham.

Steven Ring at Compass Home Inspection can do air quality, radon, and water tests as well as serve up a first time homebuyer seminar.

Jenn Marsh with Rochester Economic Development is going to be focusing on leasing the empty buildings in Downtown Rochester.  They have a 4400 sf space with parking near by.

Karen Pollard with Rochester Economic Developmentagrees with David Choate on Rochester office space taking off with lots of interest.  Karen illustrated another opportunity at 120 Washington Place where the Granite State Express Care and Granite State Lab are located.  There is still some space on upper floors there. 

Nick Aube with Avery Insurance is based out of their Downtown Portsmouth office and got skunked in golf by Marie Bodi.

Jon Shapleigh with Bank of New Hampshirenoted they are one of the largest commercial banks in the state and he is one of 13 lenders.  They can lend from up to 17 million on any one project and can go up to 40 million with participation. 

John Konevich with Alliance Capital Funding helps real estate owners, buyers, and developers with a nationwide network of banks and non-banks with government guaranteed, traditional or hard money.  If you have a problem with a deal, call Tow Truck John. 

James Pereira with Martini Northern Construction noted they have done some smaller projects down to 50,000 dollars and up to 30 million dollars such as at LL Bean in Freeport.  They are approaching construction with a child care center in Exeter. 

Jeff Brown with TD Bank says they are big but can still get decisions like a local bank.  They have more lenders on the ground than any other bank.  Jeff wants to look at your deal with his accounting background to help guide it to be good.  Jeff was at a DBIDA meeting recently and was favorably impressed by the Third Street project that is about to launch.  This is a mixed use with lots of flexibility and will help businesses in Dover.  They also are reaching out to a lot of entertainment operators for this plum location.

Andy Ward with Colliers talked about 121 Shattuck Way –  this 2,400 sf physical therapy office is going for 12 dollars NNN psf.  This is a sublease, great space, fully accessible and is a very convenient spot.

Bob Viel with Remax Insight is licensed in Maine and New Hampshire and has a new listing of 6 condos for $499,900 in Nottingham that will make 75,000 dollars.  The North River runs through this land and these are very well maintained.

Nina Cutts with Institution for Savings has diverse and creative lending products as well as a 20 year fixed rate.

Sean Peters with KW Commercial has a new listing in Barrington that is a 6,000 sf commercial garage on 1.8 acres with 3 oversized overhead doors and a 17 foot ceiling.  Want it?  This deal is yours for 389 thousand dollars.  Wow.

Marie Bodi with CP Management had her snow shovel with her as she spoke about looking for additional vendors for her snow plow contracts to care for the properties she manages.  Marie also noted the sad news of the passing of former PSNH chief Gary Long.  He passed on just two months after retiring.  He was a great leader in New Hampshire and many in the room were saddened with the news and fondly remembered Gary’s contributions to economic development for the State of New Hampshire.  David Choate noted that under Gary’s leadership PSNH wrote many checks to do the work of DRED.

Christine Soutter with City of Somersworth Economic Development touted the Gary Beede property that is a lot just off of 108 and is a phenomenal opportunity.  This nice flat lot is a rare and good find for New Hampshire.

David Choate with Colliers has a new listing of 22,422 sf at 31 Industrial Way in Milton that is going for 1.1 million dollars.  The company selling used to be in Dover and wants to return to Dover.

David Hodgdon with PCG and ClicknFix helps companies with 5 to 100 users and is a reseller for a wireless application that allows you to play music in any room from your iphone.  They are also able to sell Carbonite back up for 60 bucks a year.  David also warned us of a scam from a group claiming to be from Microsoft and McAfee. 

Bryan Joyce with Universal Lending is a direct private lender working on 3 or 4 deals at the moment and 4 or 5 joint ventures including a deal at Sugar Loaf. 

Susan Scanlon with Commercial Properties was at the ICSC too and found it very busy and exciting.  Susan shared again their East Coast Mall in Ellsworth that has offerings from 1,100 sf to 30,000 sf with 3 million cars passing every Summer.

Russ Doyle with Two International Group says they are finishing the landscaping at 25 New Hampshire Avenue and to skate on in and sign on up.  One of the tenants going in is ICI.

Cam Woodford with Commercial Properties is looking for sites that would host 500 sf and two drive through lanes with a lease of 30 grand per year.  These can be small parcels that are not prime.

James Pereira with Martini Northern Construction just wrapped up a function hall addition to Abenaqui Country Club in Rye so they don’t need to have so many teepees at weddings.  The neighbors and members are delighted with this along with the views of the golf course.

Jeff Brown with TD Bank got the hazing for announcing winning one of the 5342 SBA loan categories.  When the haze cleared, he was all smiles.

Andy Ward with Colliers has some space where KW Commercial used to be at 501 Islington and SIS Bank is.  The rates are 13 to 17 dollars psf NNN where also Signature Title, Escape and Rejuvenate, Senator Martha Fuller Clark, and Summit Group hang their shingles.

Bob Viel with Remax Insight has 504 First New Hampshire Turnpike going for $289,900.  This 3 bedroom residential with a 1,300 sf barn for retail that was totally renovated will park 20 vehicles and have 11,000 vehicles pass by each day.  In Rochester, the fruits of a divorce are a turn key successful pizza business for $152,000 or 1,500 dollars per month.

Dave Garvey with KW Commercial has 20 acres just south of the Lee Circle on Route 125 that could be three separate sections and is going for 2 million dollars.  Dave is a partial owner and there are 18,500 cars passing each day. 

Sean Peters with KW Commercial has 9 retail offerings at Rosewood in Rye.  Four have good visibility and there are pretty good lease rates going from 4 dollars to 9 dollars psf for 600 to 2000 sf.  Also, in Milton Sean has a 5 unit mixed use that he just got. 

Tristan Shanley with Provident Bank is at TD Bank’s heels in the great SBA race.

David Choate with Colliers has a listing in Somersworth with a gigantic grandfathered sign and 5,000 sf of space.  This is in front of Target and is a beautiful building which is on the market due to a divorce situation.  Empire Beauty School almost went in, but there was a covenant that caused that to not work.  The entry lobby has lots of granite and the seal of the State of New Hampshire etched in the floor.  Buy it for 1.8 million or lease for 22 dollars psf NNN.
